My grandparents had a three dry house in NW London the ground had really high ceilings . The artificial Christmas tree was very tall , as years went by she did become a little thread bare
This property is amazing and I know you and zara will make it your own in no time (looking forward to all the interior/reno content). Just a note to keep an eye on the outdoor pipe that is causing damp to your lower wall and the wall of your neighbour - its easily rectified and will prevent any internal damp (i got an internal wall replastered without realising there was a damaged outdoor gutter and the damp came back pronto...so a lesson learnt)
I too, noticed that outside wall was wet. Could be something as simple as a loose tile or broken gutter. Definitely do not leave this issue until later.
I noticed this but wondered if Luke and Zara had been washing the wall, as I know they discussed fox poo in the previous video, I was concerned though, I expect it would have been highlighted on their house survey x What a beautiful house though! x
Yep, that’s what’s I noticed straight away. Check out what is causing that damp in the corner of the wall between yours and your neighbours. Don’t want to risk a costly repair due to hopefully something that is simply and cheaply rectified if caught in time. Otherwise great house/garden….how exciting?! 😮🎉❤
Congratulations on your new house. One thing I noticed is the water from next doors conservatory. I would just check that it is not causing a damp problem with the corner of your house. Your wall looks wet in the video.
Your home is beautiful. Very spacious, love the ceiling height! A tip that may be helpful to you for your renovations, start a 3 ring binder to keep everything in. You can get sleeve protectors to put your receipts in. You put the receipts in an envelope- mark on the front what room it’s for and then put into the sleeve protector. It makes it very easy to know where everything is and separating them into different rooms makes it easier to locate the receipts. You can add any emails, sketches, contracts etc… Just a thought. Whatever you do with your home, it will be stunning. Maggie looks so happy and such a lovely back garden. Congratulations again to you and Zara! And of course Maggie!
@@mandynuttall6627 I forgot to add that the binder is also great for keeping any manuals or warranties that you might have for any appliances that you purchase. Then when there is any issues, you know exactly where to look.

I landscaped gardens back in the day! I worked for a very wealthy man who bought properties. Location was close to Goodwood. Very rural, lots of old cottages. So cottage garden theme it was. I brought those old ruined gardens back to life and I loved doing it. 💗👍👍👍

As a family solicitor I would beg you to make sure that you have a legal agreement in place to cover what you will do if/when one of you wants to sell the house. It probably feels like that will never be the case, but after 30years in a law practice I assure you such an agreement is an absolute necessity. Also, if you don't already have them you need wills to cover what would happen if the unthinkable happened.I've seen families torn apart all for th same of people not being willing to plan ahead.
Congrats on your new house - it looks lovely! Just one thing I noticed in the garden is your neighbour needs to sort their guttering out where their garden room/extension is. It looks a little damp in the corner which could affect your property! Other than that, considering the age of the house it looks in pretty good shape and spacious for a Victorian house. Now you have a blank canvas to play with colour! 🌈Enjoy! 😊
If you're extending the kitchen into the side return would it be a good idea to do a double extension so you extend the upper floor too? That could solve the bathroom size issue. I can't wait to see how you're going to decorate the place, I'm here for all the videos! ❤🎉

No.2 I would check if that neighbour's extension wall with the glass roof that we see at 17:18 affects your house in some way. It seems to have gutter issues...the wall is dripping wet and green moss is growing all the way down at the point of contact with your house where there may be a water issue...Have them install a properly functioning gutter that empties away from your house⁉

Congratulations, thats a great house. We had high ceilings a couple of houses ago and I really miss them, they add such a great sense of space. Perfect mix of liveable now with lots of potential. That garden is amazing for London, I love gardening and can see so many different outcomes for that space, can't wait to watch it evolve. Talk to your neighbours about getting that downpipe and gutter at the back fixed asap as the wall is damp and it will bring dampness into your house and theirs (it looks like an easy fix). Based on what I’ve seen of other homes like yours in London you’ve scored big with that huge kitchen and a back garden that is south facing and such a good size. I see a vegetable garden and lovely outdoor space for gatherings of friends and family with Maggie and cousin dogs enjoying the outdoor space too. Beautiful Victorian details in the home. I love the fireplace’s especially the one in Zara’s bedroom. Luke the smile on your face when showing the kitchen side is priceless. A home Library is such a dream and it’s going to be a beautiful room. Be sure to stabilize the shelves to studs in the walls before putting all your books on them for safety sake. Very envious of your high ceilings and original coving/ceiling Rose's. Your idea of eventually extending the side return is great but please review the idea of a glass roof. We had one and when it rained the noise was very loud you couldn't hold a conversation with someone sitting next to you. OK I live in Wales and when it rains it pours!! But it is something to bear in mind we had ours replaced with a tiled roof and it is not only warmer but a place we use summer and winter.

Seeing this house reminds me when I bought my first house with my other half. A large terrace victorian house with a cellar and south facing garden in North london. Spent nearly 15yrs in that house restoring it and making it our own. Stripping fireplace paint off, restoring the staircase amongst other things. Seeing your excitment of your new purchase reminds me when we bought ours. The space, the grandeur and it was ours (well the banks) You will have a lot of fun making it your own.

Hi Luke and Zara I am so thrilled for you both. The house is a dream home now in my opinion, especially in London. I feel the flooring in the master bedroom is the priority. Also a lawnmower/ strimmer. You don't want Maggie up to her knees in unwanted grass. She's only used to neat park grass. Check for glass etc too. Everything else is absolutely FANTASTIC. Of course, your future plans for it are giving you a headache. But relax a little. Both your dreams have come true. You've shared so much of your lives with us. Thank you💕🎉🎈🎉💕
Excellent property purchase. Although you have big dreams for improvements keep in mind it is already very functional as it is. My first concern would be that incredibly damp patch on the kitchen wall where it joins the neighbouring property. Something needs to be done about that as a priority. Consider removing the upstairs carpet and placing compressed wood panelling on the wood floor that is already there. That will give you tome to consider whether to renovate original floors or overlay new flooring on the compressed wood. You can always repurpose the compressed wood for cabinetry, furniture or in the loft for flooring across the beams etc if you end renovating the floor. I actually love how light the everything white looks so I would suggest you consider colours much lighter than pastels to keep the light bouncing around the rooms. You could add more colour definition with gold embellishment using gold leaf. ❤❤❤
Just a suggestion. Start looking for cool old trunks and suitcases at charity shops, you've got lots of space above that upstairs hall cupboard where you can get even more storage. Pretty old suitcases on top of a cupboard like that are perfect for storing seasonal decorations that you rarely have to access. I don't see why you would have trouble getting planning permission to extend into the back garden a bit - you can see over the fence that the neighbor has a conservatory extension as far out as you want to go. Generally extensions are limited because your building footprint is only allowed to occupy a certain percentage of the total property but if the neighbor's garden is as deep as yours thenan extension of that size is within the allowable limits. It would be fantastic because you'd still have a good amount of garden.

Wow, it’s in good shape and pretty clean! Well done! My auntie had the exact layout in her terraced house in Balham in the 70’s. I’m sure most of them from that era have the same floor plan. I never got why there were two levels upstairs….one little set of steps going to front and another to the back bedrooms. I’m itching to get my hands on that garden…….! Someone else had a good idea about your paper work…we did it for our house. Get a few giant binders and make sections for each room, garden, roof, outdoor walls , appliances etc. Keep every last bit of paperwork and receipts and manuals. It’s amazing how you will need to look back for certain things over the years. Also: make a separate one to keep the business cards in for every tradesman you might need or will use. So much easier when you are organized from the very start! Happy you are happy!❤🎉

Great house, so much potential...I used to own a very similar Victorian property in Hackney, one of the best decisions we made was to get professionals to strip all the layers of paint off the cornices and ceiling roses ... it's messy, so important to do before any other decorative work but so worth it....they can fix any broken pieces too by taking moulds of the existing fixtures. Can't wait to see this develop into a lovely home..👍💖
Hi Luke and Zara when you were in your garden the wall behind you was wet and your adjourning wall. The pipe on the neighbours side was discharging onto both walls. You need to approach your neighbours about this as it will cause serious damp issues. Peace 🧚🏻♀️

Sooo much potential! I have just had an extension put onto my 1930's house and I have put in picture rail, coving, ceiling roses and a fireplace to make it look like all the original features in the old part of the house. We have got rid of our corregated roof. Believe me Luke, you will be glad to do that too as it loses a lot of heat and also is very noisy when it rains. We have had a Velux put in. Also a tip for the garden, if you gate off a section for Maggie where there's slabs, you can keep her near the house when you let her out at night, so you don't have to go searching for her down the end of the garden! Also it stops her bringing mud in if it's wet. Your head will be buzzing with all the ideas and things you want to do. Start making yourself mood boards, take photos, follow lots of renovators to get ideas. Also, another tip for upstairs carpet is to do it all the same as it keeps the house looking spacious. I am so excited for you both and look forward to watching your progress! I love how excited Maggie is! Our two dogs love the extension! More places to play. Gorgeous house! Always thought you guys were a couple 😂 such a nice big garden for Maggie❤ We just did the removal of a chimney breast in our house renovation and it was soooooo worth it for the extra space and is worth consulting a structural engineer we paid about £700 to engage about that and various damp issues. We live on the outskirts of York. I noticed on the back wall your neighbours guttering must be full of leaves so the water is spilling over - worth cleaning it out on your side to help it flow and to stop that wall getting damp 😊

As a family solicitor I would beg you to make sure that you have a legal agreement in place to cover what you will do if/when one of you wants to sell the house. It probably feels like that will never be the case, but after 30years in a law practice I assure you such an agreement is an absolute necessity. Also, if you don't already have them you need wills to cover what would happen if the unthinkable happened.I've seen families torn apart all for th same of people not being willing to plan ahead.

Congrats on your new house - it looks lovely! Just one thing I noticed in the garden is your neighbour needs to sort their guttering out where their garden room/extension is. It looks a little damp in the corner which could affect your property! Other than that, considering the age of the house it looks in pretty good shape and spacious for a Victorian house. Now you have a blank canvas to play with colour! 🌈Enjoy! 😊

No.2 I would check if that neighbour's extension wall with the glass roof that we see at 17:18 affects your house in some way. It seems to have gutter issues...the wall is dripping wet and green moss is growing all the way down at the point of contact with your house where there may be a water issue...Have them install a properly functioning gutter that empties away from your house⁉

Congratulations, thats a great house. We had high ceilings a couple of houses ago and I really miss them, they add such a great sense of space. Perfect mix of liveable now with lots of potential. That garden is amazing for London, I love gardening and can see so many different outcomes for that space, can't wait to watch it evolve. Talk to your neighbours about getting that downpipe and gutter at the back fixed asap as the wall is damp and it will bring dampness into your house and theirs (it looks like an easy fix). Based on what I’ve seen of other homes like yours in London you’ve scored big with that huge kitchen and a back garden that is south facing and such a good size. I see a vegetable garden and lovely outdoor space for gatherings of friends and family with Maggie and cousin dogs enjoying the outdoor space too.

Very envious of your high ceilings and original coving/ceiling Rose's. Your idea of eventually extending the side return is great but please review the idea of a glass roof. We had one and when it rained the noise was very loud you couldn't hold a conversation with someone sitting next to you. OK I live in Wales and when it rains it pours!! But it is something to bear in mind we had ours replaced with a tiled roof and it is not only warmer but a place we use summer and winter.

Seeing this house reminds me when I bought my first house with my other half. A large terrace victorian house with a cellar and south facing garden in North london. Spent nearly 15yrs in that house restoring it and making it our own. Stripping fireplace paint off, restoring the staircase amongst other things. Seeing your excitment of your new purchase reminds me when we bought ours. The space, the grandeur and it was ours (well the banks) You will have a lot of fun making it your own.

I am so thrilled for you both. The house is a dream home now in my opinion, especially in London. I feel the flooring in the master bedroom is the priority. Also a lawnmower/ strimmer. You don't want Maggie up to her knees in unwanted grass. She's only used to neat park grass. Check for glass etc too. Everything else is absolutely FANTASTIC. Of course, your future plans for it are giving you a headache. But relax a little. Both your dreams have come true. You've shared so much of your lives with us. Thank you💕🎉🎈🎉💕
Excellent property purchase. Although you have big dreams for improvements keep in mind it is already very functional as it is. My first concern would be that incredibly damp patch on the kitchen wall where it joins the neighbouring property. Something needs to be done about that as a priority. Consider removing the upstairs carpet and placing compressed wood panelling on the wood floor that is already there. That will give you tome to consider whether to renovate original floors or overlay new flooring on the compressed wood. You can always repurpose the compressed wood for cabinetry, furniture or in the loft for flooring across the beams etc if you end renovating the floor. I actually love how light the everything white looks so I would suggest you consider colours much lighter than pastels to keep the light bouncing around the rooms. You could add more colour definition with gold embellishment using gold leaf. ❤❤❤

Just a suggestion. Start looking for cool old trunks and suitcases at charity shops, you've got lots of space above that upstairs hall cupboard where you can get even more storage. Pretty old suitcases on top of a cupboard like that are perfect for storing seasonal decorations that you rarely have to access.
I don't see why you would have trouble getting planning permission to extend into the back garden a bit - you can see over the fence that the neighbor has a conservatory extension as far out as you want to go. Generally extensions are limited because your building footprint is only allowed to occupy a certain percentage of the total property but if the neighbor's garden is as deep as yours thenan extension of that size is within the allowable limits. It would be fantastic because you'd still have a good amount of garden.

My auntie had the exact layout in her terraced house in Balham in the 70’s.
I’m sure most of them from that era have the same floor plan.
I never got why there were two levels upstairs….one little
set of steps going to front and another to the back bedrooms.
I’m itching to get my hands on that garden…….!
Someone else had a good idea about your paper work…we did it for our house.
Get a few giant binders and make sections for each room, garden, roof, outdoor walls , appliances etc.
Keep every last bit of paperwork and receipts and manuals.
It’s amazing how you will need to look back for certain things over the years.
Also: make a separate one to keep the business cards in for every tradesman you might need or will use.
So much easier when you are organized from the very start!

Great house, so much potential...I used to own a very similar Victorian property in Hackney, one of the best decisions we made was to get professionals to strip all the layers of paint off the cornices and ceiling roses ... it's messy, so important to do before any other decorative work but so worth it....they can fix any broken pieces too by taking moulds of the existing fixtures.

Hi Luke and Zara when you were in your garden the wall behind you was wet and your adjourning wall. The pipe on the neighbours side was discharging onto both walls. You need to approach your neighbours about this as it will cause serious damp issues. Peace 🧚🏻♀️

Sooo much potential! I have just had an extension put onto my 1930's house and I have put in picture rail, coving, ceiling roses and a fireplace to make it look like all the original features in the old part of the house. We have got rid of our corregated roof. Believe me Luke, you will be glad to do that too as it loses a lot of heat and also is very noisy when it rains. We have had a Velux put in. Also a tip for the garden, if you gate off a section for Maggie where there's slabs, you can keep her near the house when you let her out at night, so you don't have to go searching for her down the end of the garden! Also it stops her bringing mud in if it's wet. Your head will be buzzing with all the ideas and things you want to do. Start making yourself mood boards, take photos, follow lots of renovators to get ideas. Also, another tip for upstairs carpet is to do it all the same as it keeps the house looking spacious. I am so excited for you both and look forward to watching your progress! I love how excited Maggie is! Our two dogs love the extension! More places to play. We just did the removal of a chimney breast in our house renovation and it was soooooo worth it for the extra space and is worth consulting a structural engineer we paid about £700 to engage about that and various damp issues. We live on the outskirts of York. I noticed on the back wall your neighbours guttering must be full of leaves so the water is spilling over - worth cleaning it out on your side to help it flow and to stop that wall getting damp 😊
