      If condo life is for you then I would suggest Westboro or Wellington West as they have walking to shops, restaurants, cafes and transit to work (avoid parking fees). Old Ottawa East is on the rise and would also be a nice spot for that lifestyle. If you are more into nightlife and fun then ByWard Market / Lowertown would be a good fit!

    Was choosing between Kanata and Orleans and went with Orleans. But lately hearing about so much crime in the new beautiful suburbs being built so now rethinking my decision. Your thoughts? Btw love your videos! So helpful to us (coming from Toronto to Ottawa)

      Hello Atia. I haven't heard much about crime in the suburbs. No more than the usual bored teenagers getting into trouble. If you look at the city crime rates comparative to other cities across Canada you'll note it is extremely low here. But like other cities no where is perfect.

      Hello Sho Way and thank you for your comment and watching the videos! The best time to start is well ahead of the actual purchase. And when I say that I mean a year or to is best. This way when you are setup with a tailored search tool you can monitor the market and narrow your search scope for specific neighbourhoods. As well. by watching the market through the tool you will self educate yourself on the market seeing how long properties sit on the market, how much they sell for, etc. All this information helps with your journey and when it comes time to purchase knowing all that research will help avoid any buyer remorse as the research has been done.

    what about Alta Vista ? Also , where online can I find an overlay of ward outlines on an actual street map ? It's hard to visualize just what the street boundaries of a Ward are !

    Thank you for your videos! Would you explain a path for retail estate investment? I mean, as a newcomer i would like to know how to build a good credit score and start from 0 with real estate, from the cheapest properties in order to build a business model

      Thanks Vanessa. There are really two kinds of paths for real estate investment - (1) equity build and (2) cash on cash. Equity build is more common in Ottawa as values continue to grow - this is a marathon game. The longer time the bigger build. Cash on cash would be specific to more affordable properties that the rental value covers the carrying costs and provides a positive return every month. There are various opportunities outside of Ottawa for this type. You have to ensure you have the proper team in place (i.e. contractors, accountant, etc.).

    I already live in the Mooney's Bay area. I think that area could be on this list. I also used to be in the Christ Church Cathedral Boys Choir.

      I love Mooney's Bay! Great walking trails and access to Airport tParkway mixed in with great mid-century architecture homes. Values are going up quickly there.

      Glebe is super safe. It is also convenient. Although with it's location near downtown it has a slightly higher level of incidents vs the top 10 neighbourhoods outlined on the video. I am in the Glebe a lot of the time and it is extremely safe.

      Hello Markiana! When you say Moodie Drive, Nepean this is a main street running across the 417 (Queensway) HWY which is a main feeder into the community of Bells Corners. Bells Corners is a 70s small independent suburb between Ottawa and Kanata. It's offers great buying value for someone looking for an older build that wants to do a little work on the home. It is a shorter commute then Kanata would be into Ottawa. One of our real estate offices are located in Bells Corners. We will be doing a video on this area in the near future. If you head the other way along Moodie Drive you will end up at Carling and can either turn West out to Kanata or turn East and head into the Crystal Beach / Bayshore area.

      Hi Donald. It is high. Most markets across Canada are suffering from high inflation. But like anything in life it is all relative. Household income in Ottawa is high and the quality of life and options are abundant. It's high cost compared to smaller rural markets but paced behind large markets like Toronto and Vancouver. It's all relative.
