    Hey man, I have a very important question that i have been struggling to get an answer for, I am currently 16, living in ireland, at 18 I want to move to Ottawa, Is my best option a 2 year working visa, and then applying for a PR? That's what I've found my best option to be, I have 1 and a half years left in secondary school, I am willing to drop out and do a 2 year apprenticeship for a trade if that's what it takes. I just need some sort of guidance, help or advice, thank you, really enjoy your videos by the way

      Hi Kristians. First - love Ireland. Been there 3 times. My family heritage is actually from County Donegal from a small town called Clonmany. I would say the option of the 2 year visa then applying for PR is a good approach. It will give you a taste of Canada to see if it is the right fit for you. I know Ottawa is in need of skilled labour so probably apprentice positions can be found (i.e. carpentry, electrical, plumbing). Other cities / towns across Canada that are in expansion would also require skilled labour. I would recommend seeing school through to ensure you have that in hand. It will come in handy down the road. 1.5 yrs is nothing in the big scheme of things. Then when you have that you can explore options. I worked carpentry for 2 years after high school myself and there were some lads I worked with that dropped out and then worked hard labour and were miserable for it but they stayed there for their careers because they had limited options due to the lack of a diploma. Ensure you have options down the line. That's true strength. Best.

      I guess there are less chances of PR in just 2 years of work cuz there is point system in every province .there are some required point which everyone has to fullfill to file PR.
      Study visa would be the best option to get PR but it can take 4 to 5 years.
      I am 18 and i wanna move to ottawa too. :)

      Hello Angelika. $1200/month would be a difficult budget in Ottawa for rent along with utilities and living costs. You might need to find a room for rent scenario with shared common spaces to accommodate. Best.

    Hi , thank's for your excellent job, I live in Montreal and was thinking to move to ottawa but some told me bad about ottawa's winters hard weather wish if if you may give wider view on this regard, and about heating costs on Winters especially if its not inclouded in rent. Thank you

    • @LivingInOttawa
      @LivingInOttawa  3 ปีที่แล้ว +1

      Hello S.M. Mousa - Ottawa's Winter is not that different from Montreal's. Albeit I would say in general that Ottawa may receive more snow accumulative then Montreal but both cities can be just as cold as each other and the seasons run pretty much the same time frame. And as such the heating costs would be relative to Montreal as well. I would suggest avoiding a rental that was electric baseboard heating and focus on gas / forced air heating to keep your costs low. Or better yet target rentals where the utilities are included. Cheers.

Thank you.

    • @LivingInOttawa
      @LivingInOttawa  3 ปีที่แล้ว +1

      Good morning Dakarai. Great question - ultimately the question is your end result - if you are focused on building equity over time then key locations in Ottawa is the right option and getting in earlier then later as the Ottawa market will continue to grow. There is a 60 year history that proves the stability of this unique market. If you are focused on cash on cash and supplementing your income by having additional income each month then a conversion opportunity in Ottawa or income properties just outside of Ottawa is more effective. Feel free to send me an email and we can have a more in-depth conversation - info@homefrontcanada.ca

Do you think we have opportunity to find jobs there in our fields? Thanks

      Hello Alexa. Thank you for reaching out. There are many new suburbs expansions especially in Orleans and Barrhaven. Other areas of expansion include Richmond and some of the smaller towns have smaller developments taking place (adding capacity to the towns). As such, there are some opportunities for new pharmacy development and required services. If Federal Government is the end game for your boyfriend then Ottawa is the place! He will most likely be a couple of years as a contract position where he can apply to open competitions which are available job positions. It takes persistence but it can be done. I would recommend connecting with a staffing services representative (or head hunting agency for lack of a better term). They will be able to guide you on that journey. Best.

Credit score matters, so how much credit history will I need to show to get the mortgage? Also, would it make a difference if the person can show a good amount of savings in the bank, say an amount that's half the house price? But of course they don't have much of a credit history since they are new in the country.

      Great question - Ottawa how so much to offer but of course I am biased towards Ottawa as a whole. I have spent a lot of time in Toronto and limited in Calgary but they are all great cities. Calgary has more variable housing market based on the economy as Ottawa is a lot of government it is much more stable economically. The 60 year history of house values going up is a great indication of that. I like your videos. They are very informative.What areas are good for investment property?

    • @LivingInOttawa
      @LivingInOttawa  4 ปีที่แล้ว +6

      Thank you Khurram. It all depends on your investment strategy. Investment properties can be split into two categories - (1) equity build (2) cash on cash. The first is playing the growing market by buying properties that are going to net 0 on cash flow (when carrying the property) or near that line but the equity grows substantial over the coming years. This works if you are looking at liquidating further down the road when you current income starts to depreciate to avoid increased income tax implications. There are plenty of these types of this investments throughout certain neighbourhoods in Ottawa (you want to target the neighbourhoods that are gentrifying quickly as well as ones close to LRT stations as they start to come on line). The second investment strategy is cash on cash where you are gaining/netting profit every month above the carrying costs of the property. To achieve this in the city you have to be creative and there are a few opportunities to do that (Vanier, Overbrook, Bells Corners, Craig Henry to name a few). In fact, a lot of my investment clients have been going to smaller towns outside of Ottawa to gain this and have been very successful. We have an upcoming episode focused on investment properties in Ottawa. If you haven't subscribed yet, please consider doing so to stay in touch.

Ok - so I would say there is some opportunities - Ottawa's new commercial construction does afford to Eco-Efficient and Lean Construction does take place in Ottawa. Being the Nation's Capital there is a lot of focus on implementing cutting edge tech as well as construction efficiencies. Having said that compared to larger metro areas like Toronto and Vancouver we would not have as many projects as they would have but we also have less competition for those projects from a work force perspective. Basically it is all relative when in comparison and like many things in life you make your own luck. There are some exciting innovation hubs and projects under way as Ottawa continues to expand. What are your opinions on the Centretown/Chinatown? I am currently looking at the area around Bay St. as a renter, but details about that area specifically are a bit hard to find.

      Hi Briana. The area is a real mix of renters, long time residents, very shop local, close to transit and wedged between Little Italy and West Centretown. What specifically were you interested in knowing?

      Good morning Gonzalo! First, thank you for the comment and subscribe. A close friend of our family is a psychologist involved in grief therapy. She is quite busy and works independently and has a strong client roster. It took her a couple of years to build her practice but she was also very niche focused. Ottawa is continuing to grow and I believe there would be firms open to expanding with the growing demand. Probably worth connecting with someone locally whom matches your area of practice to discuss opportunities in the city and start to build your network. It's who you know that will help with the transition. Best!

    I'm moving to Ottawa in the near future. But how could engineer with 80k canadian dollars can afford to buy a house? It looks impossible 😕
    engineers in the state make make +100k USD and housing cost is low ( from low 100k to 250k ).

      Hi News First! You are right - it's tough and the market is changing drastically right now. The population in Ottawa continues to grow which will increase the average home price and inevitably rent as well. Sometimes the outside communities offer opportunities such as Arnprior, Carleton Place, etc. based on your financing.
      I would add - if you have 5% down on a $450,000 purchase ($22,500) you would be able to have a property with a monthly cost of $2,218 which includes property taxes of $4,500. Now these are variables and I would recommend working with your mortgage broker or bank to ensure you are financially secure. Our team has helped many with less succeed in this market. If you need a referral to a trusted advisor we are here to help. Best.

    How does Ottawa compare to Gatineau? If I have a job in Ottawa but wish to live in French is it viable and advantageous to live in Gatineau or should I stick to Ottawa?

      Yes you can. Gatineau is just crossing a bridge. Lot of people live in one side and work in the other.

      Hello Rukhsana. Thank you for reaching out. There are plenty of NGO opportunities in Ottawa. There are a high concentration of organizations within Ottawa due to the relation of the NGOs influencing political and social changes and the connection needed to achieve this. Being located in Ottawa makes it a strategic location for them. I would check out charityvillage.com/ as a starting area. But to really get ahead of the curve is to connect directly with the organizations and if you can find someone inside the organization that can connect you that will help tremendously. "It's not what websites you know - it's who you know that will get you there". In regards to hospitality - I have opened three boutique hotels here in Ottawa and worked for two others. I know the industry well. With Covid this industry has been affected like many other cities - I have heard rumours that one or two in Ottawa might be converted to condos but that remains to be seen. But most are fairly sustainable and doing your due diligence on research should set you up for success. Best of luck!

    Hi. I have been watching several of your videos today. Very helpful. My husband and I live in Oakville now and want to move back to city. We used to live in Toronto
    yet Toronto not as nice as it was 10 years ago. I fell in love with Toronto in 1995 when I first moved from South Korea. Now it's too crowed and too fast. I believe Ottawa will be perfect for us.
    What would you say? Will it be too cold? Some people say it's much colder than Toronto. Is it also a good place for retirees? Thanks!

    • @LivingInOttawa
      @LivingInOttawa  4 ปีที่แล้ว

      Hello 김혜란. We have helped a lot of people relocate from Toronto. Many have said Ottawa offers just the right mix of size, activities, stability, commuting and entertainment! There is a large community of retirees in Ottawa as well. One of the challenges are the Winters. They can last for 4 months BUT if you embrace the Winter by taking on a new Winter focused activity many learn to love the clear skies, fresh air and crisp feeling that Ottawa Winters bring. That can either be cross country skiing, downhill skiing, snow shoeing, skating, hikes, ice fishing, etc. so much to take in and do. All depends on your activity level and interests. If you ever have any questions feel free to reach out. We are here to help.
