    You should really give these ladies a heads up, and tell them the truth that those prices are ridiculous! The fact that the 1st studio that was shown was nearly £100k, absolutely blew my mind! Compare renting to buying. How many years would I have to live permanently in Thailand to justify buying a condo in Pattaya? Too many is the answer to that question! Probably longer than I have to live! 😂

      these are for foreigners i am sure thai people dont pay the same price. Mostly the thai will rent it out but foreigners make more sense to live here.

    Love this area and Soi 5 def on the up and become very popular.
    This condo is a fair way back and I would question the “sea view from level 5”. The problem with these type of condos is there is plenty of land between here and the beach which could be developed in the future and any lower level sea view could be no more in the future.
    The prices look top end for the sizes and I’ve already seen promotions for here with 500,000 baht reductions on the prices shown. They seem to have built a lot of them studios which may be hard to see at that price.
    For anyone who likes to sun bathe the top pool looked pretty enclosed and didn’t see anywhere to lay outside.
    The garden area with the running track looks quirky but for me could have been better designed as could the gym. Access through a lounge and kids play area?
    It was hard to hear what the lady was saying tbh but got the jist.

      The bigger units looked nice - the studio and even the 1bed looked pokey. The 'fitness area' can't be called a gym - more like a warm up area. But yeah, looking at that land between the sea and the tower you know that those are going to be built on in years to come - I'm guessing you buy a unit in one of these places to give you the knowledge you aren't paying someone elses mortgage, but when it comes time to sell, will you even be able to sell it even at a loss? who knows..

    Best condos??? The condos in the early part of the video, are very small and cluttered with cheap-looking furniture. The view from the small balcony of both apartments is disappointing. It'd be like living in a shoe box. Very poor value for money.
    The more expensive condos are very nice with good views but the cost of these is absolutely ridiculous.

      Yes, I was getting claustrophobic in a 48m studio in Jomtien, so I moved to an 84m 1-bdrm for 3,000b more. The newer buildings are way too small.

    Another great review Daz but what concerns me is the dual pricing again (Foreign / Thai Quota). At 11.30 minutes I'm sure the sales rep for the project mentions this (NOT the ladies from Alan Bolton). That is why I would never buy on a new development only rent ! Foreigners need to be made more aware of this practice before parting with their hard earned money (would be good if could look into this practice). What concerns me also is the number of units that are purchased in new developments and put on air B&B as short term holiday rentals (sometimes even buying groups who purchase multiple units) where short term visitors have little or no regard to keeping the place nice, long term rentals no problem because people tend to treat the facilities better because its more of a home. It's very hard to police because I have had holiday companies explain to me "how to collect the keys" in other developments. The old caveat Buyer Beware is worth keeping in mind in Thailand. Peace and love keep up the great work. 🙏🙏

      Way overpriced for Pattaya, Thailand for a location too undeveloped and a bit of a distance from ocean. One big development/hi-rise wipes out your view or any ROI. $480k is nuts.

    Well, Daz, of all the places you have showcased previously, this Panora is my Grand Winner for most all amenities. I did not see a restaurant or cafe at the beginning, so I guess it does not have one.
    I really like the decor and layout. While the studio is compact (small), the open floor plan combining the bedroom with the living room as one bigger area with the kitchenette adjoining the open area suits me perfectly. The kitchenette has everything within arms length resulting in a very efficient work area, nicely done. The glitzy glam decor lends the correct atmosphere for a festive, high fashion experience, which is much to my liking. It's a sort of Las Vegas look for holiday diverse fun times, escapism effect.
    The bigger, super two bedroom is grand. I would like to awake every morning in this two bedroom layout. My life long weary 82 year old eyes would conclude either I had hit the jackpot of life, or I had died and God had allowed me into Heaven, as long as both dreams included one more exceptional addition for my extreme liking.
    As long as these results included that foxy, foxy (that's a double foxy), lovely, lovely (that's a double lovely) night and day companion Lady Vee. She really gets me.Either reality, dream, or Heaven, I would be the winner.
    The only other addition I can imagine would be all meals catered to my front door. Lady Vee and I would rest easy for the rest of eternity.

    Beautiful place, high quality and great location. Unfortunately I think it's overpriced, but I'm sure they will sell regardless. I'd rather buy a house, 3 - 4 bedrooms for $300-500k with pool and some land with it, which still can be found.

    Thanks for the tour Daz, love all your productions. As many have said to buy they perhaps make no sense as too small for the pricing structure, but to rent would be fine. However that depends on the montly PCM, which could be very high if the landlord wants a return on investment. Also far too risky to buy these high rises with ample development opportunities around it, you could be buying a depreciating asset over the long term with no get out.

    I like how they are finished n furnished, however 403k GBP for 79sq mtr is priced extremely high bordering on the grotesque. This is Pattaya not Dubai, Miami or Monaco.😏

    Overall very nice and right on Soi 5 with 50 restaurants, bars, and shops on the street and another 50 businesses and a night market all within walking distance. I always look for an unobstructed sea view in the top tier buildings and it would bug me always looking at the high rises nearer the water. The lounge chairs next to the pools always being in the shade is what I would call a design flaw. Basic gym amenities for the prices but the building is a 4 minute walk to possibly the best gym in Pattaya... the "Muscle Factory". Also a 3 minute scooter ride to "the Zoo". Best in Pratumnack ? I think the Peak Towers have a better view which includes Koh Larn, and in general at night it's much quieter near Cosy Beach. If you are a foodie, Panora is walking distance to the Sands Cafe and many other very good places so the location might make it the best for many... especially if you don't like to cook.

    Passed there every day and most of the time it is a near dead place . Sure , it all looks nice since it is new , but prices are too high for what you get. These are prices comparable with European prices .

    Nice video! I like the dual access "Jack & Jill" bathroom (pref with the only light switch outside the public door so it's not left locked). But not the watery recliners & inevitable soggy shoes/towel/book etc.. 🤔

    Informative as ever. Currently @ Sirin Exclusive Condo at the top of Soi 5. Opened in November, high quality spacious units. All the bells and whistles and I’m very impressed with this place. Well worth a look. Pratumnak is a lovely place to be, far better than the madness over the hill, but you DO need a set of wheels around here.

    We really like your videos on the condos - it would be useful to know the weekly or annual fees attached to them.Body corporate fees etc. Are there any that would suit renovation that way we could choose our own decor style?     G'day Mate , pretty Hard to Match Sands Condo . View from the room is all sea , and balconies are shaped so you cannot see adjacent rooms . And the simple design , and clean lines , lends itself to immersion in thoughts of sea . ( plus Bathroom is out of this world , could fit 10 in the shower)

    The condos and all the facilities look great indeed. but the price tag ist just out of this world. I think, yes, some investors from certain regions will happily pay the price, not me. I would be rather concerned about long term value, and comparing to other, older condos this is way too much. Also, there will always be new condo complexesa where the money will go in the future, so the resell of a condo might not be possible to this price in 5-10 years. But, thanks for showing us. The quality of these videos is really nice, it is always a pleasure to watch.

    Very nice building, I'm often amazed at how developed the Thai real estate industry is. I'm guessing that these projects are created mainly by Thai developers and use financing within the country? Seems with all of the building that they are bullish for future growth.

      One of the very first things that he mentioned was that the condos were only for sale at this point... and he had then said that rentals will be coming after that... meaning, that it is only AFTER the condos are bought that the owners will then rent them out.
      CONCLUSION: This should have been easy... There are no condos for rent in that building at the moment!

    It's very nice.... but £93k for a 31m2 studio? No fear. All the cushions on the bed does not make it worth that. Nice to see, but I certainly wouldn't be paying that for a 31m2 condo anywhere in Pattaya. Another example of why renting is the way to go for normal people who just want to live there. Thanks for showing us though Daz.

    Apartment seem extremely small in Thailand. Also, so many reports of bad air pollution. I use to think Thailand was an ideal location to move too. Unfortunately not any more.

    Just up from Cheap Charlies restaurant which has great food A1. The Higher you go the better it gets indeed and of course so does the price of course good quality but you can change inside for the walls etc.Good on ya Hollywood Daz. When you can check out the Jomtien Beach Residences.

    Many of the new condo's are so poorly planned, and these are no exception. There is absolutley no use of a sliding glass wall in the room. The space is so small that it's much better utilized as a studio. If they want to make it as a bedroom, then for the love of god put in a real wall. And why put a wall between the kitchen area and the living room in such a small space? I also think the pricing is a bit ridiculous.

      You could see in this video, adding sliding door increases price by 30%, adding real wall would show, it is small place. Selling a studio as one bedroom is way better to the seller.

    These are great condos for a midget. For a regular sized human these are closets where u cant turn ur ass or get a peace of mind. Hard skip for me. I pay 10k for 50m2 in pratumnak and couldnt be happier and for 15k i get 92m2

      I was in that show room 2019 and since then they've only sold half the beach side of the building and only 12 units on back side (looking at red dots at 2:53 in video)

    I'll be coming back to Thailand for the first time in 3 years. My absolute favorite place as far as music was Rock Street on Walking Street. Sadly, I see that it has not survived the pandemic. I know there are a number of rock bars in Pattaya, I don't know them all of course. The problem is, my preference is towards the heavier side (Iron Maiden, Motorhead, Metallica, etc.) and the only place I found that particular music was at Rock Street. Since I haven't been there in 3 years to do my own investigation and you're conveniently already there and spotlighting the best Pattaya has to offer, would you be able to find and recommend an alternative? Perhaps it could even be the focus of a video??
    Any amount of suggestion would be kindly appreciated.

    Spending over 8 Million Bahts on a Condo no matter who you are is a poor investment, the prices of these condo's dont increase much over the life time, you are better off investing in places like Singapore, Canada or the USA because your money will grow faster and your investment is better protected against inflation.
    That all said buying a condo is worthwhile if you plan to live in Thailand long term so you dont have to rent or stay in a Hotel, but as a long term investment not convinced its great, you can correct me if I am wrong?

    Hi Daz, as always thanks for your review. Apparently there is a stable demand for sales of high priced new condos. Intresting would be the rental cost when they partly come for rent. One question: do this condos have safety boxes?

    I don't trust highrise condo is very risky with high price in pattaya and far away from cbd area in BKK kap.🙏

    Hi Daz, lovely condo but a bit pricey as I am more into the two bedroom stuff. Also it appeared a fair way back from the water so probability you would be built out and views spoiled in coming years with newer condos

    The last one is nice. First two are usual staff for short stay. And monkey bars over concrete are brutal.

    Rooms were nice decorated but other than the 2 bd the others were way to small for me very claustrophobic. Wish the pool didn’t have the big glass barrier kinda ruins the infinity view. But also units were way to expensive .

    I.. i just can't believe those prices.. even without the fees wich are not mentioned.
    a 100.000 euro invested at a 5% rate gives you an income of 5000 euro a year. you can use that too rent a lot better for a lot less.
    seriously.. are there people paying this much?

    That combined unit is just a weird layout. Why all that space for a dining table and not make the living room and kitchen space one room?
    “Thai quota price for the same room is much cheaper.” Welcome to Thailand 🤣🤣
    That last room 215,000 baht a square metre… more expensive than prime Bangkok…
    Would be nice to get the common fees prices
