I currently have a customer Im hunting for waterfront lakefront lots in Windermere and Dr Phillips- they are few and far between, and for butler chain it is $1.8M-$2M just for the lot, for auxiliary lakes it is more like $700k for the lot, So figure at least a $2.5M -$4M build out if we can find a decent wide lot 100 feet to build on.

However if you search on AirBnb near downtown orlando you'll find a few- in areas with no HOA's. Typically older homes. The disney area properties are gaining value quickly and are expected to boom post-pandemic (delta wave) thanks to disney popularity and Orlando terminal C opening with international travel

If you build a 6,000 sq foot luxury home on that lot with pool and boat dock you could be just under $4 Million.
