    This home is just AMAZING! It's pretty big but Toll Brothers pulled it off by making it look/feel cozy and intimate. They have raw talent for sure!

      Except the house is built of all wood. The integrity of the structure is purely garbage. And its in Florida. All see is a list of warranty issues and lawsuit down the road. Not using concrete for the exterior wall framing should be illegal, especially in Florida.

      Thanks Caesar I appreciate it- yes Bella Collina and the whole winter garden/ Clermont area is really getting dense; and it’s certainly a peaceful feeling when you go through the Tuscan gates to the large wooded lots. Tough to find that in windermere or winter park for the money

      Thanks! I work with a lot of investors big and small, and Orlando is a great market to get a $350k-$450k SFH or townhome that rents out for $2500-$3000 per month, just need to get qualified for a mortgage with 20% down

    I've always felt a void in my life, but now I know it was because I needed that second pool 10 feet away from my first pool. I mean, who wants to stay in the same pool all afternoon when you can simply jump out, walk ten feet away, and luxuriate in a new, much smaller pool, all the while contemplating how your previously sorry life is now complete and fulfilled.

    There is a notable problem in the style of the video. When a property is shown doing constant cuts and timed shots, the viewer loses track of the property's layout. It is always more effective to take a single shot in such a way that the viewer feels like they were there.

      I shoot “one take” wide angle videos for my relocation clients on listings they are interested in. These are showcase videos for the parade. It’s a balance between showing the entire home slowly and telling a story. Will keep experimenting with my style and maybe it will evolve into something that all viewers can enjoy 😊

      around $3.6M you can build a brand new version on the same lake sienna, depending on Options and pool design, could be up into low $4 million range. Tough to find 1 acre lots on lakes anymore for under $2M dirt value in central florida, but we have some other options to show you for comparison as well.

      And most customers don’t do the same exact upgrades as shown so it varies and is usually less than the “model home” price, hope that makes sense
      $3M is a great budget for something superb in Orlando

      The house is elevated about 15 - 25 feet above the level of the lake which is way more than normal for lakefront homes but even with water coming up to the back yard it’s typical Florida sometimes you get a gator in the pond 🤷‍♂️ they aren’t usually aggressive and it’s rare to see one walk up on your property.

      There’s a whole 2nd master upstairs… most luxury homes have master down as many of the buyers are older ;)

    Only that the build has a poor structure. Exterior wood framed walls. No block. No concrete. In Florida......beautiful design, but the integrity of the structure is truly garbage. And thats not because I'm a builder, But we do block all the way up. I would never, ever, buy a wood house. You shouldn't neither . This should be illegal. Great video.

      It’s concrete block 1st floor wood frame on stucco 2nd, the wind loads we see in central Florida do not require block 2nd floor like south Florida. In a mechanical engineer and this is normal in central Florida thanks for watching

      @@OrlandoPropertyAdvisor im a builder right down the street from this property. And a veteran Florida residential inspector. 2nd wood framing on block is the worst thing you can do. Regardless of requirements.. That means the builders had enough money to grease the hands of the people in charge of making policies. Spend half on the build and sell for triple. I love the home, layout, and location is absolutely beautiful. Just 2nd floor wood no good. Not even DR Horton would do that. Stunning property though.

      @@zorro8410 I live in the community and saw the house built. Many of the second floor walls were block as well. The other custom home builders in the community all use wood second floors on top of block first floors. I have lived in Central Florida most of my life and this is a common practice. To say "not even DR Horton would do that" suggests perhaps you should do a little more homework.

      True, most model homes are “trying too hard” with all the extra wall Treatments and pops of color.
      When you strip that all away on a customer build the house looks naked
      I also like a muted style of luxury like in some of the custom homes we’ve filmed that are owner occupied.

      As Shown $4.6M-$5M range. exact builder pricing changes but if not for the massive pool on stem wall and lakefront lot you could build something similar for $3-3.5M range such as in laurel pointe lake nona or casa bella resales

      The builder prices change, up and down, by the month. But luckily there are still some lots left around Orlando and Bella Collina for $1M+ range then the cost of the house build with all options and pool, puts you in the $3M-$3.5M range for nicer builds in Orlando (lakefront is more)

    Love this house but it's too big for menu 2-3 bedrooms. I'm not crazy about the Orlando area and I'm have been looking at the Tampa, Sarasota Brandenton area but Toll brothers don't build like this in that area and Orland is around half price.
    How much is this house I'm looking to spend around 2.5M

      I call this "Brazilian style" it is somewhat stark and cold, but when you warm it up with rugs and furniture it looks balanced. I myself prefer a white oak hardwood for a bit more warmth and softer feet texture

    Why do builders and designers only plan on a 2 of 4 car garage??? Minimum should equal the bedroom total, but in THIS price range, 6 to 10 would seem more in line.... 🤔

      A man of my (car lover's) heart! yes there are some custom homes around town that have 6, 10, even 21 car garages but they are rare. It's due to lot width/size and setback requirements. The Car lovers of the world have to search for those unique lots to build on and put in a separate "car barn" or multiple attached 4 garages. Or put in a Bend-Pak 4 post lift if the ceilings are 12 foot.

    Hmm, nice place, but there are some issues.
    I've been thinking about getting a place in the Orlando region (almost bought a place in Isleworth).
    As a previous owner of a luxury Toll Brothers home (7k sq. ft., 6 bed, 6.5 bath in the DFW area), I have the following thoughts on this beautiful house:
    Pros:
    1.8000 sq. ft....decent size.
    2. Has 2 master suites ... nice.
    3. High ceilings on first floor...nice.
    4. Lake view...nice, but it is a small lake. Can you go on the lake?
    5. Quartz countertop is nice (if you like it over granite) ...gives a cleaner, modern look.
    6. Love the open view wine room.
    7. You mention a 4-car garage (that is the minimum for a luxury house), but I can't tell if it actually has space for 4 cars as it is currently being used as living space (and who has glass garage doors?).
    8. Secondary washer/dryer upstairs is a great feature.
    9. Media room is no theater, but I guess it gets the job done. The barn-doors...hmm, eh.
    10. Outdoor living spaces are nice. This looks to be a great outdoor entertainment house.
    11. Pool looks spectacular...but an infinity edge at the back end of the pool would have been even better (especially with the see-through wall).
    12. Exercise room...with view to the lake is great (but with all that glass...wouldn't it be a pain to keep cool?).
    Cons:
    1. It's Toll Brothers...who, imho, make "cookie-cutter" homes. They are the Walmart of home builders...maybe Target, but not Gap, let alone Louis Vuitton or Armani. They provide replicated quality at a low price, and you can tell. The Toll Brothers home I previous owned, was bought sight-unseen from foreclosure thinking I would move to the DFW area in a year or two. I was rather disappointed with the level of quality/details. Well, the quality was OK...just not great...and there were no custom details. Even the double curved staircase (built-in instead of freestanding/floating) looked like every other Toll Brothers double curved staircase. Everything looked to be mass-produced. I ended up flipping the house as my plans for moving there changed. It was a nice place in a golf-course community, but when I did move down, I ended up going with a true custom-build house which didn't cut corners in a lakeside private community.
    2. Ceilings are not detailed...well, the living room has a pseudo-coffered/open rafter ceiling, but it looks rather plain (actually kind of cheap). A couple rooms have a tray (trey) ceiling but those too are done rather plain/simple. E.g., the master suite...single trey ceiling. A double or triple trey would have looked better. Ambient lighting for these would have been nice.
    3. Appliances don't seem to be high-end...no Viking, Sub-Zero...not even GE Monogram or Cafe.
    4. Fridge too small. For a house this size (6 bedroom!), I would expect a 5-foot or 6-foot-wide fridge/freezer combo (two separate units like Sub-Zero does).
    5. I don't see a double oven...or double dishwashers
    6. You said custom cabinets, but they look kind of plain...as do the cabinet hardware.
    7. Insides a bit spartan(?)...not as much detailed work as I would expect (like). That is why there is an echo. Detailed work (wall panels, crown moldings, coffered ceilings, etc.) break up sound and prevent/minimize echos. Even proper window treatments like plantation shutters help a lot.
    8. Free standing modern style bathtub is nice, but...no jacuzzi/spa?
    9. A steam shower and/or sauna room would have been nice.
    10. Stairs, upstairs balcony...railings are plain.
    11. First floor study looks kind of small.
    12. My biggest gripe...is the Dining Room off the entrance. That is a DEAL-BREAKER for me. No respectable house will ever have a formal dining room off the entrance...unless you are running a casual eatery/bistro where people can enter and sit down for a meal...

      These are all great analysis points, thank you for your detailed look at it from a current/former toll brothers owner. I agree with you on some of these points and think you would be a great fit for a custom builder in Winter park, Windermere, or Lake Nona in the $3MM-$5MM price range. Just need to find a tear-down or vacant lot in a guard-gated neighborhood on a lake or other great part of winter park then interview with custom builders. I know a few good ones you can talk to. Toll brothers can be a great fit for those that want some level of customization but for a truly custom experience you need to go with a master builder with the power to do a clean-sheet build. I call Lennar homes "the walmart of builders" lol. Happy to chat further with you about this plan to see what is out there for 2023.

      it's all about spending the money in the right places. But yes model homes can be deceiving how many upgrades you see there vs a typical build. $250k in design is a good budget but would not get you everything seen there for sure. $450-$600/ft is about the going rate for something nice, custom, in better areas of Orlando

    It is just too harsh and ‘blingy’. I think it would have looked better with a white oak floor and the stairs and railing to be less bulky and fussy, with a simpler more consistent railing. Not a fan on this house. But great tour! Thankyou

      I like white oak too. The marble is a love it or hate it look on main flooring areas, it can appear “cold”. I find European relocations like it but I also prefer the warmth white oak brings (lots of that in winter park)

    I LOVE all the houses built by Toll Brothers but in this particular one the laundry in front of the catwalk behind glass is so awkward...

      The model home just shows it as glass to remind you it is there… they will put a solid wood door there after closing.
      Also there is a full size laundry room with window and sink and counters near the garage entrance on 1st floor

      It’s a bit monochromatic. Maybe some slabs of marble or slate? I think the subdued look is what most modern builders are going for, then wow them on the inside with warmer exotic finishes

      1 acre lots with wooded trees for privacy are hard to find- Expect to pay $900k-$2MM just for the land when we find this kind of homesite around Central Florida, especially on lakefront

    GORGEOUS! But the reality is… from the moment you buy a Toll Brothers home the problems never stop. Sure the model home looks amazing with all the bells and whistles to “ inspire you” however- what you get is total crap! Speaking from experience. The upgrades of this home are probably a minimum of a million dollars inside. The outside another million or more. But what you get is a white box on a dirt lot and poorly built. Hence why this model is more than twice what they sell you. It’s taking us 2 years just to make our new home in decent shape after all the leaks, terrible cheap windows, badly installed interior doors, terrible drywall work, uneven floors, cracks everywhere, horrible cheap cabinets even if you upgraded. The list goes on and on. Toll Brothers has a great team of design architects and interior designers that they contract out. The rest is…that they hire the cheapest contractors who do terrible work. Save yourselves a huge headache and NEVER buy a Toll Brothers home.

      Sorry to hear you are going thru this. Some of my Dream Finders Homes clients are in a similar position- in $1MM homes in Lake Nona, it is frustrating. I hope they can repair or replace any of the poor work under warranty for your home. Ultimately, I also hope that your home is worth more than what you paid long term in a growing area.       Toll brothers can build this for you in Bella Collina, Florida (outside orlando) on a 1-acre lot, for around $4 Million. There are other smaller lots non lakefront you can do for less. Lake Nona area's Toll brothers neighborhoods also have a similar plan, the Varen. This can be built for $3M.

      There's only about 10 lakefront lots left on Lake Sienna, and some of those are already privately owned. One is for sale currently at $1.2M. There's less expensive 1-acre lots on the interior forest of the island, as well as some facing lake Apopka to the east. It will be 5-10 years before it's fully built out. Some will just land-hold and build custom when they finally want to start a project.
