I’ve got two more entries to share in the coming weeks. The awards ceremony is June 20th, where I’ll present the grand award trophy to the best build of the year. Who do you think it will go to?
Central Florida does not experience the same intensity of coastline hurricanes- and this home like other lakefront in orlando is set back at least 50 feet from the lake, which has a 100 year Flood line that no house can be built near. But overall the lakes don't rise and fall that much as they are spring fed and the Army corps of engineers designed levies years ago to regulate water level. The house itself has impact hurricane rated glass and is well sealed up to a commercial standard. nothing to worry about on that front! (and another reason why we get relocations from disaster areas like ft. myers, miami, california wildfires). We are insulated here.
No such thing. I’m a catastrophe adjuster and have seen lakes and ponds inside living rooms after storms. I’ve worked CAT 5s and have been awestruck at the power of nature. Unless it would be your 2nd or 3rd home, I wouldn’t recommend having a primary home on the water. It’s not if but when the CAT will hit.
Yes it was built for a client and is not currently for resale. There are other lots in Bella Collina as well as around the Windermere butler chain of lakes we can help you acquire and build something like this
Walk out basements exist on hilly terrain in central Florida along the highest point sugarloaf “mountain” 224 feet above sea level- and I have seen an actual basement in Maitland but yes this is about as sub terrainean as Florida gets with the ability to slope the lot down and carve in garages below grade
@OrlandoPropertyAdvisor yeah, I get it. I'm just mad, growing up in Michigan, always had a nice basement the same footprint ad the house. Living here in Orlando, no basement. Bummer.
@@tbev3363 My dad's house in Auburn Hills MI had a basement I lived in from age 17-20, I do miss the cold hangout spot in a home. But forget snow, i'm not going back
@@UALHVY Central Florida is definitely a value compared to Sarasota, Miami, Naples, Marco island, and many other coastal spots. less fear of hurricane damage too
@@kknelz856 "More family oriented" is what I hear from many of my South Florida relocations. in addition to value. But you have to pick the right "borough" of Orlando/Windermere/WinterPark
Not usually a fan of concrete but this home is stunning! Of course, as usual the builder has the wine cellar ALL wrong. Poor storage in terms of amounts of bottle capacity and it is exposed to light. A BIG no no for anyone who knows anything about wine. The fact it is climate controlled is only one half of the equation. Other than that...very cool estate. Excellent tour as always Justin.
Garage needs to be underground to be subterranean.. The garage here is ground level with the house built up. If you built an underground "aka subterranean" garage here its going to flood..
The lot slopes from street level to 200 feet toward lake so technically the garages are below grade. And no flooding worries here as it’s another 100 feet to the Lake which never overflows thanks to army corps of engineers levies and St. John’s water management drainage
The lot prices are reasonable there. And Keith has lived and built in there since it got started. And remember these final prices may have been negotiated 2-3 years ago
@@rdollie1 No prices are not crashing for quality homes... but yes insurance is expensive both car and home insurance. And taxes creeping up. So if you want to live like the top 5% in Orlando do, expect a decent carrying cost. Still way more affordable than Miami, Sarasota, or pretty much any California city
Lake Apopka has been through some rough times, but it's starting to regain it's luster. I'll admit it's a little green for my liking as far as a view, but it does provide a nice "no neighbor" lookout. The house itself has an industrial feel until you peel back the layers, then it feels like home. First impression walking up is certainly "wow what is this place"
I can’t wait to get me one
Okay, this year homes are so beautiful! Another speechless moment! Thanks for sharing Justin!
2 more to go…
Wow is all I can say. What a home! The ultimate La Casa!
now this is a true piece of art!
agreed! impressive build and stately
Hello Andrew, im falling in love whit that mansion...Bravo to you...!!!
Awesome home!
thanks for checking It out!
Amazing
Thanks for watching! This style is tough to pull off but they did an incredible job shaping the modern home into the landscape
Awesome home. I would love to do a walkthrough. Thanks for the tour.
Thanks for checking it out! Was one of the most impressive front elevations I've ever walked up to.
Muito bonita 👏🏻🇧🇷
Beautiful home. I take it parade of homes is done 2024

Wow!😊
Walking up the front “mall” is like “whose house is this??”
It's amazing except for that statue at the front door entrance.......Amazing!!!!!!
haha I just noticed them. Skinny humans creep you out? lol
Statues in the form of humans doing certain gestures creep me out.....
Haha
I would like to know if this home is still available for viewing
The homeowners moved in, it was only open to the public during parade weekend.
My only issue is why it is so close to the water, especially since FL gets hurricanes. Is the house weather proof?

Is this sold?
yes Hampton Bay Homes built it for a customer and it sold for $6M
Is it for sale?
Not currently, no. But if you want to build something like it we can assist with that

Only 6 million for that? honestly it's incredible it's nothing at all as a price 😳
Bella Collina is the value spot in central Florida for guard gated golf ⛳️ course community and 1-acre lot custom home
subterranean? not really.....nothing is below ground in Florida.....I'll go with faux subterranean. Still....what a nice property!

$6M?? I know Orlando isnt the most expensive area but I'm having a hard time imagining the builder made any money on this one at $6M!

That lake looks so depressing lol. As for the home, I want to like it but it looks like a municipal building. Bigger is not always better.
