    When people move to the Tampa area, these are the places that most often fit their criteria. What would be the main things you would want in an area you move to?

      Fewer people, affordable housing, less traffic, no sports stadiums, no old people from new york or any other North East yankee state, cheaper electric, cheaper fuel and less rights violating laws and regulations.

      @Tony Camaj Florida -Overpriced, overcrowded, not much of a yard, too much traffic, too much crime, hot and humid all year round, too many people, have to pay to exercise your rights, dumbfucks voted to increase sales tax, stadiums so when there's some smooth brain entertainment it fucks traffic even more. Don't miss it.

    I'm a resident of New Tampa/Wesley Chapel for 24 years. When I came here the realtor mentioned the cost of CDD's. I had to ask what that was. I was told as Sam mentioned that it was to cover the cost of development. I asked, "people pay that"? She said yes. I said, "NOT ME". So over 30 years that adds $90,000 to the cost of what you're paying. I've lived in 2 different developments & haven't paid a nickel for CDD's. Do your research, they're out there.

      Im near New Tampa, in a non deed restricted property. Very happy great neighbors & no extra fees. Ppl check your prospective area for flooding. Do your homework.

    We are renting In Wesley Chapel new development. But after a while we found out there are no restaurants and shops in 10 minutes drive. Not much entertainment other than new and big community amenities. Community is new and beautiful, but we care more for parks,beaches and shops, restaurants and good school . So ended up purchased at palm harbor. It has good school and surrounded by honeymoon island, wall springs, tarpon spring, Clear water, and Dunedin . If you like big city old suburbs life style with all the convenience, outdoor activity and public amenities including a long biking trail, highly recommend palm harbor. Houses are mostly old though.

    I live in Safety Harbor, nearby. Westchase has way too much low ground. If we get a Katrina hurricane, so much of Pinellas and West Hillsborough will become total disaster areas for decades.

    We got lucky, new build in Wesley Chapel, no cdd fee's, gl home builder, we were told they have a good reputation.

    How about Plama Ceia, Beach Park, Old Hyde Park, Ybor City, Channelside? These are areas in Tampa. What you are describing are totally different cities...

    Brandon, Riverview area traffic is HORRIBLE!! Poorly planned out and infrastructure can’t keep up with the people moving here! Same thing is happening in Lutz/ Wesley Chapel! We are FULL, FULL, FULL!! If you want to sit in traffic in 93 degree weather, then Florida is your place.

    Can you make a video showing the magnet schools and charter schools? I think in some of your videos u have made references to the schools your wife attended in Tampa. However a video showcasing best school districts will help new comers decide where to rent or purchase houses. Thanks

    Everything is way overpriced now compared to what average incomes are. Lots of nice areas to live in. Considering traffic, access to shopping, restaurants , schools, parks, and pedestrian access Carrollwood Village is the neighborhood that checks all those boxes.

    Can you please make a video about new construction houses/ building new house in florida while out of state. Is it better than buying old house? And which builders would you recommend that are most popular or have good built for floods or hurricane? I tried googling or watching other videos but of course everyone has different opinions.

      Homes are built quick! I mean quick. Makes me question the quality! There have been a lot of issues. Many are cookie cutter and have HIGH HOA and CDD fees. Older homes are great, better built, have more charm, but good luck getting Homeowner’s insurance unless you completely update everything!

      @@joelbeaver1093 I thought Ybor City was really nice and that free street car that runs from there to the harbor. I was there in the winter during a weekend with nice weather. That place was completely empty. I just couldn't understand it. I had heard before that everyone is moving to Florida. But I guess those people are far out in communities on former swamp land. It was much different than I had pictured. Only Miami seemed to have more life.

    To lupe Ramos i’ve never been to Tampa but I’ve been to Miami Fort Lauderdale Palm Beach and Orlando and I like thoese places very much and I was thinking of trying Tampa on my next trip to Florida It looks very beautiful

    Surprised you didn’t mention South Tampa, I love it there personally. Although it is pretty isolated from the rest of the Tampa Bay Area. People in South Tamp don’t leave. It gives it a nice small town feel. That’s just my opinion though from living there. I am probably being pretty biased lol

    I live in Tampa......if I had to do it over....I would move to the west side of the bay ( Pinellas County).....closer to the gulf coast....if you like to visit the beaches.

      I really love the Odessa area! I think we will move to that area eventually. I heard that Bexley is selling again. That neighborhood is nice. Another that is kind of nearby that I like is called Asturia.

    Westchase is small, it's okay if you're retiring. it's not a place for young professionals. I live in West Tampa 5mins from the RJ Stadium. I can walk to the stadium from my house. The area is rapidly developing. I 10-15 mins away from Ben T Davis beach by Rocky Pointe. Largo is an okay, very low-key kinda town surrounded by industrial areas. What makes largo great is you have access to beaches, really good beaches such as Indian Rocks Beach and Cleawater beach. You can also get to St Pete from Clearwater Largo area really quick too. I prefer Downtown St Pete over Tampa's downtown. Tampa's downtown has nothing to offer. Anything north of Temple Terrace is a no for me.

      What are you even talking about? Westchase is full of young professionals and young families. I wouldn't live anywhere in walking distance of Raymond James Stadium other than the townhomes behind Miller's Ale House...

However, if you look at the map, there are registered sex offenders all around the rest of West Tampa. Why do you think all of the strip clubs are also in "walking distance" of Raymond James Stadium?

      Personally not a huge fan, but I'm pretty biased. It feels a little too rural/suburban. That being said, it totally depends on what your wants and needs are!       Sinkholes are definitely a problem in many areas as well as flooding. Good luck with finding affordable Homeowner’s insurance that will cover ANYTHING at a price you can afford and you better never use it for ANYTHING if you want to be able to find a company that will cover you without charging astronomical fees. Also be aware of PMI insurance. I’m a Florida native and have owned homes here since I was 19. 32 years. Just come for vacation.

    Sam, what areas would you recommend (for rent) for a single young professional who likes the city life but also wants to be close to the beach? Hobbies: soccer and tennis. Online articles mentioned downtown of course, Ybor city, channel district. They're pretty expensive but I may be able to find something if I end up moving there in June/July. I can afford $800 to $1300 a month. Open to having roommates to save money. Also, are there areas in clearwater and st. Petersburg that have a city feeling?

      There are some areas of St Petersburg that do have a city feel. I need to get down there and shoot a video. You should look some in Tampa Heights area. It is just north of Ybor city.

      Honestly downtown St. Pete is your best bet. Score a rental in the old northeast neighborhood and walk downtown whenever. Only 20 mins from great south Pinellas beaches. As far as Tampa goes, nowhere is super close to a great beach but the Heights neighborhoods are where it’s at if you want good dining, nightlife, hip artsy young people. Ybor and Channel district are great but most young people are priced out of there. Still some affordable stuff in VM Ybor though.

      I grew up in Oklahoma and then lived in Colorado for 10 years (2010-2020). We moved to Florida to be closer to my wife's family and to be warm :)

      @@LivinginTampa Very quick question. In Florida, can you move into the intersection if the light is green and wait there for upcoming traffic to pass? Bc I see how people wait behind the line on green and don't move into the intersection. It says this online:
      Here's how the Department of Licensing interprets the law in the Driver Guide : “Drivers must not enter an intersection unless they can get through it without having to stop.” That would seem to mean that even for left turns you shouldn't pull into the intersection and wait for a gap.

    This list is from a realtor's point of view. Here are the cool towns.... Gulfport that's where I live. Dunedin, safety harbor, Old Northeast St Petersburg, old Southeast Saint Petersburg. And that's it. But Gulfport truly is the best.

      Of course, my point of view is in this a little, but these are the areas where most people(that contact me) want to live when they move here from out of state. Most people can't afford those areas that you mentioned. Most people moving here want relatively new homes and want that typical 4 bedroom house with a big pool. Not everyone's style. Ha not even my style.

    Is it possible to find a price of $250k-$275k for a new home 3/2 no pool or a newer home in that price range in a good decent neighborhood in Tampa? I’m hearing all kinds of stories don’t know if they are true. Or what area could u find that in?

      Can't really find that IN Tampa, but maybe in a few surrounding areas. You will just have to be more than an hour away from the city

      Safety Harbor is a super good area! It's really beautiful, safe, and family oriented! The homes here are going to be a little more expensive than the surrounding areas, but if it fits your budget it's a really good option that I recommend to a lot of my clients.

      I would say anywhere from an hour with normal traffic to an hour and a half on an especially heavy traffic day.

    Hyde Park is the best place to live. There are many nice bushes get a sleeping bag so many nice yards. 7am looks like night of the zombies.

    Tampa bay seems to be so unaffordable. Low wages and high rents. Is it worth living there? And how do people make a decent living there?

      Not many metro areas over 3 million have low rent. A lot of families have multiple earners, but there are all kinds of jobs. And Florida is very friendly to people starting businesses

      Sun City & Apollo beach are nice, more suburban but plenty of stores to shop & restaurants. Fyi Brandon & Riverview are exploding with development & TRAFFIC.

      Sun city is mostly 55 and up communities and most residents ride golf carts around. Even Walmart has golf cart parking

    I am a New Yorker my whole life & still live in the city(queens). People say we are not nice here but Its not true... we love new people and immigrants. Why are the Floridians so mean and say mean comments on all podcasts. It’s really turning me off Florida. I want to move outside of New York but it’s annoying when your not wanted. Maybe should try Texas instead of Florida?

      It gets tough just because everyone's situation makes the ideal area completely different for everyone. That being said, I really like the Northern and Central part of Pinellas county and the Keystone/Odessa area.

      There are some areas with higher crime around USF and in South St Pete. And then there are plenty of dilapidated homes in the Tampa Heights area.

      We have plenty of ghetto areas! There are pockets everywhere and they creep closer and closer to nice areas! Hope you like homeless people and shopping carts and trash because they LOVE it here! They come from up north to “live the dream” It is easy to be homeless here and very lucrative. No snow, lots of busy city areas and dumpsters behind restaurants, the tourist feed them and the police do nothing! Welcome to the Sunshine State. Unless you are EXTREMELY wealthy you will have homeless people encounters on a regular basis. Watch out for the needles! Drugs are a major issue!

      Tampa (proper) is different than Tampa (greater). If you are moving here from another area, you would think of the entire area as Tampa.

    I think town n country is horrible. There is a pocket that I would recommend that is south of Ehrlich Rd and west of N Dale Mabry hwy that is beautifully balanced. S Village Dr cuts through it. Your welcome
