Very helpful and great info.thank you adam..yes we have cdd’s and hoa.. but we enjoy the pool all year long, we have beautiful landscaping, clean and organized community, The clubhouse is amazing ( estancia)

Great videos. Last year I sold my WC house after 5 years of phenomenal appreciation. Now, we’re almost done with a new construction in Dade City. And wow. My wife and I love the area and see how DC/Zephyrhills is next on the list of boom towns. Videos on this area? Thoughts?
I think you correct. The boom in wesley chapel is spreading as the population grows. I def think it’s a hot area for the foreseeable future
We are about to be empty nesters and don’t have to worry about schools. Hoping my husband finds out good news soon about a new job in Florida. We have a little more flexibility and can live just about anywhere.

I will be move to Florida in 2 years and Wesley Chapel is on my list to check out.my question is do they have golf cart community in that area and man gated.
Yes they do! Man gated is a little harder to find, but gated for sure.
Yes, along the new road that runs east/west from Old Pasco on the west end.
How are the gated community in Wesley Chapel with dogs do they have a issue with mix breed dogs like pit bulls
I always say it’s best to check with the hoa they differ for each community

I am not an affiliated navy fed realtor but have helped many va buyers which have used navy fed etc
Do they have section 8 for a college grad who lost his leg
Section 8 does exist yes. I’m not aware of any in Wesley chapel (I’m sure there are options), but definitely closer to the university just a little south if Wesley chapel

People who live in Wesley Chapel get to work late and leave early.
I have lived here for 30 years. It now sucks. Construction everywhere, traffic is unreal, roads are all tore up. Pricing for homes through the roof. All pasture land being turned into subdivisions. This was a great place to live 10 years ago. Now it sucks. It`s Tampa on steroids! Yeah so many people are contacting you to move here and you love it. Well you don`t live in this area and have to put up with this mess. You make your money and run.
Things are changing but that’s the inevitable in a growing city. I think they have done a great job with building out Wesley chapel, but I do understand where you are coming from. If you like a more rural setting it’s slowly being taken over as the city expands to the suburbs. I live on 14 acres in Dade city.
It's a buyer's Market so move and STOP COMPLAINING!!!
Seriously and the one people that come, the more stuff they put up. I remember when you could drive through and nothing was there
you just described every nice place in the country that is growing. We went through it in Colorado too. Its hard not to be upset by it.

Very far from the water of Tampa!Very stuffy and hot!
Believe it or not it’s perfect for many people. Plus the lagoon is enough water for some!
