    I'm a landlord. I helped properly install a window banger in my tenants place recently. Hydro is included in the rent, and it will hurt my bottom line, but I can sleep at night knowing my tenants can sleep too. Y'know, cuz I'm not a greedy sociopath.

      my brother and a cousin lived in a Apt, with a wall air conditioner in each apt, and the only thing they asked, is to turn it off when you are not home. The Electric was paid by the owner, so they could make that request

    In other words, this guy is telling you that the utilities are not up to code. That would be reason enough for me to leave. One apt goes up, and you're above it, you may never get down.

      It does though if it's wired with 14awg wire it is dangerous to put a breaker above 15 amps because it allows you to draw more current than is safe for the wire before the breaker trips.

    Heat is the number one weather killer. To forbid AC is no different from forcing tenants to drive through flash flooding, stand outside in hail, or locking them out of the neighborhood storm shelter during a tornado warning.

      They said the problem is with potential to fall out of the windows (safety hazard and LIABILITY HAZARD).
      I recommend getting a standalone portable model.
      I live in an old house, not apartment but it works great.
      It sits on the floor inside with just a 4-5 inch air duct to blow hot air outside.
      (They almost all come with an adjustable sash - open the window six inches and the sash fills that gap to seal it and has a pre-made hole for the vent duct to hook to.) It will drain some water (condensation). You could run the 1/2" drain hose out the window but I just run it into a 5 gallon bucket (that's big enough to run it all season without having to empty the bucket)

      He is NOT saying they cannot have A/C at all
      He is saying they cannot MOUNT them to HANG OUT THE WINDOW
      There are ways to MOUNT the A/C inside so the units will still be useable for cooling. It will just take a little floor space away.

    Fix your building you cheap fool. Help the tenants install them properly. They have the right to cool air. Take care of your tenants and teach them the proper protocol.

      Nope they do not.
      Find one sibgle fck law that say anybody must have AC
      On law side landlord MUST made shure there is no fire hazard.
      No fck non-industrial electrical system can handle AC fck everywhere.
      So just ban AC as they take ~20A while circuits in apartment are by code up to ~15A.
      As such AC is fire hazard and illegal no matter what landlord do anyway.

      If it was actually a hazard he could have called the city and have them enforce it. There was no such danger which is why the city never got involved. There's an electric pole next to my house that had a severe failure and 15 minutes later there was a firetruck and several cops in front of my house making sure that it wouldn't cause a fire and I live like 10 miles away from the city. They have ways to detect when electric lines could cause a fire hazard.

      You don't have a right to a/c. There is no central air at any of my apartment buildings I own. And I don't allow any window units or portable ac,the wiring can't handle it. I only charge $1900 for a 2bedroom so some heat should be expected.

      Depends on the state. In most states you don't have such right but in a couple where it gets very hot it is a requirement. Remember that every state has their own laws.

      Then intruder meets .45 with wad cutters. Unless they provide written notice within a reasonable time frame because its supposed to be convenient for you to be there while they are inside apt. IF they don't provide notice they are not lawfully entering and are same as any other intruder. But dumb move for them if its personal "ac" unit they can not steal which means leaving it there for me to reinstall. Also not hard to change own locks as a side note actually less than 5 minutes can switch them back when you move out.

      Tony D the fact that the electrical is up to code does not mean the system has to carry the load of an ac unit. Most apartment circuits are only 15 amps. Most window units require at least 20 and that's if the ac is the only load (outlet) on that circuit.

    If the tenants have had air-conditioners for years, and the building can't support it, then that's the BUILDINGs problem, not the tenants. Over time, it is obvious that tenants will use MORE electricity. It seems that the landlord should either run building level cooling or upgrade the electrical.

    If you’re that concerned about AC units you need to be paying for in window fans and paying to have the glass replaced with tinted glass that is more eco friendly so heat isn’t baking the resident.

      Maly Squade window fans are generally useless. So is tinted glass. For the management company to install all new windows containing insulated Low-e glass (low e does not conduct sunlight/heat frim the outside in.), it would cost millions.

    The guy made some good points. Why not say that all the window ac units must go and we will install external wall fitted units. This way all have ac. They can be wired up on a separate circuit.
    Then work out the bill so residents pay 50% bill and the landlord picks up the rest.

    If this is a safety issue then some of the rent or monthly dues needs to allocated by the LANDLORD to properly install the units and make the electrical situation suitable to carry the load. This is just another type of CONTROL. And I bet the residents are paying good money too.

      U’re Mom false. Even the elderly man whom had doctors notes to stay air conditioning said that the landlord never said that until the news interviewed him. This leads me to believe they only said that to try and save face but as soo. As the news leaves they will demand all ac's gone. Also those kinds of air conditioners arw supposed to be half outside of the window. I have two and they have been in for 5 years. They havent fallen once. They also arent glues or bolted in.

    My sister lived in a building like this. They only rented units January to January leases. When summer came, she stayed with family members- it was even too hot to sleep at night there. And air conditioners could only be installed by the landlord. He charged $500 for installing it. Wasn't worth it for a rental. She found a college student to move in and she found a new home.

    Possibly true that the existing electrical system cannot handle the total loads with AC units. But the landlord could upgrade the electrical or install central AC. Empty apartments would be the result for failure to do one of those.

      Ken6151 not really. Can you even imagine how expensive central AC is for a building that size? Do you expect the tenants will pay more to subsidize the cost? Even an electrical upgrade means tearing walls and there's probably 40 apts in there.

      I doubt that it's that simple. I suspect that adding central air after the fact is probably next to impossible, unless the building in question already had forced hot air heating venting already in place. And frankly, I've never lived in an apartment building that had that kind of heating.
      It might be a good requirement for new apartment buildings, but it seems essentially impossible for older buildings.
      The more practical solution would seem to be for an older building's owner to professionally install individual AC units in each apartment.

      There is another way however it's very costly, and involves a great deal of work installing mini split AC/Heat Pumps with the heating/cooling array inside the apt and the compressor/mounted on the exterior wall. It was done in my complex however these were groups of apartments six each 3 upstairs 3 downstairs the compressors went on the front exterior wall. This is a tall apartment complex, through the wall mounted AC's would be better and upgrading the electrical system for the added loads.

      Very true adding a split AC/heat pump would involve upgrading the current electrical service for each apartment for the 240V line required. With the installation in my complex, the AC/Heat Pump replaced two of the baseboard heaters in the main living area and the breaker downsized from 30 to 20A.

    The cutting edge new window ac units just have a hose going to the window so there is no stress on the window,glass or putting weight on the window shelf area.

      I live in Arizona. I'm sitting next to a portable unit like you speak of, they are 110s that plug into any outlet, but they only do good for a single small bedroom, nothing more.

    metcap is honestly the most evil company in toronto. I lived in a building for 15 years and had the most amazing superintendent that ACTUALLY CARED about making tenants happy instead of upsetting them.
    some big head from their head office came by one time and didnt like the superintendent and had him fired.
    me - along with many other tenants had to leave because of how horrendous the building became a few months later with the new lazy superintendent.

      In some states it's considered a hazard not to in the us. Generally it's required to provide a means of cooling where summers are hot and heat where winters are cold.

    I've been in apartments where the AC units were already permanently installed in a wall up by the ceiling. This way they were safe, not hanging out a window and unlike central AC for a whole building, you can control it yourself to your own comfort. Plus, if they malfunctioned, the house maintenance would take care of it.

    What a joke. I'll tell you exactly what the reason is, and I assure you I know. When this building was constructed, the approved electrical design wasn't built to handle the loads we put on systems today. An upgraded electrical design built to today's code, which would handle the power draw, would cost a large sum of money, and so this Metcap outfit is trying to pass off the problem as a safety issue that's somehow caused my tenants. I'd consider packing up and moving on, you don't want to trust a landlord that basically lies and points a finger at you for their financial benefit

    That's bull if they want them out then they must put in central air. With extreme heat it would make a home uninhabitable. My A/C is down and won't be replaced until next wk and with temps in upper 80s it's unbearable. I'd move out of that place.

    I have been unfortunate enough to have to live in crappy apartments during my teenage years with a single parent and honestly summers had to be the worst times ever, many families cannot afford to just go out and buy an air conditioner out of the blue and it took us years to finally buy one of our own, it should be illegal to not equip an apartment with proper air conditioning, especially during a heat wave

    :48 YOU'RE the business owner, YOU have the power to address these issues, Stop passing the responsibility to your customers(that is what they are). Step 1. Renovate every unit between tenants. Step 2. Renovate units when tenants go on vacations. Step 3. Schedule renovations and temporary apartments for those displaced.
    Goal, to install central air for the whole building. Only after completed installation do you change the previous system!

    As a landlord myself, this was purely for the money. They must've seen a drastic spike in utilities cost, and if that cost was worked in to the tenant's rent, the cash flow from the units must've decreased significantly due to higher utility costs for the building. This is usually do to underestimating the cost of their average utility bill for a year. Most landlords will take the average for the year, divide it by 12, and add 20 or 30 dollars and call it good. That'll give them wiggle room for when a tenant decides they want to put 4 A/C units in their apartment and keep them continuously running 24/7, or if you have a tenant who leaves the TV and computers and lights on all day and night. They also must've assumed their market was competitive enough where if they raised the rent or left the cost of utilities up to their tenants, they would see an increase in unit vacancy and even long term unit vacancy. Which they also probably didn't estimate to happen when running the numbers. You ask why and that's because the company's partners. 1 company doesn't own those apartment. Usually they have a loan from a private investor or multiple companies that have also gone in on the purchase of the property. To sell the investment (property) to the investors, they underestimated the costs to run the units, making cash flow appear greater than what it actually was. And when the cash flow lowered, and the company started having trouble paying back the 12% hard interest on what was probably 3 or 4 $250,000 private money loans, they had to react. Too bad they did it in the worse way possible. Fix the rent at a lower price but leave the utilities up to the tenants. Example, instead of renting the units for $1000 a month with all costs included, you could rent it for $700 and leave utilities up to the tenants. That way if they use $80 a month for utilities, or they use $800 a month for utilities, your cash flow stays the same per unit. That way nobody has a problem with 4 A/C units. Keep in mind, the landlords must also keep the apartments up to date on electrical. It costs a lot of money up front, but if you're saying an electrical shortage is very possible running 4 A/C units in an apartment big enough to have 4 separate rooms and 4 separate windows to put the A/C units in, that is YOUR problem, not the tenant's. A tenant should be able to keep all their electrical units into the walls that they need. If they can't, that will drive tenants away faster than banning A/C units. You then not only have long term unit vacancy or an increase in unit vacancy, you have an increase in tenants who are not renewing their lease. Further increasing vacancy and costs to fix a unit and bring it back to show ready/ rent ready, which is basically just cleaning costs. It's still a cost, and an increased cost means less cash flow that the unit as a whole is making you. And less money you now have to pay off your loans.

    No need to upgrade anything. Just remove the cost of electric from the rent, put meters in for every apartment. Give every apartment their own main breaker. Make sure that tenants understand that they have to get that kind of AC installed professionally and that they are liable if it goes wrong.

    What I find interesting is the obsessive focus on window units. There are two kinds of AC units, window & free standing. Both types need access to a window to ventilate, but obviously the window units carry the stigma. The excuse that a window unit might fall is valid, but everyone knows it's about electrical issues. Either excessive free power consumption, or overloaded wiring. If the building is wired for 15amp, then I could believe the later. Still that is close to 1400watts per breaker, so it comes down to how many breakers per tenant, and how each tenant distributes the load.

    Ok the last part makes sense...Window AC units can use upwards of a kilowatt on their own, and that isn't a load that all electrical systems can handle if multiple are installed especially in situations such as a large building. The solution? Set up a centralized air conditioning system for that building that can operate more efficiently overall than hundreds of tiny window ACs.

None of those are the fault of the residents, and it just shows you to be incredibly incompetent.

    I got a standing unit. It’s about the size of short nightstand and the only part that even touched the window is an accordion screen and the hose that attaches to it to remove the exhaust. I’ve found more places are willing to allow them without so much hassle

    So much whining. It's Canada, not Mexico. Why did you buy an apartment where AC wasn't an option if you demand the luxury? My apartment doesn't have central AC and banned air conditioners as well, but I don't complain to the news about a policy 99% of apartments have, I bought a freaking fan. (It's common to not allow window AC units for multiple reasons including, improper installation, overloaded circuits, non-uniformity, and the driping from old units that can cause real damage over time.) Being a thrifty renter comes with drawbacks, they ought to work smarter or suck it up and stop blaming everyone else for their problems.

    If the power usage was an issue then just do what any person with any sense would do. My lease includes 50/mo for water and 250/mo for electricity. If it goes over that margin I pay for the excess if I go under I get a discount on my rent. I am given a cooy of the water and electricity bill each month so I can keep track.

    Easy solution, Just build a small fence along the building just below all the windows. If an A/C unit fell on the ground it would be fence in, away from someone walking underneath it. You can actually place plants🌷 & bushes🌾 there, to make the place look really nice.🌹

    Air conditioning should be made a civil right. All new residential buildings should have mandatory AC, and resident-installed AC units should be protected by law as long as they are up to safety codes. Saw footage of downtown Bombay slum in early 1960's, every unit had AC machines in the windows. It's nobody's business but tenants. Particularly if tenant has to pay for own hydro.

    If they want to have tenants remove AC, then they should pay to upgrade the building to a central air system. They can then just add a small fee to the rent for the central air. Tenants won't complain about having to remove a window unit if they can cost share a more cost efficient system for the whole building.

    Part of the issue are the things falling out of the window, it happens more than some think. The landlords figured out a compromise by having them inspected. Also mentioned was the issue of electrical overload, I bet the building is really old and not wired for the extreme draw those units have.
