    Check out your equity in just under two years on Zillow. You hit the right Zip Code at the right time. My brother found a nice neighborhood and got outbid. So, he had the realtor send a postcard to every home in that section. Sure enough, he found a homeowner eager to sell, that wanted to avoid the BS of open houses and waiting around for an offer. With what you now know about that area, you could mail out postcards and apply what you learned, knowing that the homes may be similar for renovation.

    I just stumbled across your work. Fantastic job. I moved to AZ in 2003 having “retired” from my job as an architect in DC. Looked at over 40 houses before settling on a 4000 ft number on Camelback Mountain. I had such a hard time finding a contractor. It took a year before starting construction. Results in the end were fantastic and I followed your same principles by purchasing all the materials myself, even using EBay. Your simple exterior and landscaping is really well done and frankly worth the money. I’d add some xeriscape and required sprinklers. I had almost an acres of grass when I bought the house and had a heart attack when the first water bill came. I think I spent about 30k on landscaping but it was lush and colorful all year long. I wish I had bought the turf as you did since my plot of grass mimicking the pool cost a fortune to keep up. I’m surprised the pool add is still so inexpensive. I redid my existing 14 x40 pool bringing it up to code. That was over $25k so you may want to invest if you’ll be in the house awhile and can enjoy it. I had an electric cover too that saves on evaporation and safeguards little ones. Well worth the cost.
    Bottom line, you’ve done an amazing job and it proves that with a good eye and some sweat equity anyone can create a dream house. Also , you have learned amazing skills that will benefit you on the next job! Learning to tile is a very vary valuable skill!

      Thanks for such an awesome comment. You know, as a child, we did one of those tests that gives you an idea of what you should do when you “grow up” and mine was architect. I guess I was intimidated by the schooling and never looked into it but always admired them. I love some of the mid century homes around my neighborhood that look like it came from the jetsons or something. I hope to buy and renovate one someday. My next project I’m thinking will be an outdoor office under 200 sqft with no plumbing just electric. Should learn a ton on that project. Have an awesome day!

    When it comes to your renovation, how level, square and plumb were the floors, walls and ceilings? I learned a bunch of tricks to use floating trim finishes to hide the fact that some of my surface were off. There are a few places where it's obvious, but only if you look for them. To save on dishwasher cost, I l wrapped a $300 dishwasher in sound-deadening fiberglass insulation like the $1,200 version. Around a small bump-out on the wall at the bottom where it meets the floor I used one short section of flexible vinyl trim and painted it to match. For stone countertops I use the full bullnose edge, it'll last longer and resist chipping compared to a square edge or ogee. For a more forgiving kitchen floor, I put in a second layer of plywood subfloor, then vinyl tiles. It has some "give" to it and a jar of dropped pickles bounced but did not break. Hard kitchen floors are fatiguing in the long run, that's why you see so many folks add runner rugs in the kitchen (which doesn't help and creates a hazard for kids and seniors). Good luck Dan!

      The floors were perfect. The ceiling had a little wave to it but nothing too bad. That’s smart with the dishwasher. There’s so many ways to save, I’m glad you’re a smart one that keeps an open mind to different savings.

    Me and my Wife just purchased our first house in Glendale just over a year ago. I love the series on your home reno. It is giving us some good ideas and inspiration. Dude, you got a kick ass deal on the install of the tile/doors. We are looking to make our backyard look more modern and zero maint. This video gives us hope :D

    Great job! Great video. Renovating my way bigger house in NY. 😵‍💫 I’m afraid to do the math, but will eventually have to. Need to be thriftier. The used appliances is a great idea that I can still implement since I haven’t started my kitchen.

    Great job. Looks amazing. I was surprised you didn’t put a pool in because I thought having a pool in Arizona was like the law. LOL!!!!! How much more do you think adding a pool would have cost? That said, the kitchen looks great and I didn’t think it was too small since the whole room is open concept. Keep up the good work. I hit the subscribe button.

      Thank you and thanks for the support! A pool May have been around 25k if I helped with the work (basic pool) now it’s closer to 60k :/ but you’re right! Eventually I will!

    In the front everything looks good, but removing out your natural lawn not a good idea, since it’s so easy to take care of it and you would of save a lot of money. All you need it was to rent a detacher for your lawn 1 time every yr $30, seeding $25, small fertilizer $25, water every once a wk if it doesn’t rain and green again and a small electric lawn mower $100, to mower every 2-3wks, total $180.

      In a place like Arizona is probably not worth it. Even if you can afford the water, probably bad for the env. Same here in California.

      Yeah I’d have to spend a minimum of 100 a month on landscapers to get it looking sharp year round, then a high water bill on top.

    Nice job, you've mention being your own general contractor and subcontracting. We did that except we were able to Build to Own home, and built a 2750 living sq ft (3400 sq ft under roof)house for ~210K. This was after we got a quote from a builder that wanted $356K !! (it is now appraised for $409K)If your state allows it, I recommend looking into it, just find land and you can build to own yourself just like you did here!

      I was under contract at 356 but it got appraised for 320, they had a cash offer at 345 but stuck with mine because it was already 2/3 weeks under contract and covid just hit so they were afraid to put it back on the market. Long story short I got lucky with a VA appraiser and saved over 30k

      @@danrockwell1883 thanks! Also I saw your other video. I would sell the house and pocket the cash. Where interest rates where they’re at housing will fall 20%. So you can probably buy a larger home if you come back. The 2% mortgage rate is very tempting to keep it though.

    Instead of a brick wall, you could of save a ton with a wooden treated fence Panel 6ft x 8ft $75 each and another big save. But yeah dam you over spend in the outside $27k. I have almost the same house but bigger backyard and just in the outside I have spend $2500 and is looking like a landscape from Pinterest front and back, The most expensive part was the fence panels, painting, plants, and a new electric lawn mower. And the labor my friends volunteered to help me out.

      Yeah since I’m selling I did over spend on the wall! I’ll get some of the value back in selling but I thought I’d rent and keep the house forever.

    Wow that is an eye opening total sum. How long did it take you to save 70k? I'm truly impressed you were able to save that amount. Also if you didn't put your sweat equity in it it would cost you 100k plus. Often labor cost is the most costly component in a remodel. So by doing a lot of the work yourself you must have saved a huge amount. Your house value must have gone up at least 150k. The only thing your house needs is some lemon trees to make your house Arizona chic! Now we are going to watch you sell that house and get a much larger fixer upper in a nice neighborhood and flip that for even more money!

      Great question! I could have saved a lot going wood but it’s kind of the standard in Scottsdale now so I wanted to keep up with the neighborhood. At least it should last 20+ years

      Killed it at the beginning by not watering it which was sad but at the same time it’s nice not having to pay for irrigation because here in AZ most trees need a lot of water.

      I live in a desert and don't want to pay exorbitant water bills and high landscapers to plant winter then summer grass every year so you can have good looking grass 60% of the time
