    Hey, I'm trying to decide whether to get a real estate license or work as a City Carrier for USPS. I'm looking for consistency as far as income and not sure if I should give up a 9-5 and risk not making money and become an agent. Any advice?

      james martin I actually made a video on this on my old channel. Essentially, no. You shouldn’t unless you get on a sales team that pays you to do something. It could be transaction coordinator, cold caller, etc. if you don’t like teams (I don’t do them personally but many people love it) then you gotta just work another 4-6 hours a day after work and build your personal brand like how this video describes. I know my answer isn’t candy and rainbows but I don’t want to lead you astray. You gotta work it. And if you end up liking the work and find success, then quit that job! Hope that helped!

    love this video @brokerbob. What would you do if youre dealing with a client and they have to move in immediately with a 650 credit score. And you know the associations are sticklers about high credit score and they take at least a week or 2 for move in. What would you do? Appreciate any feedback.

      If I have a client that’s a long shot at getting approved for something the first and obvious step it to tell them that so they know the risk they’re taking with going this route.
      Then I’d go and talk to the other party to try to get a verbal temperature check. Id Tell the client that and to take it with a grain of salt.
      If they decide to move forward on it, in the interim I would go find other places as backups to mitigate the risk of the possible move-in delay.
      That’s what I’d do. But that’s me.

      @@BrokerBob awesome I agree. The question is where what avenues do I use to find properties for this type of client in this situation? Immediwte move in are l uury apt communities which thisbclientdowns have that budget. Most mls properties are association and take 4 weeks with strict demands. and individual owners dont want to pay a commission I've found because they can do it on their own without a realtor. Thanks.

    then we wanna buy house cost 200k
    we need to pay cash tho so what if we can borrow 100k from friends then we buy the house ?
    we not going to face any issues with IRS since our income only around 100k and we buying house for 200k?

      Best thing to do is comment on a subject you need help with most and I might make a video on it!
      I’ve been to Dubai in the summer. All I can say about real estate in Dubai…maybe don’t do walk properties in Summer. Only place I’ve ever been that’s hotter than Phoenix. It was like 125 and humid. Ughhh

      Hey Robert,
      I made a video called something like “how to lease your property.” It’s on the channel. Kinda simplified for regular people but it’s a start.
      Otherwise Zillow, mls, Rently (in some cities)are decent outlets.

    How do you feel about using Facebook to advertise other agents listings if you get permission from them to do so?

      Meh. No. Lots of risk and the agent could sell it to someone else next day. In fact a person who saw your ad might look at it, think about it, then Google it and find the listing agents advertisement/link next and then go through him direct and no one even knew you were involved.

      Work with a property management company. They have all the rentals. You can go to their site and all of them have a “rental search” page. That will show you how many rentals that brokerage has at any given time.

      Join a brokerage that fits you and follow these steps in the video!
      Sales will be tough to get at this stage in the market though. May want to consider other industries to start out that are less cyclical, like property management.

      Yea starting your own real estate company is tough. I’ve considered making an online course as to how you can really make it in brokerage that goes into more depth than these videos can.

      Yea, this happens all the time. Can be super frustrating. Hence positioning.

    I'm starting a company of real estate in Uganda but with no income how can make it work because I didnt go to school that much but I want to earn money reason the property here in Uganda is cheap starting from 2000dollars and above so how do I get a investor

      You are definitely working in a different market so my suggestions will only go so far.
      My suggestion is essentially you need to do what I state in this video and stick with it. There may be other sites that are more popular over there so perhaps you should put your reviews on there instead of that’s the case.
      The positive of making an online presence in Uganda is it is possible the online marketplace may be less competitive. So you may be able to get in a higher position online more quickly. But I can’t confirm if that’s true. Online may not be as popular though. Or Maybe it’s more popular! At any rate reviews are always helpful so just stick with it and get as many good ones as you can.

    Just started year 3. 1st year in my market 746,000 in sales...not horrible here....2nd year, I sold 2 home....2!! Year 3 not starting out great!!! Help lol

      Yes the market is in a downtrend for the more standard home sale. While I have a new season coming out in about a week that will help with this I’ll say this.
      Diversifying what you do in real estate is what keeps the mortgage getting paid. And if you do something that compliments home sales that gives you money today while opening the door to more sales when the market is better or when that client is ready.
      The best example of this is property management, since it is a long term and ongoing relationship with the property you could sell later. I do this at a brokerage level and it’s lucrative.
      This turns you more into a farmer than a fisher. You grow your seeds and do your best to harvest as many as possible.

      Funny you ask! I’ve been working on making a fresh batch of videos. 50 videos! Half way there. But it’s a ton of work on top of running my brokerage which, thankfully, has been growing a lot.
      Thanks for sticking around and remembering me! I’d love to make more of these and interact with y’all. If I ever get traction on here I can justify it being more than just my hobby. I put tons of time into my videos and add in my real experience because otherwise I think the video is worthless. I don’t “pump out” content.

      Yes, I “canvassed” when I leased office space and represented the tenants. I’d find out if their lease was expiring soon, walk into their office and offer to represent them on the renewal or find a new spot. The agents of the building owner didn’t like me very much so I’d have to hide in the building so they wouldn’t catch me. Also did cold calling.
      Ultimately, that wasn’t my thing however the experience made me far better on my feet. But yes there’s some people who thrive on the “old school” methods like above and they did make decent money year one. And one guy even got a deal first day. That said, even that world of direct sales says you need 2 years to really hit your stride.
