    I’m pretty sure there was an article recently showing it’s current day vacancy rate is very low though. Something around 80% of the building is rented which is fairly high for NYC

    It depends, how authentic would you like the materials and what not of the castle to be? Using conventional modern materials, it would probably cost in the neighborhood of $150 to $300 per square foot, depending on the location and amenities. Using authentic materials like stone and better quality timbers plus old world craftsmanship, the castle would likely cost $325 or more per square foot. If your idea of a "castle" is more baroque palace, you could probably expect to shell out A MINIMUM of $400 per square foot.

    You forgot the fact that the biggest revenue earner for the Empire State Building was the rent from around the late 1940s to around the early 2000s. Companies no longer wanted to rent after the mid-2000s due to the outdated office space in the building and all the new construction coming online, like the WTC complex, the Bank of America building and Hudson Yards. They should just convert a good chunk of it into condos. Plenty of rich Asians and Middle Easterners would love the idea of owning a small piece of this iconic building.
