Hi there. Luxury listings are always great to feature but if it's first time buyers you are trying to attract, you may want to focus on a first time home buyer price point and even make videos that will benefit first time buyers. IE: How to increase your credit score, How to buy your first home, etc.
Those are things we have all felt and can definitely be worked through. I was terrible when I first started with video. Now I have learned the tips and tricks to deliver with ease and now help coaching clients do the same. But remember, done is better than perfect.
I would just send an email to the agent or a private message on social media is sometimes responded to better. I let the agent know that I will of course give them credit in my posting as the listing agent.

I usually just message them on social media and ask if I can feature their listing on my channels that week and I will of course give them credit for being the listing agent. I don’t think you technically have to have permission as long as it’s listed on the MLS and you make it clear who the listing agent is. You just want to make sure you aren’t representing yourself as the agent for that property.

Agreed! The second point about a lead magnet is extremely important in the online business age and in my opinion it's one of the first things that people should be doing to grow their businesses online, real estate or not.

my biggest concern in adding video to my business is the fact that I don't know how to use these medias. i.e. TikTok and Instagram Reels
There is a learning curve for sure. Start with being consistent on one platform and then you can add others. You can do it!
