Thanks again for another great video. I noticed that your profit to sales price margin is under 10%. Are you working with smaller margins given the shifting market? I've got a flip on the market right now and I'm trying to gage if I need to start adjusting my expectations when it comes to my profits.

Refinish the floors dark. Black and white there. Could be really awesome and a modern spin on a beautiful old floor. Or go very light for a very “current” white oak look. I personally don’t see this type of floor as traditional at all. It looks quite modern for the time they were popular. Play with it :) try it out this time. I don’t think it’s gonna make a significant impact to your sale value and will give you some cool info about how you can work with it next time
This house is adorable! You should use that blue color on the outside like maybe as a trim. or even just keep it blue. its such a pretty color. it would be so fun and unique.

I am wondering if a lot of the wood, plastic, and glass from the backyard could be recycled? There is so much of it, and the cost of dumpsters would be prohibitive, I would think. I am not sure who would be willing to take it off your hands. That backyard is daunting, but I know you have a plan.
That is one really strange neighborhood. Two funky houses and bazar backyards. Keep the parquet. I wouldn’t even know where to start to disassemble the back yard.

Try to keep parquet flooring. It is coming back in style believe it or not. Refinish it to a richer brown.
