    Damn, the Bay Area is crazy expensive... I am shocked at how much you pay for these houses in the condition they were in before the flip. As usual, you did an amazing renovation.

    I love how you're always so respectful when you describe the house before renovations. A lot of flippers on youtube give their personal negative opinions on what the previous owners had chosen to do when they lived there. You on the other hand explain why you choose to change it to appeal to more buyers instead of acting disgusted with people's choices for their homes. I love your friendly approach and afterall every home owner has the right to choose what they want in their home❤
    Personally I liked the original wood features on the exterior and the original glass in the door but I'm not a buyer either so I understand :)

    I really like this video style--walking through problems and then addressing them. It's a lot more better than just before and after comparison videos

    I love your channel. You show the before and after in a clear and precise way, and you narrate it well. I'm glad you don't make it "all about you" and not the house as some flippers do. Excellent job as usual!

      If you check her old videos you will find them. She started to flip houses when she had a full time 9-5 job then she decided to quit the job and flip houses. I think the most of those videos are under House flipping for beginners playlist.

She held out on selling the house to other bidders so her "greedy ass" could get more money...That's why the housing market is what it is because of greedy Americans! The ones buying the houses are just as greedy and corrupt and will do anything to make a buck. That's why corporate america is such a disgusting place with people cheating and stealing from others to get ahead. It's crazy out here and you need to wake da fuck up!

    The House is Beautiful, but I was not in favor of the Master Bedroom door into the Garage. But the Home is so Modern, and so Fresh. Just love, love the Kitchen. The Open Concept makes a Difference, YOU GO GIRL 💪

    Oh wow!! I cannot believe this home would sale for that much! In my town, I would say $175,000 at most. I guess that's what you have to know if you choose to live in San Francisco 🤔😏 WOW!!! UNBELIEVABLE...

      I agree. I am in San Diego but like to browse Zillow for real estate around the country just to see what life is like elsewhere. I saw an amazing mega mansion in Nebraska for $700k, less than half what this tiny, outdated, starter home costs in the SFO area. The prices here in SD are also crazy high, especially today.

    The housing market in the San Francisco area is unbelievable. Also the rehab cost has capped at 15% which is also a plus.

    Wow...California real estate is so expensive. I'm shocked that this is the price a person would have to pay for an entry level house. Almost anywhere else you could buy a huge house on acreage for the same amount of money.
    The house is beautiful. I like how fresh and up-to-date it looks. It's very sunny and bright inside.

    yes, that seven dwarf story book roof was ugly and dated. Definitely the first thing I would change too.

    since you added a grass lawn, did you add in ground sprinkler system? do you usually add sprinkler systems if there isn't one when you add new grass?

    Great job on renovations. For a million dollar home, staging linens look cheap. Instead of bedspread use comforter.

    i just love watching your videos...love your selections. You never cut corners or go cheap in your remodel so many other investors do that. btw, whats the grey color on lower cabinets in kitchen. mine are all white, i may do the same as you did.

    Why have hardwood floors in the kitchen? Is that functional?

      Very functional. I have had hardwood in the kitchen in 3 homes. It is very durable, wears well with water splashes, spills etc. and looks great. There is no reason not to go with hardwood in a kitchen despite fears about water.

    Great job well done! Can I offer some small advice? I have a Degree in Filmmaking and all your video and camera work is great. But can I suggest not walking backwards on camera as it is very disturbing like your retreating from something. It shows you being very vulnerable which is what you don’t want. You need to get the camera person to walk backwards not yourself. So you really only should be walking forwards slowly or standing still and talking. The backwards walking is a little disturbing 😊

    A feng shui principal is that a mirror should not be opposite the bed ...you use mirrored closet doors.. Has anyone objected to this?

    The garage door in the bedroom is awful and not convenient. The traffic from the garage into the master brings extra dirt and grime.
