    I really like the chevron tiles in the kitchen - the design gives an otherwise boring white tile some interest. I can't believe they're being discontinued!

    This is a really small one, and always tough to maximize existing space. The home is really tastefully executed, and many buyers would love to have it. I especially like the curb appeal, and simple but elegant landscaping. This little home is lovely in every aspect.

    Good call on the garage door into the house (you can hardly notice it being there) and leaving the kitchen door; and designing a washer/dryer spot. You did a great job and it looks fantastic. I was wondering if you think you could have cut down on the remodeling features to save 50k?. It is a shame you are taking a loss through the downturn. I don't know what you could have done to save more on remodeling without sacrificing the look though.

      Thank you, I'm glad you liked the renovation. We already made this a low budget renovation by keeping the wall heater and shower tiles. There are other small things we could do, but we would only save a few hundred - a couple thousand dollars and it wouldn't make a huge difference to the bottom line.

    The house looks spacious, bright and welcoming. I really like every flip you do. About the tiles in the bathroom, they look in perfect condition and bring a cozy and vintage look to the space, definitely was a rational decision to keep them. Perfect job!     Hey Elisa! Really like your content! I grew up in the Bay Area then moved to St. Louis after graduating college to pursue real estate investing. The main reason is because the cost of houses is significantly more affordable especially getting started with flips. I’ve only flipped 2 houses in the last 2 years since I’m extremely conservative. My last flip I only made a small amount because I got very lucky with the first deal and made more than I’d thought so wasn’t as careful running numbers on the second deal. I could not agree more that those lessons are extremely valuable and I had no shame telling people that I didn’t make as much as I hoped! The lessons learned are priceless to thrive on future deals. Currently under contract with a 4 plex here so a big change than what I’m used to with the flips! Keep up the great work and just know your videos help out more than you can imagine!!

    And I thought property rates in SC were crazy! I just bought a very similar house - sans garage, but fantastic backyard. We were able to negotiate down to just under 200K, and will probably be able to sell it for a solid 300 or even 400K in a few years.

    Cute house, I like the door into the garage, even if it is in the living room. Easy access in bad weather and for carrying in groceries. Hope it sells with a profit. I can’t believe the price of houses in California, $1 million for this tiny place. In Texas, a million get you a mansion.

    Is painting a fireplace a good idea for the potential toxic fume from the heat? Also, is there a building code requirement on the new entrance to garage due to vehicle exhaust issue? Impressive backyard work, the curb could be colored concrete instead of painted lumber though. Thanks for writing the book, I find it informative. Wish you a successful sale with this house.

    I would’ve personally left the wall to cover the bathroom and laundry doors so you can fit a tv unit and wall mounted tv. This would be perfectly adjacent to the lounge. The living space is awkward for a tv with the current set up. Apart from that, it is a overall good job 👍🏼

    On the numbers, 1.2 sale - 1.1 (1m + 100k) cost and renovate, still leaves 100k profit, but you indicate a 50k loss. Are there other fees you did not mention?

      1.2m, selling cost would be about 8% so $96k. Plus you have carrying costs.

      The holding costs on a 1m property are going to be significant. Taxes, interest etc. You want to be rid of it ASAP.

    Very awkward floor plan with all the doors and the weird laundry closet is the focal point when you enter the home. Not to mention the only place to put your sofa faces into a hallway.

    Even though it's no fun to lose money on a flip at least it's a tax deduction which mitigates the loss a little bit.

    Those heaters are so bulky in bad spots and probably not very efficient on Hydro/power. adding a half bath or bigger master closet would of been nice but no point if already at a 50 000 loss.

    The only thing I don't like is you added a grass lawn instead of a desert garden. It's unlikely that a new owner will go through the trouble of redoing their front and back yard after the purchase, which means they'd be wasting water for years to come - water we don't have in the Southwest. The renovated house is your product, and as designers/builders, we are all obligated to be more sustainable even if some buyers don't have that in mind (yet).

      she clearly stated at the beginning that more buyers prefer a grass lawn than others so the people attracted to the house will be fin with it, if not then they can do whatever pleases them

      Other than what I said in the video that most buyers prefer a lawn, I also looked at neighbors' front yards, and I wanted this house to match the neighborhood aesthetic. In areas where the neighborhood prefers drought resistant plants, I follow suit.

      I wouldn't buy a house without a lawn. I wouldn't even look at the house. Sounds silly because I could hire a landscaper to put in a lawn, but when you are spending that much money, I would not even consider it.

    The renovation is beautifully done but seriously that house before looks like a $100k max purchase and a $300k max sale. I a, shocked about spending $1m on that!

    Well, the dragon has to eat it's tail eventually. I thought you did a great design job on the reno. But when I heard the numbers my jaw dropped. Where I live you might have paid, max, $30,000 for the property, then spent another $30 renovating, for a sale price of $100,000, and a profit. But the numbers you quoted?? I don't even see how, in the bay area, you could have spent that much on the reno. (What's that bathroom console made of, gold?) And to have paid over $1M for the original derelict property. And to buy it for the ask, with that crappy broken driveway?? Something's out of whack here. (But like I say, great job on the design work!)

    I don’t understand why you didn’t make space between the new vanity and the side of the tub. There is no way a shower curtain will work there. You took out the glass shower doors which means the owners will need to put them back.

      i just noticed that, i don't know if it's the way it's filmed but yes the cabinet is really close to the tub, they can still add a liner shower curtain to keep the water out

      Because the toilet needs a clearance from the vanity, and the bathroom is too small to allow for a bigger space. But a new glass door can be installed. The old one is too dated.

      When the deal was negotiated, the numbers worked at the purchase price, but then the market shifted.

    Which country is this how this small small house cost so much money 1M? i see other flips with bigger and better designs for less money can someone please explain i watch the Austin flippters they got bigger houses for 200 &300 thousand sometimes less which country or state is this????????

      It's in California in a more expensive city so it's more expensive the Austin flippsters are in Texas so it's cheap

    Honestly removing the wall heater and not replacing it with anything would probably be better than keeping it. Those things are so ugly and are an immediate sign of an old decrepit low value home that probably has asbestos. I would remove them in the future whenever possible! :)

    I love that small house. I would live in it. The only thing that bothers me about it is that the kitchen sink isn't under the window. I do love it tho. You have made a beautiful swan out of that ugly duckling.

    If it cost you 1 million to purchase and 100,000 to renovate, if you sold it for 1.2, wouldn't that still be a small profit after fees?

    1 million + 100,000 = 1.1 million. Sale at 1.2 million less 1.1 million = 100,000 profit. So not understanding a 50K loss.

      I would guess the house payments and bills she has to pay while renovating the house. Also closing costs.

      There’s other costs associated with flipping (holding costs, hard money costs, utilities etc).
