      It has mostly seperations and thus feels kind of closed inside walls, thought you might break some walls down and make it open feel but it comes with lots of extra work, anyway great job done, good deal, and mostly, satisfying

    Impressive video. I started a bit late (graduated from my doctorate program at age 30 in 2016 with 170k in school loan debt). Managed to pay off my debt by 2019 and currently have a house and 250k total in investments (combo of profit share, 401k and a brokerage account). I'm not very knowledgeable in investing, so I just have my investing currently in index funds mainly voo, but have been putting a lot into schd the past few months. I dunno if that's the optimal strategy, but psychologically it is very set it and forget it, and prevents me from obsessing over individual stock performance.

      @@obodoaghahenry9297 Instead of using different brokerage accounts to purchase index funds or individual stock, compare your age(s) and how much time you have estimated till retirement, you can also opt to consulting/working with a fund manager/advisor for an “optimal strategy” to outperform the bear market.

    I lived in a house that was built in the 40s and two of the three bedrooms had external doors with small, private porches. I was told that this would allow a woman whose husband was away at war to earn an income by renting out one or both of those rooms, while still maintaining her home and caring for her children. I loved being able to open the doors and windows to catch the breeze!

    Considering what you started with, the end result is very nice. One thing I noticed about the bedrooms is the lack of storage. I did not notice a single closet. There were no dressers, either. The master is nice, but put a couple of dressers on and it will shrink very quickly. The kitchen is not a good layout at all. There is no room to work in it.

    Not only does the light blue on the porch ceiling help keep bugs away, the practice actually originates from Gullah folklore from the Lowcountry sea islands of South Carolina. The Gullah/Geechee people believe that painting the ceiling of your porch blue will help keep the Haints (evil spirits) from entering your home. The haints supposedly cannot cross over water and are fooled by the blue ceiling. This color blue is commonly referred to as “Haint Blue”, especially here in South Carolina and Georgia!

    WOW! you guys did a fantastic job on that place. I noticed the video was posted in 2020 and I am very certain material prices are way much higher in 2022 which should offer more motivation to renovate older homes because by doing so you save bundles of money on the materials already in place such as the skeleton (frame) of the house. So long as the frame is not rotted or deteriorated by termites. Fantastic job guys.

They never claimed they were going to show a step by step. I thought this came out nice considering how the city was ready to tear it down 🤷‍♀️

(im sure they run the stats on who watches and for how long and analyze it frame by frame). there r plenty of channels on here for dudes to get their knowledge on about all the things u mentioned. they do a fun, easy on the eyes house design and mostly want ppl to sign up for their course (rightfully so). they give great stats at the end and those of us that subscribed love their energy and overall channel.

    Great job, but I honestly don’t understand with so much of the house having to be rebuilt, why didn’t y’all knock down some walls and relocate certain things like the kitchen, and do more of an open concept instead of making the weird layout pretty?

      Its because they are renting it and not selling it. They could have taken this house to the next level with a new layout but would have had to sacrifice a bedroom most likely. But with renting its all about the quantity of bedrooms. But personally i agree.

    One thing I want to say about renting a house; if you take the depreciation you must depreciated it for 27 1/2 years to full depreciation of asset. If you sell before that period, there is a depreciation recapture that reduces the cost basis of the house and that is usually taxed at 25%. So, investors need to be aware of this before deciding to take the depreciation expense.

    For all the geniuses yapping about the foundation here's a primer for you.
    In Texas we get droughts regularly, 3 months of no rain at my house this summer is not even considered a drought...just normal. We have limestone and clay soil. When you have a concrete slab foundation and there's a drought guess what happens? The ground splits. You either spend a great deal of time and money (not to mention harming the environment) leaving a water hose running around the perimeter of your slab or in a few years you have a cracked, busted, heaving slab. I have seen beautiful, newer homes demolished because the slab was beyond repair. So the very intelligent builders a couple hundred years ago started using pier and beam which allows for shifting with no damage to the home. Those multiple stacks of "small tiles" are where a "foundation" leveler has gone in and jacked up the house incrementally. Those tiles are very easy to pull a few out or stick several in raising or lowering as needed. My current home is 98 years old and will need leveled within the next couple years, but it will cost me less than $1,000 and hasn't been done in almost 30 years. Just because you're not familiar with it doesn't make it wrong.

      I live in Washington. My house is 100 years old with the same foundation. Most of the houses in my town are. We just had to level an addition. It's a totally valid foundation option. Some banks don't like it around here, but done right it's fine.

      @@apweaver3498 very much depends on the place and the builders. Post and pier is very much used across the nation, but codes vary by county and not all builders put in good foundations.

    Nice Job! Good luck with the flooring, I put the exact same stuff in my entire house and it didn’t even last a year. I purchased it because it was highly pushed as “life proof” and 100% guaranteed. When the edges started peeling and lifting I filed a claim with them but they denied it stating the warranty was null and void because in one area of my house there was a 1/4 inch grade variation over a six foot span.
    Buyer beware and don’t be fooled! Read the fine print and you will see that they have written it so they will never have to honor the warranty.

    I feel like the kitchen needs more things such as backsplash as it helps to easily wipe spills, grease and other things vs just drywall. Also hardware hulls on the cabinets will help them stay white and clean longer vs no hardware. Also I would’ve chosen a white countertop vs black because it would show less dirt and streaks. Other than that I think the house looks great.

      @@tbmusician in some areas of the US, fridges are standard provided. In other places, appliances like fridge, washer, dryer move with you. There was a space between counter and door for a fridge to be installed

    cute house but no counter space, creepy door in back bedroom, no refrigerator or dishwasher, no closets (I didn't notice any), cheap looking bathrooms and every time someone move out everything will need to be replaced. You guys could have design the house to have a larger kitchen plan with counter space and cabinets along with a linen closet. A house without any storage is just a box with windows.

    It’s a cute little house, but having to renovate the entire house, I would’ve done more open concept and not spend so much money adding walls, windows, etc. And the staging was awful. Hire me to do the staging the next time!

      The living room furniture was way too big for the room. It made the space feel really small. I think instead of a bedroom in the front of the house, it would have made more sense to put the kitchen there and keep all the bedrooms in the back. As a rental it would probably work but people will be forever saying...Why didn't they do this...or why is that there....?
      My only expertise is a few remodels on my own home and about 500,000 hours of watching HGTV. I will humbly defer to those that have flipped in real life. Thank you.

    You guys honestly did an amazing job for a home that’s being rented out. Of course it’s not going to be a luxe home but it’s sustainable and livable. I see so many rentals that are absolutely disgusting and sometimes they’re bigger than this one that you guys worked on, but the cozy feel and that fact that everything works, isn’t broken, has actually nice + genuine landlords is amazing. It’s exactly what somebody needs.

    Amazing the transformation! I'm always for saving a home that has good bones, but even I was cringing at the level of rehab needed, lol. Here in Oregon, the labor costs would've probably been too high to even consider it, vs doing a tear down and new home.

    Yes, the color is called "haint blue" in Louisiana and some of the Gulf states. According to studies, gnats and mosquitos are less active and do not swarm when surrounded by haint blue. It actually does keep the bugs away at dusk, when they are typically most active. Doesn't do much the rest of the time and certainly nothing at night. It is only a gentle hint, however. I still recommend planting the porch with a shoo-fly plant and burning citronella candles.

      We used to have blue kitchens in the past in Norway to keep the bugs away from the food. In the times before the refrigerator came in the 1950s this was sought after.

    Cutaways and cat pictures aside, this video is the perfect house flipper story. There is no shortage of stories of off grid or fringe properties being constructed or renovated, but what I personally find more alluring are stories of unloved, lowly valued properties that exist within city or suburban limits, receive an overhaul and return to the world of homeowners and renters. Not only did Austin Flipsters take a neglected property within the limits of society and make it livable again, but they also described the process in such as a way that I felt emotionally invested. I wanted the house to be loved again. Even the expense report and the potential cash flow analysis add character to the property. Thankfully, the video does not end with a cliffhanger. Rather, the house will operate as a rental property for the foreseeable future. Either way, I hope there are more videos of neglected urban and suburban homes reborn.

    Nice job! However, I would have switched the kitchen and the front bedroom and knocked out the wall between that room and the living room. Much larger kitchen. Open concept. Room for an island.

      @@jubmelahtes Maybe, maybe not. The house has already been demoed when they bought it. They had to lift the house up to level it, which would have meant they would have to do the piping over anyway. Most people nowadays like the open concept so it might turn out to be a win win situation.

    Turned out great! I’m sure someone already said this in the comments but some blue porch ceiling folklore is that it keeps out the evil spirits. I head that a lot when I lived in New Orleans and I hear the same thing about the blue doors here in Santa Fe.

    That apple green in the kitchen was very popular in the 70's. I used it, lol. It was considered then "Bohemian." It was seen a lot of places. I cringe when people make fun of old houses.....lives were lived there. It mattered to someone. You did a fabulous job "rehabilitating" this house. More happy memories can be made there.....

      That same color was in my older house when we moved in. I feel like “modern” white is going to eventually be made fun of like the green color is now lol

      @@monicarenee7949 "modern white" is in my grandmother's house (mother's side) built in 1928, and remains elegant and beautiful to this day
      aqua green and salmon pink is in my other grandmother's house (father's side) built in the 1950's, and is tasteless dated and ugly
      some styles and colours are timeless, others belong in the landfill

Like, yeah... you can go to the ghetto and buy a $5-10k house, but if your remodeling puts it at +$100k, no one's gonna pay that much for a house that's still in "the hood," regardless of how nice it is.

      @@DarthMohammedRules True. i'm surprised it was that cheap just 2 hrs from Austin. I wonder if prices will eventually rise there as things spread from Austin. Hmmm may be a good place to invest? Or is Texas just too big, ie there is a ton of supply of land houses outside of the big cities so prices just won't rise. Too much supply and no demand in these towns?

    The person who designed the layout should be fired. That kitchen is awful. Seriously. Putting the sink half in front of a window and half with the corner of the cabinet practically hitting you in the face? Terrible.
    You could have changed a lot more to make it a space in which someone would actually want to live. I really cannot see you getting the ROI from it as a rental.

      I think she was right in saying the space was awkward but they did the best they could. Without moving internal walls (medium hassle), or moving the window (large hassle) I think what they did was a pretty good solution. and if you don't think people can get a good ROI with owning property and having rent cover the mortgage and stuff you're crazy.

    Being southern European and seeing a house stand on wooden blocks (or whatever they're called) made me feel a little.... Uhhhh.... Let's hope it doesn't get windy.... But other than that cute renovation!!!! And these two have great chemistry!!!! Nice job!

      The great big windmill turbines might help you understand there's lots of wind in Texas. There are also many pier & beam foundation homes.

    This house is mostly eye candy, until you go inside. I understand keeping it basic for renters, but the kitchen sink is divided by a window and a cabinet....😒😒😒
    Considering all the windows were replaced, it could've been centered over the sink. Someone's going to hit their head on the corner of that cabinet.

      I'm an interior consultant. And in school I specifically remember that the dishwasher goes beside the sink and if you have cabinets at all then its nice having them above the sink to easily just put the cups and plates away. I'd much rather have the window above just a bench. So I can look out while making food or open the window to the terrace and serve food through it for guests.
      But I guess thats mostly just a culture thing. But I definitely agree that the sink shouldn't be centered in between.

      Since they had the walls knocked out and replaced all the windows, it would have been better to have a cabinet where the window is and move the window at the end of that cabinet about halfway down the countertop with a sink centered on it. Literally no more than $100 in lumber to move that window. And as a renter, I'd hate to have to buy all the curtains needed for that master bedroom. I hope it isn't on the south side of the home because you'd be baking in the summer sunshine.

    It looks better definitely, but the Master bedroom looks like a closed in porch with all the windows for the neighborhood to stare at you. Lol. I wouldn't be comfortable sleeping there. Just saying.

      nsejita Great question! So they were there since we bought the house a couple years ago! The next door neighbor fed them! And there was an old lady that was super sweet that lived at the end of the street, kind of to the right of this house! And she was lonely so she told us she would feed them, but she recently passed away! So there’s a lot of grown folks who like to take care of them! My dad had tried to get them to leave because he was going to remodel the house! But they stayed 👆🏻

    Hey guys I love the house. You kept it simple yet classy.. I just bought a 2300 soft Church in Virginia on 1/4 acre for $60,000.
    I plan to make a house out of it. The Church is in excellent condition and hardwood floors are simply beautiful. And it has a kitchen with two bathrooms next to each other so not sure what to do.. move one bathroom to be between the two offices which could already be two bedrooms. I bought it because of how well maintained this old church has been through the years by the church members.. so would not be as much work as if a total renovation. Just needs a few walls added. The heating and cooling looks brand new and I can hardly wait to ring the steeple bell. I love to watch what you do to these flips, thank you. I think I will make a before and after video out of the church.

    Opening it up and putting the laundry room next to that back door makes way more sense. This is the cost of not having the designer do a walk thru before starting work. The neighborhood looks sketchy and a fence around the yard would have been a good investment. I can't see you guys getting back the investment in this one.
