    I would love to see a time lapse of your contractor doing the demo work and rehab. I think it would be interesting to watch.

    I would tear down the wall between the kitchen and the living room and build a peninsula, and on the wall next to the table I would put the refrigerator with cabinets on the side, I love watching your videos, I can't wait to see the finished house. 🇧🇷

    Move the fridge over to the dining room wall and surround with deep pantry cabinets so the fridge looks built in, that would help the floor space and sight lines in the kitchen; remove all cabinets on the opposite window wall in the kitchen, and extend the base cabinet on the left into the open space to allow a couple of bar stools. I really like how you explain how you will handle some of the design quirks every house has, like moving the wall to make the shower larger. Can't wait to see what you do!

    Hi Elise, I just bought your book, thanks for sharing you knowledge and experience. By the way, imho, you don't have to make your video perfect like a TV show, some small errors or slips of the tongue make your video more natural and down to earth.

    I extended my kitchen into the dining room and turned the living room into the dining room. Some older houses are so closed off we did what we could. It turned out pretty good

    This looks like an excellent project and it will be very successful. Have you considered moving the kitchen into the living room instead of the family room? The family room is more private and has the entrance from the garage in part of the wall. The family room would become the de facto living room. The living room in the front of the office is more "public area". Someone who is working in the kitchen would love to see the distant view out the front window.

    Do you plan on opening part of the wall between the living room and the kitchen? The living room currently doesn't feel like part of the home. A pass through or an island to sit at would open the space up.

    Can't wait to see what you do to this house. For the kitchen, make the entry from the main hallway smaller and add a built-in dinette or take out the wall between the kitchen and living room to really open it up. For the backyard, make some planter boxes with mulch paths and a small grassy area for kids/pets.

    I'm sure it will be nice when you complete it. Good bones. I'm a big fan of pea gravel as a mulch. It lasts forever.

    Hi Elisa! It would be awesome if you included how much it costs (or estimates) to do each of these work items when you go over the scope of work. Super interesting to see how the overall rehab budget is distributed to the different aspects of the house. :)

    I would open up the wall between the kitchen and the formal living room. Move all vertical storage (pantry, fridge) to the wall that is currently the breakfast nook. I like your idea of relocating dining into the family room. Move the stove to what is currently the refrigerator wall. That way, no stove vent hood obstructs light and views from living room to kitchen. Leave a large peninsula and a partial wall (to create an entry area). Leave the sink where it is. That way, you use the vertical wall space to maximum advantage, improve the flow of light from the kitchen window into the living room and from the living room into the kitchen, and have a perfect work triangle with about triple the prep space of what currently exists. With that size kitchen, the longest stretch is between the sink (leave it on the outside wall) and the fridge (on the opposite wall where the breakfast nook is currently) which will still be under 16'. According to the rules-of-thumb guide for kitchen design in Architectural Graphics Standards, the longest 'side' of the kitchen work triangle should be under 18', 15' if you can manage it. If you can manage to pop the load-bearing beam up into the attic (assuming that the wall between living room and kitchen is load-bearing), the flat open ceiling will contribute to a spacious feeling in both the living room and the kitchen. I'm a retired commercial interior designer, with some house-flipping experience. In some markets having the kitchen visible from the entrance of the home would be a deal-killer. In California, though, if the bank of cabinetry surrounding the fridge is attractive, I think the kitchen will become a real selling feature. I might even suggest using a slightly different cabinet style or different color on the refrigerator wall to make it more of a visual feature that would convert the kitchen from liability to selling feature. I can't wait to see how this one works out. Love your work!

    A kitchen island! Take off the wall between living room and kitchen, replace with it a kitchen island.

    It might be out of your budget but I would move the front door to the center where the kitchen window is and make the formal room into the kitchen. But then again if your just flipping the house that’s a lot of money, you might not get the return.

    Blow out the wall between the LR and kitchen. Make it an area you want to be in, not just a path through the house. What do these people do with closet doors? Bizarre. I also like another comment about putting the kitchen in where the LR is, but then the only entry to the house is through the kitchen. What ever you do will be great.
