A wise advice to all Pune residents... Stop buying new houses in Pune .. better buy house in your hometown tier2 city .. 1 crore house will never get buyers if you have to buy don't buy beyond 50 lacs for 2 bhk that's real value of Pune property... If you go to sell you will end up paying 12.5% tax tooo ....
I totally second your advice. There is no value for money in Pune properties anymore. People buy anything just because they have no option, and they have money. Third rate builders are exploiting the situation

In this regard the society should file a complaint against Corporation to State Health Department and PWD, and to CM Mr. Eknath Shinde.
VTP builder is anyway a fraud and the Corporation is in bed with VTP.
I am not surprised. V.T.Palresha used to run cement shop 15 years back. People coming from outside Pune have no idea who they are dealing with. Many people think he is a branded builder. The influx into the city is such that builders can sell any piece of $h1t and get away with it. People are gullible because they want their dream home desperately.... Which remains in their dreams.

I was an intern in Elina Living and got chance to explore the area around NIBM, The Ark nd so. Only Lodha Bella Vita has PMC water pipleline connection, all other projects depend on Water Tankers. Even Raheja doesn't have pmc water connection despite of being the largest and best developer in country. Either go with reputed townships which has a track record of good maintenance or go with townships where politicians have their own flats and homes.

We have Purchased a Plot in Lonavala in a Layout at a price Rs 75 lakh and now soon will.make our own Villa

* We are staying in VTP Urban Life, Talegaon, and it has been one and half year getting the possession. Here also facing the water issues, no corporation water supply, all depending on tankers, still no electric meter ,every day facing fluctuations and power cut issues, horrible road condition ,water blockage in front of the gate which gets impossible to cross. Promised eminities can't be seen anywhere.

Current Situation of VTP BELAIR is exactly the same. WHOLE PROJECT IS CURRENTLY IN DOLDRUMS. NOT A SINGLE PIECE OF WORK IS COMPLETE. RIGHT FROM THE GATE TO STP, FROM PIPE LEAKAGES AND PIPE BURSTS, EVERYDAY LIVING IS BECOMING WORST DAY BY DAY

Problem across India is....basic infrastructure. Infra should be the first and foremost thing that should be clear before any sale takes place. We common men cannot be taken for a ride time and again.

Sir we live in lane 13, Lohegaon, Pune. We live here last 12 years and NO ROADS in our street, main road has only potholes, power cut 3-4 hours everyday, PORWAL road traffic is nightmare everyday. NO SOLUTION TILL DATE.
PMC should not charge property tax until basic necessities like water, road, etc. are provisioned.
It’s not just this project…similar is the situation with other builders as well…and all this harassment is happening in the knowledge of PMC.
Even RERA and other judicial systems do not pass clear mandate in favour of residents/customers in terms of compensation, possession & quality standards…
Why don't taxpayers ask this question to the government? You are paying 5% stamp duty, 1% local body tax, 5% GST, 1 % metro cess, 30K registration fees ...total of 13% to the government. What is the government doing for you?

SPECIALLY FOR VTP buyers please hire an advocate before you buy any property. This above issues as well as litigation's ( court cases) are on each and every land which they are developing.

This builder is a disaster everywhere, even people are not satisfied with the new township they have built in kharadi (VTP Pegasus ) the substandard quality of flat materials , the delays and their sit back lethargic attitude to give no dam is now well known to all their customers, but they are indeferent to all this.

Buying a flat from VTP is suicide
Residents could have demanded all tax payments made/or pending during handover. Most folks don't even know that even the clubhouse of society is liable to pay property tax like we all do for house tax. Recommendation: Hire a consultant or lawyer during such handovers.

The main reason is people living in HIFI Societies have a lot of money , We know the builder is at fault no doubt about it but when they went to purchase flats they should have checked with other developers as well

VTP, kumar,or Lodha all are similar have done similar scams in the past and customers are still regretting why they invested their hard earned ₹₹ heavily into their pathetic projects. Corporation and politicians get their "hafta" timely to keep their mouth shut and help offload all the builder's burden to aam janata, such that they get harrased by corrupt corp officers.
It seems Marathi and Maharashtrians left Pune a long time ago hence a new “hindi” Pune .😢

Please visit VTP seira, Baner sus road, 3 years complete but not a single floor completed they assured to give possession in 6 months as per RERA date, how is it possible to complete Tower 4,5,6 which was constructed in three years.
