Walkeshwar has many good plots with views but all redevelopment is stand still since years …have stayed there for 30 yrs and I myself have a west open sea view in an 70 year old building
Most Bandra flats have all buildings very close to each other , Matchbox flats with 4 walls , completely dead no air and no sunlight , small roads with traffic at its peak , moving from bandra was the best decision , this developer has a lot of inventory flats on going projects in bandra khar hence his bias is towards bandra , As far as Sobo is concerned he Sadguru does not have deep pockets to " build or acquire land " at Malabar or Napensea Rd or Worli hence he is negative and crying about about the same

As a bandraite myself, I do not see Bandra as a prime location any more. It is overcrowded, roads are small for number of cars (basic infrastructure is not optimal for elite development) and even if you live on Carter road - money still can’t pay for the privacy (just look at the crowds on Carter road who are just visitors). South mumbai will still be south mumbai - and with new airport coming up, it is much better connected even than Bandra. (The cafes and everything social are side products of economic prosperity of region - they don’t matter in deciding “strategicness” of the location). So, south mumbai will keep its crown.
Bandra was a beautiful village, home to me my parents and Grandparents(1940). Beautiful cottages just like Goa. Its now beyond recognition. Builders and the new settlers call it a dream place to be. I call it a gas chamber. The whole charm of Bandra is gone. Bandra station to Bandstand to Carters its all messed up. The scary part is that now all these builders are heading to Goa.
😂 , the catholic church is the largest landowner of non agricultural land in India. Most of these lands were usurped during the colonial period. And you probably were lucky enough to live in the buildings that came up on the stolen lands. You will obviously be unhappy & feel stifled if you can't sell & move out. Honestly coming from a small developer in Nashik, Pune - this guy is too egoistic about the market. Looks like, right now he is selling to a select few from a closed group and has a buyer ready. He launches once in a blue moon when he knows he has a solid interest for at least 40-45% of inventory from the same closed group. This guy's philosophies will eat dust in other markets at high frequency if it had to be profitable really.
For most of his buildings his clientele is niche & uber wealthy for whom 1to 2 lakh per sq ft is small change . Business owners , top celebrities & such.

This guy is charging premium for delivering on time with all approvals. Bro this is the bare minimum any buyer expects. A developer should not be even in this industry if they cannot follow these. So his explanation for premium doesnt make sense. Premium price would be justified if the fixtures, fit and finish, choice of materials is superior.
I have admired the layout of Satguru apartments. They make sense, are spacious, timeless, considerate (quarters for house help) and elegant on the eyes. Never knew who the builder was. Great introduction here. I like that they are selective and don’t go for cookie cutter buildings. Every one of his buildings has a unique layout. They certainly cater to a specific clientele and they know their tastes well. Love their work.
This builder is doing everything that a builder should do...the high premium is not his problem but it is a result of the market condition...full of dishonest and shady builders looting their customers....rare honest product in a dishonest market can command a higher price! Real estate market should be consolidated like the car market where buying affordable segment doesnt mean you get unreliable product.... even when you are buying the cheapest car in the market, you expect timely delivery and it is expected that it wont start leaking or giving engine problems within 1-2 years...same should be the case with buildings......now imagine if in car market all other company cars doesnt get delivered, starts breaking down within few years, leaks everywhere in such a market even a reliable WagonR or Santro that gives you peace of mind will sell at a very high premium just for doing what it is suppose to do!

In a space crammed city like mumbai balconies are a luxury that most people can't afford. The cost of land is very high to recoup it and make profits, developers need to maximise the FSI that they get. If you've a 1lac sqft buildable area you'll try to optimise it to get maximum number of flats that you can sell to people but if you add balconies your area is eaten up by balcony so number of flat reduces and cost of each flat goes higher which reduces number of people who can afford your flats. Hence builders in mumbai only do balconies if it's a super premium space. Most places can't have balconies. Same if you contrast with pune, there land is readily available. Abundant and hence even 2bhk flats have multiple balconies.

We don't negotiate with doctors for high priced surgeries but the health insurance companies who pay the bill get better rates in every hospital. Overall, this guy made sense but seems to be slightly inexperienced.

I thought mentioning 'builders' and 'honest' in the same sentence was an oxymoron, till I saw this interview. I wish more and more builders be like him, who aim to make beautiful buildings rather than fast money. Also, UC sale of flats, if not banned, should atleast be restricted till a certain % of project completion (say 70-80%). That would drive out of most of the unscrupulous guys from the industry.
Other factors; 1. Houses for household help nearby. 2. Lead roads to the building before you hit the coastal road. 3. Public spaces nearby. Bandra is too crowded. Cluster development will not work because every Bandra builder has a huge ego. 4. Future of Nariman Point. Maybe Adani or Ambani or Brookfield will buy it out and make it residential as a suburb of BKC and Parel. Makes a lot of sense with coastal road.

In 3rd world countries that have no building standards or regulations to protect customers, mediocre builders try to market a commodity as a brand and overcharge hapless customers. Also, UC sale of flats, if not banned, should atleast be restricted till a certain % of project completion (say 70-80%). That would drive out of most of the unscrupulous guys from the industry.

1. Houses for household help nearby.
2. Lead roads to the building before you hit the coastal road.
3. Public spaces nearby. Bandra is too crowded. Cluster development will not work because every Bandra builder has a huge ego.
4. Future of Nariman Point. Maybe Adani or Ambani or Brookfield will buy it out and make it residential as a suburb of BKC and Parel. Makes a lot of sense with coastal road.
SLUMBAI needs a FSR of 24 or more. All Builders live off scarcity of land. Its an Artificial shortage engineered by the state
House is for living and not for investment. By this needy people can afford an house and can also prevent rapid expansion of the city.
I agree with white shirt , the word luxury is being misused left right centre. These builders even call sell a 1 room kitchen in Karjat as luxurious apartments

Building homes ( apart from the extremely niche segment ) is a commodity industry in the the industrialised world. In 3rd world countries that have no building standards or regulations to protect customers, mediocre builders try to market a commodity as a brand and overcharge hapless customers.
India needs better regulations, building standards & cheaper financing options to meet the housing needs of 1.4 b people.
