bhai yeh story pure pune ka, this area is still in development phase and it might take few years to settle down everything. its good area to stay probably after 2-3 years
Mhalunge TP scheme was launched in 2018 by Devendra Fadnavis and soon after that he forgot if something like this exist on ground. I stay in Baner and road from Orchid its tiny road with gaothan around. Road from Mercedes Benz might not complete in next 10 years as well looking at litigations it has. Lot of land parcels are open between so PMC won’t pay attention either. There is no company or tech park in Mhalunge. Its just a deserted island between Hinjawadi and city limits. Travel to Hinjawadi companies might be easier but you won’t be able to travel hassle free towards city center looking at narrow roads & huge upcoming population. God bless Mhalunge
The biggest problem of this area is we do not know who is the governing body. The whole are is governed by: Gram Panchayat (Mostly Maan- Mahalunge) PMC (Near Godrej Hilldide) PMRDA MIDC (Towards Phase 2-3) PCMC (Few Parts near Wakad Hinjewadi Flyover) And because of so many agencies nobody takes any responsibility. We have even approached MP Supriya Sule, but to no avail. > Electricity situation is so bad, multiple power cuts (Even inverter wont help), > Bad quality of water (You can go near the river, and it literally stinks), And yes, this river is your water source. > Since there is no sewage system, Many companies, societies and construction sites dump their Construction waste and sewage water directly into the river. > Road condition is pathetic. The area is also infested with stray dogs.

I agree... I have been here at VTP and they were insisting me to pay the token instantly.. I saw the road condition and also heard about water supply issues from a family friend. So I dropped the idea. This place will take next 5-10 years to be livable.

We have purchased flat in VTP Athereus. VTP is not providing safety grill for rooms for any of the flat, which is big safety concerns for us. My question is will RERA give OC to the project?
VTP have built a commercial building in the first phase, which was originally started by Kumar Builders, and booking for shops/offices were done in 2013. It’s 11 years now and the original plan of commercial building underwent changes and new floors were added. But VTP is non committal on giving possession to those who have booked the shops/offices and every time they come up with new excuse to delay the possession. Latest being model code of conduct due to elections. Any idea what is the real cause for delaying the possession?

IT offices ka abhi namo nishan nahi hai. First they will exhaust all land parcels in Baner-Balewadi, Wakad, Tathawade for IT office spaces. Don’t expect much traction in Mhalunge for IT offices in near future. Even nearby Hinjawadi Phase 2 & Phase 3 has many vacant land parcels. Govt projected Mhalunge as commercial township but now it is turning out to be messy residential township
and all the projects mentioned in the video are either sold out or already delivered, please include the new projects so that buyers can get some help to make their decision
