They got the job, because I was trying to patronize my people, but that was the worse thing I could have done, as far as this project is concerned. I’m glad to come across this I been following you for almost a month. I’m a mother of 4 and I been super interested in wholesale I don’t have the money for the expensive apps I don’t have but maybe 700 to start with for Ernest money. I’ve been feeling like I’m never going to make it we actually just got into our very own home it was a nightmare and such a challenge it’s drained our pockets. I’m glad you made this video because I’m thinking about quitting. The market is really hot in market and either I’ll miss a deal because they already sold, they don’t want too, and the most infuriating is that people would rather lose their home to foreclosure than work with a wholesaler at least in my area. It’s hard to keep going.

Not specifically related to this video, but in general, there are a couple of things that folks who want to get into real estate investing or wholesaling will want to keep an eye on. One, which Lili has brought up before, is the fact that the real estate industry wants to regulate wholesalers. If I understand right, they want wholesalers to have a real estate license. I believe each state’s requirements for that are a little different, it would be worth checking out to see what those requirements are. Secondly, there is a proposed bill in California right now (AB 1771) that specifically targets property flippers, investors, and cash buyers. If passed, if anyone purchases a property and sells it within 3 years, a 25% capital gains tax would be charge on the net profits. If passed, it would take effect in 2023 in California. However, a lot of states have their eye on California and what it does, and some states try to mimic these sorts of activities. I’m not trying to discourage anyone here, just be aware of what efforts are being taken by the real estate industry and legislators are taking to get a “piece of the pie” when it comes to real estate transactions.
great video. i haven't made my first deal yet because I'm still learning but sometimes i keep doubting myself that i cant do this business even though I haven't gave it my all yet but i have to stop fear getting at me and keep pushing forward until i get a deal. and btw. when going for on market properties. does the agent write the contract or do you? and how can i get a proof of funds letter if i dont have the actual cash?

I have a question though...do you ever try to help people realize their dream or keep their dream by helping them STAY in their home by helping them figure out how to improve it and not sell or, add equity and then sell it at a profit so they can them have enough money to purchase another property or do more rent to own properties so certain neighborhoods and citizens don't get overburdened with rentals while other neighborhoods are buoyed by home owners instead of renters? You and you family also seem wonderful!

Wholesaling is extremely hard these days. Being broke and hopeless is even harder though. Sellers don't want to budge lately and buyers want unreasonable discounts.
