    This has been the best one so far beautiful home shop and outbuildings big lake but I'm with you if I'm spending that much money its got to be perfect.

      Yep, with the last 3 years of inflation, you really have to shop hard to get a 7.5 out of 10 property and be able to afford it!! Thanks, stay tuned!

    None of these realtors seem to be very knowledgeable of what they are selling!!

      Well they are all dealing with properties from other realtors that hey have never shown before so it is just a reality! no worries though, we know how to handle it! :) Thanks

    Good series, Kapper, Very informative and educational, I have 2 get away farms. Don’t know that perfection exists, but some farms have more positives than others. I would put a point value on the positives and negatives and I think you are doing that. Some points are deal breakers. Hopefully you can find some comparable, recent sales to do your own appraisal. Gather that the politics and high taxes in Illinois are the motivation for a move. Don’t get run over by the line of people leaving Illinois.

      Man, good points for sure! I am hoping that with the massive inflation that the pace of buying has slowed enough to where we have a chance at getting a decent deal on a place with some nice land!! Thanks!

      @@kapperoutdoors You are a hard worker and use your brain to make common sense judgments. You are putting in the time and effort researching multiple properties. The cream will rise to the top, after looking at numerous properties. You have the skills to negotiate prices, whether selling or buying. My last farm that I purchased is in Pike County!! Has great hunting, 45 acres for income, 75 timber, a great house, but I am missing the lake. I should have jumped over the river to Missouri. You should end up with lower real estate and income taxes and sales tax in any other state, not to mention the other intangible factors. Best of luck on the big decision.

    I would never buy a property again on a gravel or shared road of any kind! Especially NOT for over a Million$$! Keep shopping

      Well the problem is the last 4 years of inflation!! You HAVE to get out very rural to afford any kind of acreage! But I hear you, for sure!!

    I don't understand people orientating houses where you see the side of the home and garage when driving up to it, hate that look. I didn't like the low ceilings all over that house either. Way too much gravel road as well.

    I don't think any property would be to your liking. The place in Arkansas is nice except for a few things. One being for me is all that dirt road. The other is the wedding crap, especially since that would and could be a headache to even mess with. I know where we live and seeing so many deer and the previous owners had young deer skulls on about every wall in the house i know he poached and by the shells that i found. The deck out back he probably shot from there and the fact he was put in jail. It took me a long time to clean up and I used 5 roll offs to get it done. The building is 40x65 and there was a lot of junk to get rid of. The tires are another problem here in Missouri. When we first looked at the place there were junk boats sitting everywhere and the one owner was there and I said you will get rid of the boats won't you. She said they were going to leave them and i said we will back out of the deal. There were 5 or 6 old fiberglass boats with no trailers. The day we were coming to move in, there were guys hauling them out. Behind the building I couldn't walk back there so much junk. All cleaned up now.

      Man you are a man after our own hearts! We love clean up properties!! You have to look PAST the ugly!! That is how you can afford to buy, when you are middle class! Congrats on the property and the clean ups!! Nice!

    I'm thinking another PASS/NO GO. You really should check out the Knight and Hale farm...over here in West Kentucky. Its got YOU written all over it!!!! Would make one heck of a video even if only looking...

      @@kapperoutdoors use some of the "Creative Financing" you talk about. lol But seriously, get Curtis, Phil, and a couple more friends/family and divide it up into 150 acre sections. Each person can do 1.5 million. See how that works???

    I can't fathom a bridal party driving all the way out there. Can you imagine passing a line of around 20 or 30 cars on that road?

    I like it. I woulda went right to the lake first. House is nice, all the buildings, trails, wedding stuff, ability to purchase that 3 acres, woods and 250 acres! I think this property is underpriced. It would cost millions to make that now a days. Making food plots is play time. This property is a gold mine.

      Lots of good points here! I agree, but there are also other places we are looking at that you can't build for the cost right now! But that is all part of the plan! We do have a relatively small budget when it comes to buying 150+ acres these days!! Thanks! Looking at more this week!

    To build a property like this from raw land would take a small fortune. Hosting a few weddings a year would be a great way to bring in some cash

      No doubt I do agree! Getting Sharon on board though with the weekend wedding things... I don't know! lol. But the more possible small cash avenues you have the better you can weather the financial storms!
