Now that is a great piece of well maintained property, with a more down to earth pricing. That's right down there by Forrest Lucas's of Lucas Oil, Diamond of Dirt Track Race facility. You went right through my home on I64, Scott AFB exit. I would love to move to Missouri also, or maybe buy a farm there, and sell the Vienna Farm, but we have a lot established with our business and main homestead up here by Scott.
lol yeah, Phil said there was a great dirt track there so my first question to the guy was how far from the race track! 8 miles so not close enough to wreck every saturday night with the engine noise! lol.
I'd be all over that property.I can just tell that Pride of ownership radiates off this guy.The extra work,how the property is kept,and getting the real facts from the horses mouth are just a bonus.I really hope it comes together.As soon as the entrance up the drive was shown,i figured it would be a crackerjack.Hopefully,you can buy everything.Good luck!!

At this property you were just a few miles from the Amish Trading Post that cooks up their famous "BIG CHIEF BURGER". Wish I had one of them right now!!!! And way to go----property in the thousands...not the MILLIONS!!! Now you're talking a decent deal....go for it!!!
The Combine sitting out, is LIKELY used to Harvest Fescue Seed.... common practice in Missouri. Flat Shelf.... LOL that's called either a Bench, or a Ledge, or a Glade in Ozarkian Vernacular Terminology.
Flatter land is nice when a guy is old and has mobility issues. My place is flat and really like that because walking isn’t easy as it use to be with my arthritis issues. Good luck I’m pulling for you!
Hickory County, not a single red-light in the entire county. It is really quiet and you have Healthcare in both Clinton and Springfield. Not much crime and really nice people.
Well compared to most it has 'better' timber. Unfortunately most land owners turn to the quick buck of logging!! Hard to find anything with mature timber these days! Thanks
