Thanks for your videos. I'm very pleased that real estate agents have to be licensed now and that there are laws to ensure that buildings are built to code. As an additional note; there are many countries besides Turkey where foreign buyers have lost their money and property, Spain being an example where this has occurred even by the local governments. Turkey is certainly not alone in constructing poorly made buildings and apartments; take Australia for example, it has a flood of overpriced and very poorly built apartments, some completely unfit for human habitatation and there is no protection or remedies for the buyer under Australian law.

I prefer traditional structure and nature to the skyscrapers' landscape. Besides, Turkey has a diverse landscape (oasis, lakes, canyons, beaches; mountains, forests as well as deserts), diverse and open culture and rich gastronomy.

I'm with you on that Bahadir. Ten years ago we booked into a luxury hotel in your country. Speaking to several members of staff they disclosed the derisory pay and conditions they worked under. Am dreaming about buying an apartment and spoke to an estate agent based in Turkey who said that it's not necessary to use a lawyer to purchase in Turkey (as in the UK) and that they (the estate agent) can do some of the checks like ID/Passports (for buyer and seller), title deed checks. They also said the TAPU office will check for loans/debts outstanding on the property. Does this sound correct? Just wondering what your thoughts are on this? On separate note, I'm picking up east-midlands vibes in your accent - would I be far off in saying Nottingham/Derby?
I can't think of any good reasons to buy property in Turkey, look at the long term exchange rate there's only one way the lira goes - down! Long term renting is a wiser choice and if there are any issues you can at least cut your loses and get out. A friend of mine has lived in Kas for about 15 years and some of the stories regarding property deals he's told me you wouldn't believe!

Turkey is a earthquake zone , minor quake can cause a lot of structural damage . not sure insurance will cover any damage.Also older structure are not built to withstand earthquake & the building standard may be over looked
Also check out Turkish inheritance laws and correct land share under Condominion Law if buying on a complex. Get site fees in writing. Best not to buy but rent.
@@b2tfuture696 Generally, the shared gardens, pool, paths and roadways etc are supposed to be common and the site run by a manager, selected and supervised by a committee elected by the owners. Annual meetings of owners set site fees to cover security, gardening, pool and other maintenance. Your lawyer must check and confirm that your complex is fully compliant with this. If not, walk away as you will have no control and could be exploited. Some sites leave all this to the original developers who may or may not provide a good service at a fair price..You need to speak to some residents to see if they are happy with their situation.

Guys, a tip, Fethiye is on an earthquake zone and you should be careful to buy an house at least built after 1999 or more, BUT that is my hometown and happy to see you all!
BUT although the city is on an earthquake zone, it is one of the most regulated cities in Turkey with building heights and other checks by the municipality.

Hi Mick, thanks for posting this excellent and informative video! Am dreaming about buying an apartment and spoke to an estate agent based in Turkey who said that it's not necessary to use a lawyer to purchase in Turkey (as in the UK) and that they (the estate agent) can do some of the checks like ID/Passports (for buyer and seller), title deed checks. They also said the TAPU office will check for loans/debts outstanding on the property. Does this sound correct? Just wondering what your thoughts are on this?
On separate note, I'm picking up east-midlands vibes in your accent - would I be far off in saying Nottingham/Derby?

I can't think of any good reasons to buy property in Turkey, look at the long term exchange rate there's only one way the lira goes - down! Long term renting is a wiser choice and if there are any issues you can at least cut your loses and get out. A friend of mine has lived in Kas for about 15 years and some of the stories regarding property deals he's told me you wouldn't believe!
Iam turkish u are 100% right. Its a risky investment we dont know what will happen in the future. Maybe the property prices will got up or it will be very cheap. Turkey is like a Rollercoaster right now
Moving to Turkey right now with this financial recession, Lira collapsing, dictatorship government with warmongering plans is a bad bad idea. So many civilized countries in the Mediterranean, why Turkey? Don't get fooled by the low prices, you'll get ripped off. Turks do not respect westerners.

Turkey is a earthquake zone , minor quake can cause a lot of structural damage . not sure insurance will cover any damage.Also older structure are not built to withstand earthquake & the building standard may be over looked

Also check out Turkish inheritance laws and correct land share under Condominion Law if buying on a complex. Get site fees in writing. Best not to buy but rent.
@@b2tfuture696 Generally, the shared gardens, pool, paths and roadways etc are supposed to be common and the site run by a manager, selected and supervised by a committee elected by the owners. Annual meetings of owners set site fees to cover security, gardening, pool and other maintenance. Your lawyer must check and confirm that your complex is fully compliant with this. If not, walk away as you will have no control and could be exploited. Some sites leave all this to the original developers who may or may not provide a good service at a fair price..You need to speak to some residents to see if they are happy with their situation.

I read a few days ago that the housing glut is close to 2,000,000 new unsold units in Turkey, built with borrowed foreign money, and which is a heavy burden on many real estate co. because they are heavily in debts , no sales with many bankruptcies. .. and no relief in sight!

Sir, Please put some light on buying land to build your own house and construct it...Minimum cost of 500 Square yards land in Istanbul outskit area, per squre feet (avarage quality) cost of contruction on the land, what is the most optimum design ( 2 room or 3 room ) e.t.c, dealing with Constrcution permit ... dealing with labour and constuction companies to build the house..

Guys, a tip, Fethiye is on an earthquake zone and you should be careful to buy an house at least built after 1999 or more, BUT that is my hometown and happy to see you all!
BUT although the city is on an earthquake zone, it is one of the most regulated cities in Turkey with building heights and other checks by the municipality.
