    A lot of wasted space. . Not worth a million. I hope they fired that painter. Why would you show a house with pee in the restrooms. That is so disrespectful, to use a bathroom when theres no running water. Discisting. Showing a cookie cutter house. Looks very cheap.

    Not sure what homes go for on that area But I think home is in good enough condition to see as is If they were to put in all the cosmetics to make someone perfect you say not get your return on it Home will sell regardless as long as price right I think bones are good everything that can be tweaked would be fine buyer preference to change

    I think it’s a very nice traditional home. I would make some updates to the kitchen and get rid of the tile in the kitchen and bathroom. It’s got a nice layout and it looks like a solid home. The traffic noise is definitely a deterrent.

    The outside looks alright but the inside kinda sucks. 1) The kitchen is kinda big and has wasted space for its size. 2) That living room with the high ceiling is a waste, what is it there for to show off the stairs ? 3) Having a septic system and using well water in this area a big no for me if this was in a rural area that's fine but here no. 4) Having a theater room but no network/media room to router all cabling to and have a neat and cleaned up space for it is essential. 5) The fixtures in the closets are cheap: you find those in apartments. There should not be that typical metal wire rack system but should be something like solid wood or even a cheap wood like pine with wood shelves. 6) Heating the home will be horrible due to the high ceilings and open ceiling space connecting some of the rooms. 7) For any house over $1,000,000 I expect to see brick or stone construction or a steel frame with timber covering it. This looks like a typical timber frame with vinyl covering house.

    What about things such as the plot, the geographic surroundings of the land such as slopes, or floodplain, distance to things, noise via roadways or engineering aspects of the house ground settling, foundation issues etc. A kitchen being old is not a big deal if everything else is fine thats just a cosmetic issue. If the kitchen is functional it is fine if its not that's another story but upgrading things just to upgrade has not functional purpose.

    Location is nice but at that price point the "show" factor could be better, which I am 100 their agent informed them. It just doesn't show that well. NO wow factor. Nothing really compelling about it. I agree with all your points except the roof - to me the roof looked to have some age to it and when you started highlighting spots in the ceiling on the upper level it make me think that roof is about to reach it's age.

    The house may be new but it has no style. It looks cheap and institutional. I don't know what it cost to build but at $1,100,000 it's over priced.

    I don't like the basement. The layout is choppy. I don't like the upstairs. Seems way smaller than the downstairs.

    Good price for the house especially on 2 acres and if there's a Wegman's it's a nice area. Good updates, but it is a little plain. I agree.

    Yes location matters and Hunt Valley use to be a really nice area - in the case of this home I don’t think it’s too plain and on 2acres I think it’s priced right. The dbl island in the kitchen is iffy. Pls don’t take away the linen closets.

    I love Roland Park charm. It always had an old money feel to it and is definitely one of the best neighborhoods in the city. I like that they updated the house without taking away from the original architecture. Slate roofing is very expensive. I’m not a big fan of stucco siding tho. You’re spot on about the HVAC piping running thru the closets. I guess they would’ve gone with mini-splits but it wasn’t rly an option back in the 90s here in the US. Radiator heat is the best heat. It’s really cute and should sell soon.

    So what are the comps for this neighborhood? I guess if this is considered a good buy for the neighborhood. What do other props similar in size but completely updated go for - what’s the upper limit. If with updates you could push it to 1.5 mil maybe it might be worth it.

    Roland Park is one of the most stately in BC. Very nice house but BC has issues so unless I had to live there it’s a no for me. Plus maintenance wise, it could be pretty costly. Hopefully they ran new electrical new plumbing through out.

    I know why it did not sell... someone who can afford it has better options for the new. The all-marble bath is actually now dated. With too many nooks and crannies the electric bill will be higher than the mortgage payment...the side stairwells are very narrow and steep like the Victorian era, which had many accidents! hard pass!

    I'm just the opposite. I miss my gas stove so much. I hate my flat top electric stove. This he is beautiful and has a lot of character. The kitchen is nicely renovated. The landscaping needs be updated for a 1.2 million dollar home.

    Basically, if you’re going to preview houses it would help to provide year built and square footage. Also, it appears that there are apartments in the neighborhood. You also need to ample up your descriptives and stop harping over and over on property price. You never pointed our the mix matched floors or flow of the floor plan. The fridge is too big for where it is place. The floor plan seems choppy especially up stairs where the hallway is short and there’s no privacy. That is not a master bath. Saying it’s a “small bathroom but it’s yours” doesn’t justify it’s a poorly designed area.

    Garage, Carpet , siding are terrible needs to be replaced. Wooden floors have several damage areas and need replacing. That add on more taxes. Was it done by licensed contractors? The deck needs to be trashed. Primary room with no tub? Pool table cost a lot to be remove/restored. The entire lower half is a gut job. The line of cars during the schools days to pick the kids up right in front of your house? Dated windows need to be replaced? It appears the money they’re looking for is for the small renovations that was done just to get this stage to sale.

    Your analysis is spot on. There is nothing particularly interesting or exciting about this house. I like you, love character in a home. To me the character of a home is its personality shining through. But with that being said, nothing else in this house is shining and saying “this is my personality”, once the viewer leaves the main level. The kitchen and breakfast areas are nice, but the breakfast nook is very tight. There is only one living area on the main level, so those buyers with small kids, will be turned off by not having a secondary living area, unless they use the sun porch as a kids’ drop zone. The driveway needs to be repaired or repaved and landing pads should be installed wherever there are doors leading to outdoors. The roof has seen better days, and looks like it maybe past 15 years old. A new roof on that house could easily be $30,000. Paying a million or more for location , location, location is find but, not for tired, dated and lackluster, Gail McBride in Atlanta.

    It depends where the house located. New construction does not come with finished basements, landscaping, fencing and patio or decking. The home buyer gets to customize the home themselves. It’s new house not custom home. We had new construction home in my neighborhood that on the market for almost a year. These builders are not taking less than the asking price.

    The floors shynny floors seems to be laminate, plenty of storage, just average bathrooms, old windows and no landscaping or separation from neighbors. Definitely not one and a half mil house.

    It only has a one car garage. That room the washer/dryer are in are next to the garage and should be converted to another bay so it’s a two-car garage.

    I wouldn't pay half a mil for that. That looks like a coat closet in the kitchen. No, they need to either bring the price down or renovate it to make it more modern. Just because a house sits on a big plot of land, that does not make it worth a million dollars.

    Depressing. Everything cheap and builder-grade needs to go - in other words, stripped to the bare walls and start over. The house needs an architect, designer and a $500K+ budget to make it somewhat acceptable. Unfortunately, no amount of money can fix the highway noise issue, but the noise might be acceptable if the new owners are inside people.
