That corner of the primary bedroom is very worrisome. The crack means you have to check the foundation well. The roof needs checking well. Last, it would seem like that weird 1/2 bath, laundry area is so weird. It would make a great full bath laundry combo, or laundry with closet area and full bath, instead of the way they are. There's a closet off the hallway and linen area closet area, too; but wated space in the bath and really tight laundry room. Wonder if there's issues with weight baring walls/plumbing that made it so odd.
It has potential, for a Air BNB, since its near the water
Different color laminate flooring, boring ordinary bathrooms, unfinished basement, possibe foundation problems, carpet, oil heat is very very expensive.
Location is nice but at that price point the "show" factor could be better, which I am 100 their agent informed them. It just doesn't show that well. NO wow factor. Nothing really compelling about it. I agree with all your points except the roof - to me the roof looked to have some age to it and when you started highlighting spots in the ceiling on the upper level it make me think that roof is about to reach it's age.
It don't look appealing. It's quite expensive for what I see.
This is a boring home. Water or no water. Blech.
