    I think it’s a very nice traditional home. I would make some updates to the kitchen and get rid of the tile in the kitchen and bathroom. It’s got a nice layout and it looks like a solid home. The traffic noise is definitely a deterrent.

    Let them pay property taxes on it for another 5 years and maybe they'll come to their senses and drop the price. 😐

    I have to agree with you that change is coming to the south, if it isn’t already here. $1,000,00.00 does not spend the same across the US and not even from county to county within a specific state.
    But, there are still some things that buyers should expect to get for their money. Like appliances that were made in this century, not the last. Those appliances remind me of the appliances in my kitchen in my home at Fort Bragg, North Carolina, in 1992.
    One of the criticisms that we here a lot about homes in the south, in particular, the metro areas, is that sellers do not update their homes frequently enough, if at all, and then they expect to get top dollar once the homes enter the real estate market for sale. The general rule of thumb is that kitchens and baths should be update every 10 years, and I would add appliances too. I get it though! Homeownership is a long term commitment that comes with long term responsibilities with expensive maintenance costs. That is difficult for many who are trying to raise kids and take care of aging parents. Wage stagnation and economic inflation all impact homeowners’ abilities to effectively meet their maintenance responsibilities.
    In my opinion, this house is a perfect example of a seller who did minimum to sell their home, but expect to at least get the selling price of comparable homes in the neighborhood. The word is UPDATE!
    You have to make a deposit before you can make a withdrawal, or there may be insufficient funds.
    In this case, a prolonged lagging existence on an already challenging real estate market, is the insufficient fund. They are not enticing buyers to see themselves living in the home. Instead, they are showing buyers who view the home, what they would get if they choose to buy this home. Project, after project, after project. Expensive projects on top of a million dollar price tag. It’s a no for me and I bet many others too.
    How about paining a current trending neutral color pallet throughout the house? The cabinets can easily be painted inexpensively. New counter tops are not that expensive, if you choose remnants, rather than slabs of stones. And I would purchase a Jenn Air starter appliance bundle in stainless steel, to give the kitchen an updated expensive look on a budget.
    This house has not sold because potential buyers are immediately met with project, after project, once they enter the home, regardless of which room or space they enter throughout the house. And then they have to contend with the noise from the highway, while viewing the home. That is a constant reminder of a negative issue.
    The lot is beautiful, the house is spacious, the floor plan is open, and the ceilings are high. Those are all positives. But, the negatives that are throughout the home, like the much needed updates, are overwhelming for the average buyer, who are usually not skilled in renovating and remodeling. The projects in this house are exhausting, and I am exhausted just watching the video. But your walk-through an analysis of the problems with this house were spot on.     Depressing. Everything cheap and builder-grade needs to go - in other words, stripped to the bare walls and start over. The house needs an architect, designer and a $500K+ budget to make it somewhat acceptable. Unfortunately, no amount of money can fix the highway noise issue, but the noise might be acceptable if the new owners are inside people.

    I wouldn't pay half a mil for that. That looks like a coat closet in the kitchen. No, they need to either bring the price down or renovate it to make it more modern. Just because a house sits on a big plot of land, that does not make it worth a million dollars.

    So what are the comps for this neighborhood? I guess if this is considered a good buy for the neighborhood. What do other props similar in size but completely updated go for - what’s the upper limit. If with updates you could push it to 1.5 mil maybe it might be worth it.

    What about things such as the plot, the geographic surroundings of the land such as slopes, or floodplain, distance to things, noise via roadways or engineering aspects of the house ground settling, foundation issues etc. A kitchen being old is not a big deal if everything else is fine thats just a cosmetic issue. If the kitchen is functional it is fine if its not that's another story but upgrading things just to upgrade has not functional purpose.

    This house isn’t worth a million dollars. Needs to be renovated in the worst way. It probably will never sell 😢

    Too much visible traffic and too much noise from the traffic. That's my guess. It doesn't look like a million dollar house from the appearance of the yard. Too many walls. Needs a more open concept. Needs better light fixtures to justify its price. Kitchen is outdated.
