    I love Roland Park charm. It always had an old money feel to it and is definitely one of the best neighborhoods in the city. I like that they updated the house without taking away from the original architecture. Slate roofing is very expensive. I’m not a big fan of stucco siding tho. You’re spot on about the HVAC piping running thru the closets. I guess they would’ve gone with mini-splits but it wasn’t rly an option back in the 90s here in the US. Radiator heat is the best heat. It’s really cute and should sell soon.

    I'm just the opposite. I miss my gas stove so much. I hate my flat top electric stove. This he is beautiful and has a lot of character. The kitchen is nicely renovated. The landscaping needs be updated for a 1.2 million dollar home.

    Your analysis is spot on. There is nothing particularly interesting or exciting about this house. I like you, love character in a home. To me the character of a home is its personality shining through. But with that being said, nothing else in this house is shining and saying “this is my personality”, once the viewer leaves the main level.
    The kitchen and breakfast areas are nice, but the breakfast nook is very tight. There is only one living area on the main level, so those buyers with small kids, will be turned off by not having a secondary living area, unless they use the sun porch as a kids’ drop zone.
    The driveway needs to be repaired or repaved and landing pads should be installed wherever there are doors leading to outdoors. The roof has seen better days, and looks like it maybe past 15 years old. A new roof on that house could easily be $30,000. Paying a million or more for location , location, location is find but, not for tired, dated and lackluster, Gail McBride in Atlanta.
