Recently I visited Zephyr Hills to look at manufactured homes and 55+ communities in Florida. if you have been looking at manufactured homes for sale in Florida and Florida retirement communities, you are in the right place. I looked at everything from high-end resort 55+ communities complete with golf courses to neighborhoods where manufactured and mobile homes are for sale with their own lots at prices far below conventional housing. I also looked at lower priced options in R/V communities.

    Lot rent has skyrocketed. Builders are buying up Mhp to convert to apt buildings.

      There is a common misconception that land-lease communities are still affordable at low and very low income levels and that leads to a lot of frustration by those who were counting on them as a low income housing option. As for development, there are occasionally (one or two a year) some smaller and very old communities that close to be sold for other land uses. (apartments, shopping mall, etc.) But these are not the MH Resort parks most are interested in. We discuss how to measure/mitigate that risk in our MH Buyer program.

      Yes it is, As I recall it was 1986-1988 or so. But that "dated" look is more the décor I think. There are thousands of these homes across Florida in great shape but in need of some paint and updating.

      I have no idea what you would consider expensive but I can say monthly fees are less than half of nearby land-lease parks with far greater amenities.

      Actually, you should check the crime rate in any area you plan to move. I lived in a very high end park in Sebastian - a low crime area. But the park abutted a very high crime area. They arrested a drug dealer in the park while I lived there.

      Some had serious damage to some homes and some did not. Pre '94 homes faired worse than newer models as expected. In one area, a park on one side of the road had serious amounts of damage while the park across the street had none. As far as I know, only one park decided to close. It was a park owned locally and I believe the owner used it as an opportunity to sell.

    I was a Realtor in CT now Retired. I am 68 and a US Army Veteran. I live in Tampa. I do not want an HOA and want 55 Plus. My rent is subsidized by Hud Vash Section 8 program. So my rent is presently $325 per month. The lot rents usually knock me out of property ownership. I am handicapped and ride a scooter. I lived in Cocoa when Hurricane Erin came through. I remember how Barefoot Bay was impacted. I like Tampa because there is a busing service so I can get around. I am 68 and have always wanted to own my own. I grew up in a 4000 SF home in Connecticut and that home was only 8 years old when bought in 1970 and the mortgage then was $360 per month PITI. I already have a moveable ramp that comes with me.

      I'm not familiar with the HUD VA section 8 vouchers other than to know very few, if any land-lease parks accept them. That may change if HUD goes to direct payment.

    Russ you mentioned that condo MHP's are more difficult for outside investors to buy. My fear is buying a coo-op and the residents decide to sell out as soon as I get there.

    Thank you. I like your channel. Pls tell me any mobile home park with mostly male residents? I moved from California to Florida in pompano beach in a co op a lovely place but the older women are too forward to be too friendly it makes me feel very uncomfortable. I'm relatively younger so I understand they get enthusiastic. Also 55+ with male majority? I'm 44 sometimes 55+ communities make exceptions for a younger owner or 2. Many thanks.

      Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available. I have no way of determining age or sex distribution in parks. There are a few that accept limited numbers under 55 but again the is no list or way to find them other than through a local agent.

    If you get sinkhole insurance on your MH in a land leased community, its about 2K + a year, who gets the payout from insurance, you or the land owning company? And, does the land owner have to repair the hole? Claims for SH require "structure damage", so if neighbor gets a SH, and you have no damage yet, how would park handle it? I have been looking at communities in "Sinkhole Alley".

      If you get the insurance it's on your structure and minus deductible you will be covered for repairs to anything determined to be caused by legitimate sinkhole. I believe the park owner's responsibility is to provide a safe and usable lot but I suspect an attorney or an insurance agent would be better able to answer who pays to fill the hole. No insurance covers you for something that happens to your neighbor nor does the park. Let me point out that citizens insurance includes sinkhole coverage at no extra cost so that might be a good option for you.

    The lot rent and then cost of insurance creates a something a lot of people don’t think about. Price range of unit is great but the other costs push this way up.

    Landlords can raise the lot rent whenever they want, however much they want in Florida. Until Florida puts restrictions on what landlords can do, it is very unwise for anyone on a fixed income to buy a manufactured home in Florida.

    I have found that these homes with deeds are available, but the homes tend to cost more for the homes. Lot rents are holding me back. But the homes cost more.

      Yes, that is the tradeoff. From the financial viewpoint Land-lease communities require much less capital investment at higher monthly costs while ROCs are just the opposite. To live in these communities today you need either capital or income. If you have both, then you have many more choices.

    Lived in Plant City for 16 years. The best thing that ever happened to me was moving to AZ. Florida is by no means “paradise”. Unless you like, mold, bugs, humidity, hurricanes, sinkholes, etc. I guess it’s to each his own.

    Wish I had known about this prior to moving to Winter Haven. We have been here for two years and our lot rent has gone from $463 to $561. Every year whatever the Social Security increase is, that is the amount the lot rent goes up.

      Those increases are higher than average for Florida but that lot rent, even at $561, is very low for a land lease park. That said, there is no question that ROC's are the answer to a need for low monthly payments.

      All communities are required to tell you what the increase will be at the next regular lot lease renewal. After that I doubt they even know.

      In a CoOp you do not own your lot. Instead, you own a share in the corporation that owns the land and common areas.

    As a Veteran I can't use the VA to purchase a home in a movbile home park.

      That is true in a Land-Lease or Cooperative park. But not in a Subdivision or a park organized as a Condominium.
