  • Many who are moving to Florida want a manufactured home on a lot they own. Florida mobile homes for sale, on a lot you will own, are in resident owned communities, manufactured housing subdivisions, and on private acreage. These can be 55+ or all ages. Manufactured homes are also for sale on rural tracts of land. Some of these subdivisions are gated, 55+ communities complete with clubhouse, pool, and other amenities. There are also neighborhoods with no amenities, no rules, & no HOA fees. These are no different from any other neighborhood of single-family homes.

    As always, very informative, and timely! A visiting friend stayed at our place, (land lease,) and at another friend's, (co-op,) but said if he bought down here, he would want to own his own land. Voila! Along came your video!

    Russ thanks for all you do with these videos. Is there a way to identify which parks allow dogs over 40 pounds? We have two that are knee high but weigh 65 and 70 pounds. Thank you!

      Almost all communities, ROC or Land-Lease, have pet policies. These can range from "No Pets" to "No livestock or farm animals" and include anything in-between. They can be based on type of pet, weight, size, or exclude particular breeds. Not only is almost every park different (even those owned by the same outfit!) but in some, the rules can change with 90 days notice to the residents. So, no way I know of other than to call the park manager and then verify in the published park rules approved by DBPR.

      LOL, in some parts of the country I'm sure you are correct. The high end resort parks are a bit pricy.....until you price anything else that offer that lifestyle in Florida.

    I’ve been hearing rumors of the huge snacks getting out of hand down there where they are e-where! I’m terrified of snakes that’s the #1 thing I am scared of 💯
    But I’ve just wondering if it’s true about the snakes there?

      LOL my next video is in the Winter Haven area and there seem to be quite a few such neighborhoods. I also saw some when producing my Lakeland video. With the new law limiting zoning by specific features quite a bit should be open to new construction.

      I have no idea. There are no lists of FS720 0r FS718 MH communities. Zoning restrictions are different in every county. I recommend narrowing down the area first & then seeing what's available. You can always expand your search.

    We just got our property tax notice here in Illinois. Our property tax is going up 14%. Total of 24% over the span of the last two years. Stretched out month by month, I'm paying the equivalent of 366.66/month. I know of some land-owned communities whose HOA fees are less than that. At least with an HOA fee we'd get park amenities including a pool. I'm starting to think moving to Florida would be cheaper than staying here, even with a paid-for house.

      LOL, your not even close to what many are paying in NY, NJ, CT , etc. Many I have spoken too moved into communities here because property taxes became as burdensome as another mortgage. One of my upcoming Podcast episodes will talk about what you saved and invested for and when you should start reaping the rewards.

      Can't say as I have ever seen lot rents in a park doubled in one year in Florida. Which park? We certainly see parks with lot rents of $1100/mo around the state. That should not be surprising as apartment rents in basic complexes for a 2 bedroom start at $1500/mo. Most, if not all, parks charging $1100/mo have resort class amenities. There are circumstances where a lot rent can double (or more) for a new buyer but the buyer must be aware of that before they agree to buy. We cover that in detail in our course.

      Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available.

    Hey, im from Florida so i figured this would be the place to ask lol. In Florida, legally how big can a single section of a mobile home be in width and length? Also whats the highest ceiling you've ever seen in a mobile home before? To whoever replies God bless i'd love some answers.

      I imagine you can get permits to move most anything but what’s actually being built is all you can buy. The largest I am aware of would be 14 X. ~ 75. They have been made as wide as 20 ft.     Great helpful video! Most of the options mentioned however, are in the popular beach towns, whereas I am looking for something in Citrus County. Any recommendations? I am not sold on the land lease option as I own a small business (make my products at home and sell them at the local farmers market). I read in your book that most MHPs don't allow you do have any type of business!!! What are my options?

      Some businesses are more acceptable than others. We cover all the options in our MH New buyers class. Seems like you need to be near a Farmers Market so that will narrow it down a bit. Obviously in an unrestricted subdivision you can do as you please, assuming zoning permits it. One thing I would look at wherever you look is if the municipality (city/count) requires a tax license for your particular type of business. Quite often that is the determining factor in a prospectus or rules covering businesses.

      Best of luck on the move! Here's typical language in a land lease community regarding businesses: "No Commercial business can be operated from a home in XYZ Mobile Home Park." That would appear to prohibit your venture. Yet another in Citrus county says "Selling, Peddling, and commercial enterprise of any kind in the community must have written permission of the management..." If you have found some parks in the area , best bet is to call the park manager and explain what your business is and what it entails. If you decide to move in, get permission in writing; preferably on the lot rent agreement.

      If you don't want land-lease, than you likely need to go inland to find bargains. Sebring area or maybe Punta Gorda might work.

    If you are going to buy your own lot and install utilities, why buy som old clapped-out mobile home when you can buy a new unit and start fresh?

      You can buy homes already on private lots. In fact I think that is much more common. And most of these are quite nice. Of course you can buy a lot in a suitably zoned area and install a new one but it will be more expensive and take a lot longer. Lots of choices available. The trick is to find one that meets your particular needs. (which are different for each of us)

      Many of the cheaper homes are old models that leave much to be desired. Some of these parks pack these units in to where there is little area to grow a flower bed, let alone a garden.
      I like to garden, so the quality of the land is more important than location.

      Several decades ago, we lived in a 60's 10x40 with a swamp cooler. On a hot Summer day it was pretty miserable. I've lived in Key West for a couple of years and the thought of spending those Summer days without economical cooling is not very atractive.
