    Russ you mentioned that condo MHP's are more difficult for outside investors to buy. My fear is buying a coo-op and the residents decide to sell out as soon as I get there.

      @@drfranknadspal It’s a legitimate concern. There are also hoa & non HOA subdivisions as well as recreation districts. We cover all that in our MH Buyer program.

    Wow I was born in Rockledge in 1957 have not been there sense 2009 been in that park back when my aunt and uncle lived there in the 1970's I miss living in FL.

    I live in a quiet 55+ park closer to Daytona . Our rent was just raised to 355 and it includes water, sewer, trash, and wi-fi. When one goes up for sale , it sells quickly

    Can a 5th wheel be parked at residence?

      Generally R/Vs, campers, work trailers, etc. can only be parked at the residence for loading and unloading. That said, every community makes its own rules and you will occasionally see them parked next to homes. In subdivisions it is more likely to be allowed.

      Pitbull is considered an aggressive breed and most parks (at the behest of their insurance companies) won't allow them. There may be a few that do but I don't know of any. You can contact agents selling in an area that interests you. There are some listed on the website. www.floridamfghome.com/Buyer-Resources That's your best bet. You can also try some of the online listing services or join one of the Facebook groups and post the question.. The other option is to buy a manufactured/mobile home on your own lot with no deed restrictions.

    I will never purchase in a rental park again. When I first purchased it was owned by a private party they sold to corporate the rates went wacky and the rules drastically increased. I want to see more in co-ops where you own your own land

      You are not unique in that story. The family/individually owned parks are a dying breed. Moving from that to a corporate environment is not easy for a lot of folks. There are lots of co-ops out there. Did you download the list from the Inner Circle Resources yet?

      I can't speak for the park but I doubt it. Most require background checks on anyone residing in the community. And, most are looking for long term residents only.

      There are better prices on lot rent if you go to rural areas away from the shore. And almost every area has a really seedy park or two that might get down to $400 or lower. Frankly, if it was lower I would be concerned the land would be sold for more lucrative purposes. The cheapest 2BR apartment I found in this area was $965/mo.

      Stephanie , we each have our goals and ideas on what is worth our hard-earned assets. There is no question this does not meet everyone's needs. The idea is to present enough information that you can know the alternatives and make an informed decision. Glad we can help you in that regard. It's not fancy, that's for sure. But it's also not $900/month.
