    Beautiful homes with great area. We got some friends who live around Davenport City. We just got our first snowfall here in Minnesota but it melted away the next day. Thanks for sharing. Everything has turned to bright orange. Happy Autumn!

    Nice to see how the elite of the manufactured home communities live! I like number one. The lanai is done so well. I didn't see any air conditioning in the second home's lanai. House number two had no doors on the laundry room. It had a big, beautiful kitchen, but was just to open. If the kitchen is a mess, the whole house is a mess! Also, those bathroom sinks were hideous. They took up all of the counter space!

      Both lanais were A/C - Heated. I have a little angst over those sinks myself LOL. Not sure I would call these elite but for what you pay in monthly lot rent this community offers more than most. They are both nice homes, if you can afford them.

      @@RussellWatsonFMHL …Yes , I have a document that came with the home but I don’t believe it’s a “official document “ . It’s just a fact sheet on the home with all the specs .
      The straps according to the document are rated for 140 mph .

    Hi Russ. I like house #1 the best. It has light colored flooring, nice and bright. House #2 has the worst shade of brown laminate flooring that I've ever seen. A dark color like that does not reflect light very well. The floor plans of both homes would be nice for entertaining.

    Tell us about the hurricane damage in Florida. I read about a couple who lost their mobile home. It was old enough that they couldn't find insurance for it.

      There are some articles on our Facebook page. This community had a couple downed trees. Older homes right in the path mostly had problems.

      Great idea but there are many much more qualified sources for that data. I am building out a course for HOA Board of Directors members in land-lease communities and I'll be expanding the information on the web site to include even more resources (Incl. hurricane mitigation) for folks who have already purchased a home. Choosing a home and community to lessen this risk is among the topics I'll be addressing with a group this fall. Perhaps such a video would fit in with those efforts.

    Would you consider a 1980 mobile home in Florida too old. My house in Ohio is 100 years old and it's great. I've never had a mobile home so I have no idea if that's too old to buy

      There are three basic age groups: Pre 1976 = mobile home built however the individual manufacturer built them in any given year , pre 1994 = manufactured home built to HUD Specifications, and Post 94 built to Hud Specifications with increased ability to handle high wind loads. Within those categories it comes down to the condition of the home, what you are willing to repair/replace, and what appeals to you. No matter the year - the place to start is with a professional home inspection.

      The only damage in this community of over 700 (Post '94) homes, was a couple downed trees. They did lose cell phone coverage for a day or so.

      Hurricanes are a part of Florida living as Northeasters are in New England or tornados are in Kansas. Some parts are riskier than others.

      I don't know what current financing requirements are but I imagine 20% is a reasonable expectation. I'll be researching this further when I build out the Finance module in our MH New Buyers class.

      This one does. Most, but certainly not all, allow some form of pets. But even parks owned by the same outfit can have very different rules. You need to narrow down the list of communities that interest you and then contact them for specific policies.       Lately most MH are up 30 - 100% over what they were a few years ago. Buying new would be just like a new car, the value goes down as you drive off the lot. But longer term, folks who bought new 8-10 years ago would likely see a profit today.
