Are CoOps still a good 55+ Florida Retirement Community in which to buy a Manufactured Home?

      There are still many opportunities out there. Especially if you have some capital to invest up front. But I agree, the resort land-lease parks are not the bargains they were even 10 years ago.

    SO GLAD TO SEE YOU BACK! I assumed something in your peronal life was consuming your time. I am very glad to hear this is behind you. This vidio is most interesting. I can understand why people who had bought into their co-ops years ago, could be tempted into selling out for a huge profit. Although lot rents are going up at a scary rate, we still have a ways to go before renting a home or an appartment is more ecconomical than owning a manufactured home and renting a lot. In our park, lot rents are about $800 per month, but to rent a two bedroom two bathroom home here costs about $1,600 per month. Assuming you own your home, and bought it for a good price, this is still a good deal.

      That's an interesting topic. I just got over 200 quotes across the state for the insurance section in our MH New Buyers course. I don't think manufactured homes are being singled out for increases. Seems more like everyone is getting some increase but much more in the lower part of the state.

    Hi I just want to say that this way is very informative I just subscribe to your channel. I have a question ? Once the park is sold to an investor, can they make you move out of the park ? here in South Florida I seen a few parks that people do not owned the lot and it was sold to investors with the purpose of clear the park and build commercial real estate on top of the land can this happen to a co-op community???if the park is sold to a new investor

      Land-Lease parks can, and occasionally do, close for sale of the land for other uses. (Shopping mall, apartments, etc.) But no CoOp HOA is going to sell their park without a stipulation in the agreement that it stay a park. I suppose if the buyer offered to pay 3X the market price for every home as well as the purchase price of the park they might, but unless that land is sitting on an undiscovered oil field, I can't imagine a property worth that much.

    But so certain towns have laws that stop this? Like Zephyrhills which is a town dedicated to affordable living? Originally created for veterans?
    I have watched a number of your videos, I have seen no reason not to buy a 20k home in Zephyrhills with a lot rent of 390 and instead pay 125 k for the same size home on 'coop' land.

      My next video will be on Zephyrhills. I have been researching that area. There are lots of opportunities for low priced housing there. But, many are in R/V parks vs. Mobile Home parks. That makes a big difference in the amount of protection you have under Florida law. That said, there are opportunities in Zephyrhills in MHPs. ROCs, and there are a vast number of manufactured and mobile homes in unrestricted settings on private land. Not sure what you are asking about laws that "stop this". In FL most housing law other than zoning is preempted at the state level.
