    The boogie woogie man is not real dude. And a river in basically the same place for thousands of years is not going to be erodeding your property away at a foot a year. Nor could you even tell the property was erodeding away that fast. Fast being a relative term. One foot in one year is pretty slow, and you could never tell it was that much just by going and looking the property over a few times over a couple weeks.

    Number 1 is such a good reason. Everytime my wife and I go down to the lower 48 to visit family, we are reminded how much better we like living up here. When you say prices are catching up to the lower 48, do you think Alaska prices are getting cheaper? Or that costs down there are rising faster?

    Jamin, me and my wife flew up to Anchorage last Thursday. We have been in Wasilla, Palmer and Homer so far. We liked Wasilla and Palmer, but the Kenai peninsula is really interesting to us. Drive for 1-2 hours snd nothing but natural beauty. I will be looking for a job here every day until I find one. Rural Alaska brings about a peace of mind you can't find in the lower 48 rat race. We're on a mission to get here permanently.

    Your #1 is our #1, spot on, " Have you seen the lower 48? " This is not the Florida I grew up in. As a 5th Gen Floridian, I am sick of the traffic, the urge of developer's to concrete everything green over, and as I have got older the heat and humidity is something I am done with. Plus, My beach body left the building many years ago..... P.S. oh, and our HOA sucks!!!

      When I moved to Alaska Wasilla had a flashing light on the main highway. About 17,000 people lived in the Mat Su and now there are close to 100,000 more. You can get away though. We just spent a week at our off road recreational place. It’s atv or snow machine access only.

    You are so on point Jamin with the seasons changing, industries of tourism, fishing, transportation. In addition to the quietness that is golden and rare. So many places to go to work out and see incredible scenes of nature. Slower and quieter communities providing less stress that could actually save someone's life. Lastly, the adventure Alaska provides. Imagine riding down a snowy and wooded path on your snowmobile when the sun just set? I cannot wait!

    My hubby and I are planning to make the move. Covid and inflation have delayed us a bit. Husband thinks we need $500K in savings to pull it off and retire early. We are currently living in Washington state and despite trying very hard, I can’t find a better house in our price range here than the house we’re already in. We could pay more for something less than but where’s the fun in that? And I definitely don’t want to stay in this house. Washington’s cost of living isn’t much different than what I see in Alaska and you can’t throw a rock without hitting a tweaker in this town and crime and homelessness are rampant here as well. I want a smaller house with a fair price, peace & quiet, an acre or two, plenty of snow, lots of wildlife and some hot cocoa. I’m hoping I can find all that in Alaska.

      Heyo, I just moved to Kenai, and I personally love it. Homer is a short hour and thirty minutes away. It certainly has some better views, but what I enjoy about Kenai is how much more accessible it is to a variety of points. Anchorage, Seward, and Homer are all under 3 hours of driving. It’s a quiet little town with everything we need. Homer is beautiful, but I personally enjoy living in Kenai overall.

    Enjoy these videos very helpful. My family and I are looking at the Wasilla/palmer area. All this info is helping us prepare and make a good decision. I’m wondering what is the best way to move your belongings to Alaska from the east coast? Would a moving pod be a smarter option? Or would driving a U-Haul all that way be better? We also have 3 vehicles.

    While you did mention the large seasonal “homeless” population of Anchorage, you failed to mention the newly elected liberal mayor, the socialist city council, rampant drug use, and the runaway crime rate.     Perfect timing! I will be up in Anchorage later this summer to get a better feel for the place. About 7 days total. I plan to drive around the various communities, check out the "day to day" living aspects of the places, and do a few touristy things while I am there. Then I'll go up to Eagle River, Wasilla, and Palmer just to see what they are like. I saw a comment on Reddit about Anchorage and that was that it is easy to get to Alaska from Anchorage! Wondering if the new mayor will make any significant changes for the problems that confront the city. Thanks for all the good information, Jamin!

      like any place. the nice places are nice. the bad places are bad….i wouldn’t move to a state like alaska to live in a city. or even be able to see your neighbor. i don’t understand why with all the space they all live on top of each other.

      Wish more people would/could do precisely what you are. Come up first and check it out. By the way, there are numerous videos on You Tube (many made by this realtor) about different cities in the state. Anchorage has a lot of nice amenities...lots of natural wooded parkland, wildlife (moose, bear, eagles, lynx) an amazing paved bike trail system for recreational bike riding. Lots of wildlife. The 500,000-acre Chugach State Park in the mountains above. Anchorage is where most of the good jobs are. Eagle River is the closest community, and Palmer/Wasilla next. A large number of people live in "the Valley" (Palmer/Wasilla) and commute to Anchorage. Anchorage is somewhat land-locked btwn mtns & water. There's far more land, more new home construction in Wasilla, larger lots, often better prices on homes than in Anchorage. So it all depends on you, what you like, what you do for a living, if you don't mind commuting etc.

    I don't think fit is the question, affordability is the question. Anchorage homes are expensive. I notice that cost per square foot is high in Alaska. Less home for almost the same cost of Salt Lake City prices.

    A duplex near us sold for almost 600k a few months ago. It has 3 bedroom units and finished way better than construction grade. A view lot across the road sold for 60k last summer. We have a lot next to that but it’s over 2 acres.

    What type of loan is typical for land buying?

      It's almost all cash. There are a few people who will do land loans, but they have large downpayments and short payment periods.

      Depends on who is doing the loan. I had to shop around b/c some lenders did not lend on raw land. That was 1998 and even though I had an amazing credit score, some of the major lending institutions in Anchorage wouldn't do it. Only Denali FCU would do it, but they were new to the market and looking to get customers (Denali is now New Vision). I had a pretty sizeable down on 5 acres though. I seem to recall the interest rate was a little higher than it would be for an existing residential house. And the payment periods are shorter b/c you're not paying off as much of a loan...certainly not as in 500,000. But for me it was quite 'doable'. Usually the closer to a major city, the higher the price for even 2-4 acres. Other factors is if it has gas and electric to the site...or at least available. And the other is road accessibility.

    I know I have job skills for the Fairbanks and Anchorage area. Fairbanks extreme cold, Anchorage is a large city, more people, higher cost of living. I am more interested in the Kenai, Soldotna, Homer, Anchor Point area. Small towns, less people, but unfortunately less job opportunities. What is the best source of information for jobs in the Kenai, Homer, Saldotna area?
