I had a 81 cordoba with a 318 engine, the valve seals were leaking my husbands cousin and myself had to change the valve seals that was an interesting job
Did you remove the heads to do it, stuffing a rope inside the spark plug holes to hold the valves in place or using constant air pressure to keep the valves seated while you remove the keepers and replace the seals, never had to do that yet.
No we didn’t have to go down that far removed the valve covers. One cylinder at a time with a tool that screwed in to the spark plug hole put air on it to hold the valve up.
@@nancyison7481 yeah that’s one of the ways I knew they would do it without removing the heads, that’s great that it worked so good.😀
No more puffs of blue smoke when you started it. It took about 4 hours to clean everything and put it back together
You need to dig a hole and set the anchors in concrete or you're probably wasting your time if you get really high winds.
This is not for a hurricane they are just to meet code, those anchors do not come out, I have removed exactly these anchors multiple times and they have extreme holding power.
Mobile homes anchored in dirt withstand winds of 80+mph every year in my state. It's usually a tornado that will be strong enough to destroy a mobile home but it usually just shreds it instead of rolling it.
@@justinbird2605 yeah good point, the home would be shredded before it could pull the anchors out and different areas with more tornadoes require more anchors 😀
Nitpicky things. I had renters for years and my people never moved, which saved me money.
Yeah these tenants moved 2 times within this park and I had to clean up after them 2 times, I bent over backwards for these people and they showed their appreciation by giving my son a guitar, I understand the video might have only showed my frustration, but they were good tenants and I gave them a full deposit back although I believe they should have been charged some small amount for cleaning.
Can I ask why you chose tile for the flooring?
Yeah I have always thought it was probably a bad idea to put tile in a mobile home but, I tried it 2 times and had very good results and I really like tile, good question 😀

Over all they left the place in good condition you can't expect it to look much better most tenants don't care at all and you have a lot more work to get it ready for a new renter I've been around rentals my entire life and it could have been much worse
I agree and we ended up returning a full deposit back, my main complaint was that I asked them to clean a little more and they declined, because it’s my job to clean it I guess. 😀
But it may be worth doing to get by for awhile, it all depends on what you want out of it.
I think it’s worth it just because it’s a simple job to get a little more life out of it😀
The old rings won't hold very long if you have a fresh valve seal, both rings and valves have been in a steady state of decay for a very long time.
I agree, the car has about 240,000 miles on it, honestly I just want to see how long it will last, I’m happy to hear from you again, I’m working on an interesting video with a Frantz filter install so be on the lookout for that.😀
@@frugallandlord6974 Cool, I like your Frantz videos. With that high of miles on a 3 cylinder, the bill from the machine shop maybe more than what you originally paid for the car, can you find another Metro with lower miles and keep the old one for parts?

@@JimmyJames351 I definitely wouldn’t rule that out, but I would more likely get a rebuilt engine to swap in or rebuild the existing engine, unless I find a metro that’s mint condition 😀

what size are your storage units and what do they rent for? whats your vacancy rate?
Smallest is 6x12 and the largest is 12x24 we usually have 1 or 2 open units but sometimes we are fully rented, we have kept rents below market at $0.40 a square foot. Just because the units are a bit older than the competition 😀

Good luck with your septic system. I had install a brand new septic system for my house. The house was built in 1983 and I purchased the house in 2004. It was a flip.
Thanks, I believe it’s working fine now, I have redone a few drain fields but I have never put a new tank in anywhere as they seem to last forever, so I haven’t found the need to ever replace a tank yet, although I’m going to need to add tanks to my mobile home park in the future, glad to have you back😀
You can’t drive trucks or cars on the septic system. It will damage it
@@nancyison7481 yeah I think that’s why the inlet pipe was kinked, I have rules in my lease about junk cars too but I’m not good at enforcing it because for the most part my tenants are all super great people. The cars hear are only parked on top of the tank which has a very thick concrete lid, the drainage field is 15 feet behind the red car, they will have to move the cars before the tank is pumped because there is 2 more lids to that septic tank 1 is directly under the red car. 😀
@@frugallandlord6974 I was told to not even put trucks and cars on the lid of a septic it would crack it. I was told by the company that installed it
@@nancyison7481 yeah probably a good idea just to stay off of it with cars, I would be very surprised if he is causing any damage but I will eventually need to tell him to move it, at that time I will nicely ask him to not keep any cars parked on top of the tank or drainage field 😀

Nice job installing the new windows. If it was my house I would paint the siding and then I would trim the windows with white plastic 1 by 4's by building a square frame that covers all the screws that are holding the windows in. Counter sink a few screws to hold the frame and cover those with white caulk. Thats what I would do but its not my house so you can do anything you want.

will driving/pulling it slower help it to cut more evenly across - many high/thick places were left virtually untouched. My field is very thick and very tall... thanks for the helpful video!
Yeah slower and lower helps, if I lower the blade it helps a lot but I keep it high because I have so many rocks and mole hills, my blades are also very dull because of the mole hills and rocks, this mower also came with Finish mower blades and brush cutting blades, I assume that the Finish blades would cut much cleaner but I have never installed the finish blades because I only mow tall fields with too many rocks and things.😀

Accidentally stumbled onto Jalopy Journal. The subject was on Frantz oil filters. Its the same old story. Frantz owners that have used the Frantz many years. Then you have the bs stories such as condensation makes the paper plug up the oil passages. Toilet paper has too much acid in it to use it for oil filters Toilet paper breaks down in a septic tank. I agree with that. I wouldnt want to use toilet paper that is too acidic to use in my car engine
A lot of people are convinced that the paper will fall apart, yet they have no evidence of this ever happening, I have no problems with people giving opinions but the people who speak as if their amateur opinion is absolute fact, that bothers me a little, although I’m sure I have been guilty of that at times 🤪

If you can use a saw a tape measure and a square then you can probably install a door and get at least a decent result.😀

Ac works good all except the hottest days, then you might want a cooler in the back bedroom if you like to sleep under a blanket in the summer like I do. It’s a rental.
How do I find the highest point
If you can lower the high spot it doesn’t matter, if you can’t lower that spot you will need to set up the stationary water jug at the high spot, I mean if you come to a higher spot that you can’t lower to the water jug then you will need to move the water to the high spot. I hope this answers you question. 😄
I notice you did drywall and not the other stuff used in mobile homes
Drywall makes a big difference in the overall feel of a mobile home, like noise temperature and look, at least in my opinion, but it is a big expense and a big project if you do it yourself.😀
Your speedometer issue is probably due to the larger tires.
I didn’t think it would cause a 7 mhp difference though.

Frantz went from putting the orifice at the inlet to the outlet then back to the inlet.It doesnt matter. The Gulf Coast junior was one of my favorite top loaders. It was designed by a big Frantz dealer when Frantzs went out of production He put the orifice in the outlet. He replaced the Frantz diesel filters with a big roll paper towel filter. Frantz had a 2 a 3 and a 4 roll model. They never came back.
Gulf Coast filters equip engines such as locomotive engines on Shell offshore rigs. When the owner passed away the top salesman didnt want to deal with the little filters. The Jackmaster Classic is similar. There always seems to be a similar choice.
The top salesman is now the owner.
@@ralphwood8818 I’m surprised bypassed filters are not more popular, I guess oil is cheaper to just replace often enough and engine’s still last a very long time.
@@frugallandlord6974I remember when it was common to see the big Cummins Fleetguard and the Luberfiners bolted to the side of truck cabs. Cummins claimed an 80 percent engine life increase using them. Then people started thinking they were only for dirty conditions like dump trucks and concrete mixer trucks. The big chrome plated Luberfiners with Peterbilt labels ended up out behind the shop in the metal scrap. I drove for a guy that wouldnt put a truck on the road without a Luberfiner bypass filter.
@@ralphwood8818 I wonder if there are any stories of trucks with extended engine life due to bypass oil filtration?
The old Frantz 2 port sandwich adapters were great for installing bypass filters. The problem is they didnt work so well on small engines plus the sandwich adapter had to fit the filter mount. The Perma Cool universal 189 sandwich adapter has different bushings so they will fit most small engine filter mounts. A adapter plate for the bigger Chevy mounts. I had converted the 2 port to a 1 port and returned the clean oil to the oil fill extension. Converted it back to a 2 port. Ran both hoses to a Australian Jackmaster Classic with no orifices. I had planned to drill a 1/8 hole in the adapter near the spring loaded valve to let the filter drain at shut down. It turns out I had already drilled a 1/4 inch hole in it. Ran it long enough to heat up and fill the Jackmaster. Checked it in a couple of hours and it had drained. Now the clean oil goes to the inlet of the full flow filter instead of to the oil fill neck. The sandwich adapter takes a 3/4 16 thread filter such as many Fords and Toyota filters. I got mine fron Jegs. Summit has them.
Yeah after looking at how they work I would use a single port if I had to use one and return the oil to an zero pressure fitting like the oil cap or oil pan.
@@frugallandlord6974 I prefer the 2 port sandwiches adapters with both hoses hooked up to the Jackmaster Classic. I have had problems with the spring loaded bypass valve holding the oil in the bypass filter. I think I might have solved that by drilling a hole in the adapter so the oil can bypass the relief valve at shut down. The Jackmaster Classic drained perfectly in less than 2 bours. The Frantz would probably drain but Im not going to install a Frantz to test it. I drove 20 miles with the sandwich adapter and the .045 orifice in the Jackmaster. The Jackmaster was just starting to warm up. I was getting maximum filtration. It is 100 degrees F here in the Dallas.area. That wont work this winter. I will have to leave the orifice out year around or put a valve in the inlet to control the flow.
@@frugallandlord6974 You guys got me thinking about Frantz oil cleaners again. When I used the Frantz toilet paper fit. The.toilet paper core fit the tube. The oil pressure pushed the core down against the.core seal. Now its more complicated. Putting the toilet paper on the base then pushing the canister down on the base is a good idea. Unfortunately most Frantz users I see on TH-cam push the toilet paper in too far. Then the oil pressure might not be able to push the core down against the core seal. The best place for the ring is in the trash. When they started using the ring I started tossing them. Looks like.they abandoned that bad idea.
@@frugallandlord6974 When you talk about the old type Frantz I think about the 1963 model Frantz I put on my Rambler American. It had no wire ring in thd bottom and had the same seal. Not sure when they came up with that useless ring. I tossed them in the trash. They were probably trying to make the filters idiot resistant for people that use junk paper.

Actually the core seal is the same as my first 1963 model. There were a few models that had a rubber o ring in them. It didnt matter with the old 1 1/2 inch cores.
Thinking of getting some rubber o rings to put around the base of the old sky filters to help center and seal the core, is that a good idea?
@@frugallandlord6974 I have saved used toilet paper cores. Split them so they fit inside the new cores. That will keep the cores round. Experiment to see if you need more than one. You could also come up with a flat seal. The seal doesnt need to cut into the paper with firm paper.
@@ralphwood8818 thank you I have cut one old tp core diagonally on the seam, that makes it easy to fit inside without making a big gap, the old sky filters I have already have a flat gasket on the bottom are you proposing taking that off and adding a different gasket?
Im talking about the core seal that cuts into the paper around the core. It is almost too small for the larger cores. The old Motor Guards and the Jackmaster Classic use a flat seal. The Jackmaster Classic core seal is 1 15/16 inch. I would put something flat on top of the stock Frantz core seal. I have seen toilet paper with a.2 inch core. That might be coming next.

It’s not only cheap, it’s the best and most accurate way to do it.
Some say conventional oil loses its ability to lubricate. Actually it only gets contaminated. Safety Kleen corporation has a big re refinery in East Chicago. Its a matter of removing everything from the oil until the oil looks like clear water then adding the additives. Most of it goes to the major oil companies. At one time Mercedes cars came with re refined oil. Goodyear sold it in quarts. You arent dealing with all of the highway construction materials that come with crude oil. There must be a lot of synthetic in it now. People wont buy it. They want the new oil. Things have changed since I worked there. In the old days before synthetic oil engine heat and the Frantz and other depth filters were actually re refined the oil as you drive. The impurities ended up stuck to hot engine parts and in the toilet paper.
@@ralphwood8818 and whale oil used to be used as automatic transmission fluid and hydraulic fluid until it was outlawed in the 70s
@@frugallandlord6974 Yes they had trouble coming up with a fluid as.good as whale oil. I dont change transmission fluid. The old F250 has a Gulf Coast junior filter on it. They dont make those anymore. I put a converted Motor Guard M 30 compressed air filter on the 06 Pontiac Torrent. I needed to add a quart of fluid. It calls for Asian fluid. Its a Toyota transmission. There is a short dipstick under the car held down by a small bolt. Looks like the best way to get to it is to remove a motor mount.
The place looked great. 100% deposit return and a big "Thank You."
Yeah it was ok but definitely not clean, I did give them a full deposit but they should have been charged a cleaning fee, tile floor was greasy, i didn’t even notice the floor because they had boxes covering it up when I did the check out list, so they knew it was very dirty, I also asked them to clean it themselves and they declined 🧐
Steel grounding rod? Need a copper rod I think??
Both are approved, you want to follow your local code though, everything in this video was inspected and meets code for my area, galvanized grounding rod is just cheaper obviously and I needed 2 rods 8 ft.

Yeah I’m sure many people used them as disposable cars but not me, I’m going to keep it for a long time, repair as needed and keep it going.
That oil actually looks pretty good. It needs a few more passes thru the toilet paper. The Australian Jackmaster Classic claims 1 micron if you use Jackmaster Classic elements. The Jackmaster Classic elements are similar to Great Value 1000 with I believe a 1 1/2 inch core. When we used 2 ply Motor Guard claimed submicronic. The new Motor Guard elements are like a tightly wound roll of coffee filter paper in a roll. They still claim submicronic. Dont remember what Frantz claims. I would think they would be the same under the same conditions. Went down to get my drivers license renewed here in Texas. I couldnt prove I was a citizen. My birth certificate was a certified copy but the stamp was flat. Two employees were holding it up to the light and saying this is a photo copy. They looked at my army discharge papers and said what is this. I said a DD 214 copy. They said the certification stamp isnt embossed. I started in Texas with a Texas commercial drivers license in 1984. I need to go to Mexico and wade across the river.
Wow sub micron is amazing, I was just reading about a liqui moly oil additive that had a particle size of 0.5 microns so you are getting close to filtering that out at that point. I would think you would be a verified citizen in the database at the licensing department 🧐
I was a little irritated. They mailed me a license until I was over 79. Now I have to prove im a citizen. It looks like I need a state approved birth certificate copy. I have a certified copy but the seal is not embossed. My DD 214 Army discharge paper is also not imbossed. My wife applied for a new state approved copy from Oklahoma. Amsoil claims 2 micron. Toilet paper is a lot better. In the early 80s Amsoil had a canister filter that might have been as good as toilet paper They had a famous race car driver Bobby Unser saying this oil change is forever. At the time I was using Amsoil 10 40 with a Frantz oil cleaner.
@@frugallandlord6974 Im told the Frantz cant remove the normal additives added at the refinery. That can be proved with oil analysis. I havent tested it but im told the Frantz can remove the graphite from Arco graphite oil
@@ralphwood8818 sad about the driver’s license hassle, I have a tenant who is still using Quaker State 30 weight out of the old tin cans, he got it out of an old gas station that had been closed for decades. I watched him pour a can of it into his car, the oil was actually green.
. There are still old Frantz users that wont use any oil but non detergent. When I was working for Safety Kleen corporation. They had days where people could clean out their garages and bring in hazardous materials to be disposed of. We got many cases of old oil in tin cans. When I bought a house in Coeur d Alene Idaho it was at one time owned by a aircraft owner. There were a couple of cases of Texaco aircraft oil. Pictures of what looked like the first bi planes. I left them there. Collectors would have loved them.
White paint and new hardware on the cabinets would give the kitchen a "high end" appearance without a big price tag...
I hate to admit this but I just forgot to put hardware on the cabinets 🫢
To avoid chipping the surface run a 3/16 deep cut first.

They sold these in NZ years ago, stopped selling them because any condensation in the oil causes the paper to disintegrate blocking oil galleries .😢
So many people believe that the toilet paper will come apart, there has never been someone say first hand that toilet paper has ever disintegrated in an engine, that I am aware of at least, I believe people have actually used these as coolant filters, although I don’t really think it would be worth it for coolant.
Thats another bs story that come with toilet paper filters. ( I heard about this guy that knows someone that got toilet paper in his oil.) When I set up at flea markets I heard it all. One guy commented he keeps a Frantz on a shelf to remind him of all the engines he and his friends have ruined using a Frantz. One guy told me so much toilet paper was getting in the oil Frantz has been outlawed in Texas. About the best story is a Amsoil dealer that went to change his Frantz and the Frantz was empty. The whole roll had dissolved and was somewhere in the engine. Of course Amsoil filters dont come apart in oil.
One of my Frantz customers had a garage overhaul his engine. He took it back because it was missing. He was told tiny bits of toilet paper had gotten in the valve guides and caused the valves to stick open when they saw the Frantz. I told him to tell the SOBs to get the clearances right. He took it back a couple of times before they did it right.

@@frugallandlord6974 I did a fleet of mostly Ford Powerstrokes when the 6.0s first came out. I was sweating it. A big name Dallas Texas attorney on TV was saying if you bought a 6.0 Powerstroke give me a call. A automotive expert on TV said Ford went from the best engine they ever put in a truck the 7.3 to the worse engine they ever put in a truck the 6.0. I never got a complaint. It turns out the 6.0 cant tolorate the conventional system of allowing the oil get dirty then draining it. I wasnt too thrilled with a lubrication guy supervising me. I needed a lot of makeup oil for the big Gulf Coast filters. They brought me Walmart 15W 40. They said oil is oil. LOL.
What is your oil change intervals, my Dad used these in the mid 60s as well as another fellow. I've got my thoughts from all those years ago.
Without the frantz my OCI was about 12k on my vehicles, with the frantz you need to add nearly a quart of oil when you change the roll, so it would be like a gradual oil change if I never drain the oil, I haven’t nailed down the toilet paper roll chance intervals yet but right now I’m going with between 4K and 5k.

Why, well there was always a engine in the workshop, today I know why, oil that was useless, the base oil is oil, never goes away, but the additives, be it detergents, viscosity additives, etc have broke down doing their jobs. To other fellow had them on his two cars, I visited him one time when he was working on a TP change, he asked if I'd help him change a valve cover gskt on a slant 6, on removal I've yet to see a engine with so much sludge, I asked him about changes, he said he doesn't change, he just adds, if I recall about a qrt. every 1000. My saying on oil changes, " Oil changes dre expensive, only one thing more expensive, no oil changes". I drive a diesel, never seen 7500K , a TDI, never seen 6K, a 5cyl Volvo never seen 5K, All are over 350K and the diesels never get black oil, the Volvo has color but not extreme, WHY ? the oil hasn't lost its additives, and the engine is clean. I've worked in a engine shop pre retiring, never did a worn out engine, lots of abused engines, air filters, no timely oil changes, lack of valve settings. I use the best oil, not always synthetic, but get it in 5 gal buckets on sale, with rebates, change it lots, even installed the quik drain valves. Worked at a Cummins shop, they recommend Valvoline, why, they formulate oil to clean the engine, our whole world changed with EGR, so did the repair frequencies, eng temps went up, oils don't last. The million mile engines are those that get Coolant, oil changes, hot weather hauls, dusty hauls, extreme cold get more frequent changes, off road we do 200-250 hr changes, ond off road lots of equipment, trucks have bypass filter like a Frantz. The Cat in the Alberta Tar sands get 40-50 K Hrs on engine if not overheated, their rads are mostly roof mounted on Dozers re keeping rads cool. That's my experience with Frantz, all in the sandbox of learning in a workshop with a cheap dad and no timely oil changes. Went to apprenticeship at Canfor, in the greasy pit, changed oil, greased for over a year, so I'm not into wore out stuff due to oil cheapness, in fact I tell people Mfg. says 10K do 5K, as they advertise not how long you will drive it, but which costs less, and Toyota just did a out of court Class action re long change intervals, and seized piston rings, trashed engines. In the 60s I normally changed the Frantz every 2000 miles and added a quart of Standard Delo 100 30W. I dont drain the oil. I did drain the oil one time and replaced a head gasket on the Rambler. The Australian Jackmaster Classic gets the toilet paper changed every 6.000 miles and a new quart of Walmart synthetic 10 30 is added. I dont know much about oil. I know enough about oil filters to be dangerous. The Pontiac had 140.000 miles on it when I got it. It has 207.000 miles on it now I havent drained the oil yet.
@@ralphwood8818 I'm just saying, take a valve cover of, if you see sludge, even a yellow varnish, know your detergents /additives are gone. Oil is dirt cheap compared to engines, I 100% agree filter the oil, in fact I've got a filter cutter for spin ones, can ones are easy, I look at the accordion. Treat your cars, change it's blood, treat it like you do your blood, take samples of both, change what it takes on both for your health, and your engines, trans, diffs, radiators, only God is eternal, the rest has expirey dates.
@@ralphwood8818 look up Cummins, Valvoline development, I've used the Valvoline on Diesels, Gas engines when I can get my hands on it cheaper, rebates, love my clean engines, 400 Miles on a 2004 Duramax shortly, still no black oil, yes brown, 2003 VW TDI 320 M, runs strong, done a turbo, cooked oil in housing, 2004 Volvo 5 cyl 2.5 286 KM all have had oil changes at 1/2 of factory recommended , why, I've been paid to fix engines that suffered from lack of timely changes, non flat wore out, all neglected out.
