- Access in and out of the property is not the best. But if one can look beyond that, then this property is a nice place to call home. It has all the typical facilities that one would expect from an EXSIM product. Nothing to shout about really, all within expectations and that's a good thing, that is doesn't disappoint you.
Some of the notable cool stuff include the cage street basketball court, open air futsal court, karaoke lounge and the games room. What's not to like?

i actually love the covered pool, can imagine myself just chilling there cooling off and absolutely love the futsol court on that level. me personally, of all your property reviews, i find this the most to my liking.
Interesting view. Yeah, I guess if one would just like to chill, away from the scorching sun, then that would make sense. Perhaps I've not come across a covered pool which I really like (I'm imagining it should have a high ceiling). The open roof top pool which really left an impression on me is the one at The Reach. I guess the stunning view of the KL city skyline also played a big part.
The traffic going in and out of this place is like hell in rush hour. Anyone staying there would have to leave before 7.30am to work or will stuck in bad traffic. Same thing coming back after 7.30pm is more ideal. There is no alternative road to leave your home. Nice project but bad location. Exactly same story with Icon City.
Not surprising, that's what I somewhat feared the most for this residence. Haven't visited Icon City, but hearsay from the time it was completed, it's pretty much low occupancy. Any idea if the flooding issue that spills over to the walkway has been fixed?

Oh the no yard concept, not sure if I can get used to it though. The yard gives me the chance to step out for fresh air whenever I feel a bit uncomfortable being in the house too long.

Now is the FoodPanda/Grab food generation yo and also washer-dryer era. Coupled that with the need to make property affordable, yard might extinct in the near future...LOL

Loud and clear. Let me put it into my list to research, but more importantly, if I do plan to review it, hopefully can get unit available for review. This is also the trickiest part for older developments, as not many units available. If yes, will need to get agent and also/or owners that willing to do it.

This is probably the standard size of a condo that the average Malaysian stays in. Approx 1,000 sqft. 😅

Size of properties in general will only get smaller and smaller as time goes by. This is to maintain the absolute price so that it's affordable.

I agree that the roof top pool is disappointing, not because of the covered roof but rather due to the very low ceiling height and the unattractive design, if you compared to the Petalz or recent vped Scarlez you will know the differences with Arcuz. Same goes to the roof top garden or greenery landscaping are bit disappointing as well. The reading room and multipurpose hall are nice. Others are average. The unit windows are small. Overall, for the given selling price, I'd expect more. The traffic noise is unbearable. I agree that The Valley is way more impressive!
Yeah, i think if the ceiling height is increased, where they double it up, would be totally different then. If it was The Valley vertical structure type of height of ceiling, that would be awesome. Window for the first guest room is small, that is understandable (due to the wall for the aircon compressors at the balcony) but window for the master bedroom is small, that I really don't understand why.
Sound pollution isn't noticeable when I visited that unit (assuming windows and balcony door is closed). The high floor certainly helped.
Overall, The Valley sits at the top of my list for most impressive condo reviewed to date.

Alot of water leaking and defects issue for the valley. Maybe you try to check google review and lowyat forum. It’s horrible by skyworld
