This condo has a proper concrete built skate boarding park! That's certainly a first for me, having reviewed more than 100 properties to date. Full size and it has a breathtaking view, since it isn't on ground floor but perched on top of a hill.
That's not the only thing that is impressive about this place. How about a full size outdoor water theme park, which can easily pass off as one that you will see in commercial water theme parks! And the maintenance is less than RM0.30/sqft.

Welcome. Well, for whatever reasons, multifunction Smith machines are very rare in condo gyms, even high end areas such as KLCC and Mont Kiara. Likely due to the utilization instead of the cost or the space that it requires.
@@JackChang27Do you mean residents wouldn't use them? That would be strange. They enable bench press, squats, overhead press and Romanian deadlifts - 4 essential exercises in a relatively compact space, with high safety and no noise from dropping plates. I saw them in every building I stayed at in Miami.
Yeah, I get what you mean. Such a versatile machine with so many types of exercise that one could do with it. It's much more common in private gyms in Malaysia, but for whatever reasons, rare indeed for condo gyms. 🤷♂️
The project has not received hot cake response actually. It is not cheap and I think what's provided are compatible with the price. I couldn't appreciate your so wow and impressed towards this project 😅 the design theme is not clear, feel a bit rojak, some european style, some resort style... neither do i impressed with the mini waterpark, skateboard... maybe parents like it. Anyhow is individual preference.
It has unique elements which are hard yo replicate, especially the facilities. If it's rare and well taken care off, supply of such residential units will be limited (compared to the overall property market). Hence, over time, good chance of appreciating and also maintaining demand. Mini water themepark is very understated. Such leisure entertainment, could easily cost RM20~RM50 per pax per entrance if this were to be a private park outside. Likewise, the low density, very hard to have such projects nowadays.

No studio units at this condo. Your best bet is to rent by room then.

Welcome, welcome. There's a shuttle to the mall that is provided, are you aware on that? Nevertheless, having a LRT/MRT at your doorstep is best, but extremely rare due to the scarcity of the stations itself.

Why many dev not provide aircond copper?
Unfortunately, to save cost, many do this. At the same time, there are more and more people that don't do install aircon, especially more affordable units that are meant for rental.

The amount of defects (as observed by number of stickers) seems scary, but this is is quite normal for any units. As long the developer fixes the issue in the required time, then thats fine
Yeap, agreed. As long as not major (which mostly are just minor and aesthetics) and if fixed within the time frame, perfectly acceptable indeed. However, not many people understand this, unfortunately. Got defects, straight away make noise. 🫠
The addition of upper and below panels for all windows opens up the room even more. Kitchen is a good size, nice canvas to build your dream kitchen.
Always a good thing to have more natural lighting into a room. Yes, very healthy size for the kitchen.

My comment: 1. Selling price like you mentioned, too pricey, and the building specs are not matching accordingly. Leasehold? Then it is unable to justify with the selling price. Aurum residence is a freehold property and selling it lower than this. 3. Too close to highway and very noisy. 3. Serviced apartment and next to office suite. For own stay, i would prefer Aurum. 4. Layout totally losing out to Aurum.
Hearsay, they are in the midst of converting it to freehold. Not sure how true. Aurum has affordable housing component though, so that will impact it a little too. It is close to the highway indeed, but same goes to Aurum, no? Anyway, I always believe unless the windows is open, the noise will be negligible, especially units at the mid floor onwards.

Yeah, it's tight. On that note, highly doubt it that it will be extended, because it's very close to the road already. Basically, no space for it to be extended.
