    That's a perfect retirement home with a sunny terrace and a garden in walking distance to the town. one of the best ones you have presented so far. And it is immediately habitable. I would try to connect the kitchen and bathroom as one big space and just have a small toilet on that floor, while putting a bigger bath onto the upper floor where the bedrooms are.

    I love this, mostly because it has housing and open outdoor space for all of my many rescue animals. It is exactly what I'd be looking for in Italy, were my U.S. home already sold. I could easily pay cash for this plus the renovations and still have a few hundred thousand to live off of. Now to sell this U.S. house of mine...

    Introdacqua is my family's home town. Love the townhouse, it reminds me of my grandfather's home that was passed on to my dad who later sold it before he passed. For me, its too many floors. My house in the US is 1 floor.

      Agree with you Maria. Our house here in Ohio is one floor and I like that. Our last house was three floor and I don’t miss it.
      My grandfathers house down in Pulia is three floors and the steps are crazy steep.

    This is a nice gem or golden nugget. I do like your idea of taking the kitchen/dining room wall section down. I might just remove the tub as it doesn’t utilize all the room available and put a nice walk in shower there or a nice free standing tub with shower perhaps. A little less work involved but a transformation. I do like the salmon family colors used. Thought a deeper salmon on the exterior would also look nice with the other townhome colors. Think that would go nice with the shutters if sanded and oiled. Lots of ideas come to mind with this property. And the amount of outdoor space and extra rooms off the back is really a bonus isn’t it?! Then the terrace. Fabulous. The bedrooms love them and definitely need an on suite.
    Love all the balconies with views.

    Ciao Dave, I agree, I think I would make the entrance way like a tv room, lounge, the next a summer kitchen, with the access to the garden, and as you said a bathroom as well. I would remover the pigsty and all the rest of the buildings out back as well and make a beautiful garden. It is a cute house, there is a lot of potential to make it the way you would want it. I think the price is well worth the property. I love it, Dave. Thanks for showing it. Love from N.Y.

    I love these towns. Im from Cincinnati. Besides being hilly like them Cincinnati has one of the largest number of 19th century italianate buildings in the US. There's a familiarity about towns like this.

    The town is gorgeous, But I do enjoy a house just outside of that hustle and bustle with parking! I’m getting old enough that it’s not fun to have to hike a block or two to get to the apartment and then up an inclined street, and then up the stairs inside.

    Keep the fig tree. I want to get an Italian 258 fig tree. That back could be fixed up, grow some veggies, have an arbor. and live my life. THere's an Ikea type of store that sells kitchens and I forgot the name.
    The views from the back yard are stunning.

    Wow 🤩 the town is beautiful. I really love the colorful houses. The whole town is so cute and colorful. The house it’s very, very nice 👍🏼 I will definitely move there in a second; but I can right now. I am still saving money, so I can buy a vacation home in Italy 🇮🇹 great job with this one. Location it’s perfecto.

    So much potential and the light is beautiful in the home, the garden is a great area to work in and be creative I could see working in there always and resting with a glass of wine with local cheeses or coffee and pastry in the morning...

    Amazing property in an incredibly beautiful town. I've seen meany videos of little towns in Italy, and most look very shabby, unpainted outside walls, etc. buy this one looks picture-perfect, almost like a movie set. As a vacation home or even as a main home, this property doesn't need to to be touched, yes, the idea of a small bath on the bedrooms level would be convenient for sure, but remodeling the bathroom on the second floor, I wouldn't go to that trouble....maybe getting rid of the bathtub and built a shower stand the with of the bathroom, including the window....and yes, perhaps removing the hallway leading to that bathroom to make the dinning room larger. and yes again to your idea of starting the garden where you mentioned, the less clatter the better....Loved this property and town, thanks for your videos, they are great.....One more thing Dave, are taxes and utilities something to be considered or they are not that bad? thanks again!

    I would make the entrance a dining room, the room through the back as a kitchen, the area beyond that would have a bathroom and utility room, covered outdoor kitchen with BBQ grill & pizza oven. Kitchen upstairs as a living room with fireplace and access to terrace. Then the front living room as a bedroom and the 2 further bedrooms upstairs. Maybe the kitchen area next to the terrace could be a small bathroom or half bathroom with a wall, making a short hallway from living room to terrace. I love it. But not ready yet to make the move, working on it though

    What a garden 🥰... the possibilities! I'd take the space where the bathroom currently is to enlarge the kitchen. It would be very bright with the door & windows to the terrace. It should give a nice square space for the kitchen. Then take a foot or 2 from room with the fireplace and make a small powder room where the bathroom hall currently is. You don't really need a window in a powder room if it has good ventilation. I personally wouldn't want a bathroom opening directly into my kitchen. I like the fireplace, would put a book case to the ceiling with cozy chairs. Upstairs, the bedroom at the back could be made into a single room and a modest bathroom installed to accommodate the 2 bedrooms. Wow, I'd love that place.

    Oh wow, I really liked that one. The layout was a bit weak but as you say could be reworked. Only one bath is an issue. but it had all that space for a workshop/studio out back . And the lot just screams sculpture garden. Its close enough to town to have neighbors around you. I'd think that was a big part of Italian life. I have no interest in farming but need more space that a simple town house would afford. Very nice indeed. I want it.

    Great value , habitable now but with so much potential especially the ground floor and garden area . A creative architect could really get to work with some ideas in how to maximise indoor and out door space .

    Definitely a nice townhome. I would not consider taking up bedroom space with an "en suite", as you need to utilize the space for wardrobes (since there are no closets). A reading nook however, would be nice. I can see putting a bathroom with small shower from when you come in from the garden. And I would partially open up the wall between the hall to the bathroom and the dining area (where the fireplace is) but I would not have a door leading into the kitchen from the bathroom - just seems problematic (and stinky :^). Overall, lots of potential. Thanks for showing it.

    Right, this is what i would do... leave the bedrooms alone, and maybe put a small bowl with a plug cut through and with an ornate large pitcher or those lovely ornate oil vases, failing that the huge whiskey bottles (but painted) underneath with a foot pump and an incinerating toilet in them corner but hidden by a lovely room divider/screen. I agree with you about the kitchen and bathroom, although i would keep a bath but make it free standing, and so it fitted wall to wall (just moving the little cabinet out of the way. Downstairs hallway i would have it as a reception room with a writing desk, 1 wall book lined, couple of chairs and small sofa. It is where visitors would be met. As in the visitors who are not friends or neighbours ie people from churches who think they could save my soul. Then the lovely room off, the double doors to garden would become patio doors. Part if the front and side wall from pig stye (nearest the house) knocked through but with arch ways to still support the sun terrance above. Thus it would open the space and give more light to the room, which would be a summer space to relax in while cooking outside was going on. Maybe a small bar in the corner too

    The only thing I consistently don't like in the homes is all the smaller rooms...but obviously not all homes are like that.
    I love how ppl love outdoor living spaces.

    In the uk, old miners houses ended up having the bathroom off from the kitchen, so its no biggie

    A very nice house! But as an architect I would not buy it without an extensive lookover by a structural ingenieur. It is very possible that it has to get reinforced despite the thick outer walls. In which case I would alter the structure in the middle: new concrete staircase, wide enough for the later addition of an elevator stairchair, and bathrooms adjacent to that. This way, the bedrooms get slightly smaller, but you avoid those long corridors. The dining room on the first floor could be laid together with the existing bathroom, and get more light in the process. But that would be a significant expense to begin with, probably only worth it if you plan to live there permanently.

      La casa es de piedra, la zona es altamente sísmica.
      El centro del jardín dista lo suficiente de la casa y de la vecina, como para sentirse a salvo, en caso de terremoto.

    I like the price and the fact that it has the garden space in the back but I'd NEVER choose to have a bathroom open into a kitchen if it was at all avoidable. That just seems gross to me. I can see this home having potential to be made lovely but I'd still prefer a stand alone house in a more rural setting but not too far away from a village. I'm very seriously looking for a property in southern Italy.

    Great place and I appreciate your insight but putting a sm on suite in that bedroom would ruin the whole room! For 1 the design in the floor would have to covered in 1 corner. Also the boiler rad is on the wall in the same corner, causing an issue with radiant heat dispersion. So don't think it's practical way to go since the floor design is meant to be a border around the room. But that's just me lol

    I love it but I have to wait a fee years before I can take out anything from my 401k. But I'll keep watching to see more. What would you have to do to stay there without leaving the country every 3 to 6 months be ouse your visa expires. And would it be just like driving to another country for the day and then coming back and be able to stay another 3 to 6 months. And just keep doing that.
