Brad, those are known a upflush toilets, they have a built maceraters that will grind and pump out the waste through a one inch pipe. They average around three hundred euros and you can also plumb the bath/shower and sink water into it to flush out of the lower levels. It’s a good idea to have a backup electrical system to power the system in case power fails but nature does not. If ceiling heights are not a problem, you lose about 20 cm of height you could instal in floor radiant heat. Well worth the cost. One must not skimp on electrics either. Most of todays society relies on electric. A small PV system and inverters with batteries will add an average of 25K€ but will save you headaches if the area is prone to power failures.

Would be nice if you covered the basics like: construction type, water supply, parking, access rights, sewage, orientation, nearest supermarket, annual council taxes, etc.. Would save pestering Claudia. In the description you say 1.2 hectares is over an acre - yes - it's 3 acres!

You going to watch a 40 minute video? That is a lot of material to weave in.
These are property introduction videos. If someone wants to know about “council taxes” and “access rights” they can write Claudia at the address I give and ask for specifics if they’re really ready to make an offer on the property. I try to give a nice quick overview of the town and each of my videos and show what’s available in that town maybe you missed that part where I talked about the two bars and the pharmacy and the rotating markets… 🤷🏼‍♂️

@BradsWorld Don't be a fanny - it would take you a minute and a half to cover the points I mentioned, and save C from repeatedly having to answer basic questions - I watch plenty of short property videos that cover these things.

@@sillysausage2244 In all fairness, it might take you a minute and a half to hear Brad list those things---but it could take him hours of research to sort it all out.

@yusufabukaarmen270 They're details that the estate agent has to know before listing the property, and if they're not mentioned in the video, put them in the description - I'm not suggesting anything strange, here - if you're going to go to the trouble of making a video about a property that is for sale, they're the basic points that ANYONE with an interest would need to know.

Very nice house, lots of potential. This house could be a jewel inside and outside. I love this kind of house. But at my advanced age, it's too much work for me. I could have starded this work 10 years earlier because I've already got one foot in the grave..lol. And it's important to me are grocery, bank, pharmacy, doctor, veterinarian and a pet crematorium not too far away..and I still have to say it's a beautiful house.

Oh! Brad, just from a construction background, I noticed there was a terrace off of the kitchen [you didn't walk out on it but you can see it walking back from the well] do you think a bathroom could be added on to that off of the kitchen? I know it would sacrifice a terrace but it would share a wall with the kitchen sink. Then the area used as a bathroom now, could be a type of laundry/ storage. Another idea, when you walk up the stairs to the entry area where all the doors meet outside, is there enough area to just close off that section with a front door? I was thinking then, when the roof is replaced it could just cover that area and enclose it. Also, all of those entry ways would not require so many doors and shutters right there with a new front door/ shutter set up. Enclosing it would at least get one to the bathroom without having to go outside. I was trying to see what floor space would be left outside of new doorway, if a door was put connecting that area of doorways at the top of the stairs.
That bottom floor is exciting! I'm the type that wants a ruin but I do not have the skill level! 😂 This house seems a perfect place to get the basics done and live in the top while fixing the bottom. Also, I was thinking if you are walking from the kitchen, the " new living room area", on the left could a staircase be put there going down to the cantina area? My mind is exploding ideas! Sorry! 😂

    • @BradsWorld
      @BradsWorld  2 หลายเดือนก่อน +2

I'd put the laundry downstairs in the big room under the kitchen. I'd redo the upstairs Bathroom. I'd make the downstairs the main living quarters and put in a few bathrooms there. IF I wanted to spend €50K+ fixing up a place that costs €21K. Probably I would buy the €98K place that was in the same village that was perfect condition and that had 3 bedrooms and 2 baths instead and save the headaches.

First what does Ollie have against goats?
Too cool. This is the third very interesting house I’ve seen this weekend. Although this isn’t ready to live in at all. But the price reflects that. The sites I follow nobody really lowballs the repair costs to a great extent, but if they say 60,000 I automatically say 180,000. I just assume almost any house I’d buy that needed work would cost me at least that. And that would be fine. Did the whole downstairs not count in the 900 sq ft you mentioned?
That would, in total, make it doable for me. I’d want around 160 sq m min. But not too much more because you’d have to clean it. I wouldn’t want to vacuum 6,000 sq ft. Just the way I’d like an olive grove, in sight but not mine.

The only flaw in this property is the access to the detatched house in the middle of the field, wich opens right in front of the house and doesn't allow to fence the backyard so that it spoils all its privacy. Other than that it would be perfect..

Hey Brad, I would sincerely like to meet you and your beautiful wife some day. Right now I made a spontaneous buy of a little house in Manoppello( Chieti), the first place I looked at. I made a lowball offer, (your term, I only know it from poker!) and to my surprise, he accepted. 28,000 is half the price for a garage or car in Munich these days! It 90sqm so not quite 350€/sqm.
Ok to the point! Do you have a reasonable translator/interpreter that you use?
I don’t need a translation. They want €700 for this.
    Any ideas more than welcome.
Without too much blahblah I’m also interested in working with someone( straight shooter) to bring clients from Munich and Germany. Give me an excuse for a long drive down there!
    Thanks, Stephan

The costs in the last 7 years has gotten out if control. My GMC Yukon- 3 years used- was $15,000 10 years ago. Now, it'd cost at least $40k, used. New from $60k to $90k. Trucks? Way more. There are tons of things you should be looking at to make sure the place is right for you... I can't cover everything in every video. use these videos as a stepping stone to learn about the area! 🤠
