    I'm in total agreement with you. That gorgeous ceiling on the 2nd floor is wasted as a bedroom and should be open plan living/dining/kitchen. I also think the laundry needs to be in that room on the ground floor with a large sink and clothes airer. I love hearing what you think the layout should be.

    Keep on giving your thoughts/opinions on what could be done to the homes you present to us, Dave. I do prefer the owner's idea on making the BR a lounge--but I'd convert the upper level to a large bedroom with en suite bathroom. I'd also combine the two storage rooms into a guest bedroom room with en suite bathroom.

      Heck yea! Since I’m 70 in a few days,I would buy this (if I had the money) for my daughters to use since they have good legs to climb stairs…..and my place to be to convert the two storage rooms into a tiny house for me to live in….with no need to climb the stairs.

      I’d like hearing your opinion; in this case, I like the larger loft being broke into 2 bedrooms and 1 bathroom. Eliminate bedroom on 1st floor- turn that into open kitchen-dining-lounge

    I think I saw a problem at 19.06 The Center Support for the roof is not supported by the cross beam. There is a clear gap / space and I think that could be a serious problem; but of all the costs that would be the easiest less expensive to correct. 👍👍👍👍👍👍 💵  💵  💵  💵  💵

    Stunning property! If it were mine...I would take down the wall between the kitchen and the landing and make it into an open plan kitchen/dining room and put a large archway thru to the bedroom and make that the lounge, and then have 2 bedrooms and another bathroom upstairs. 😊

    My thoughts… would keep the layout. The upper floor would make a fantastic art studio! Just needs air conditioner. And some insulation,but would want to keep the beautiful beams! The small entrance as we say in the US the living room lol. This is probably the nicest kitchen I’ve seen so far. I would add a tub to the bathroom. It’s just beautiful ❤

    Curious that they made the bathroom so big, where more space could have been allocated to the eat in kitchen. The kitchen/living to the next level is a good idea, but lugging groceries up the cantilevered stairs is unappealing. Thanks for your videos. I do like them, and the provincial locations.

    Good storage space when entering but laundry could be down there too. I can just see water all over the floor with that shower being so small and not contained. The fire place in the kitchen seems out of place actually. The other room is definitely a living space. Going up the stairs the entrance area is wasted space. I can see myself hitting my head on the stairs. Upstairs needs work dividing it up into a bedrooms and maybe an ensuite. Views aren't all that great. No balcony. Pass. The complete layout is off; a wasted renovation, in my opinion.

    I would not have the kitchen on the upper floors. With parents while still active they would have difficulty climbing that many steps. That said that apartment is lovely and spacious.

    I’d put the kitchen in the hallway area, make the current kitchen a bedroom, change the existing bedroom into a lounge/ diner, and two beds & bath on the 2nd floor.

      I agree - it's really quite dark. I would open the roof with a very large skylight over the stairwell that would flood the top two floors with light. On the ground floor, I'd make that first cantina a very small garage or guest room with bath, with a small mudroom that also opens to the hall for cleaning boots or bikes, etc. I'd use the second one as a storage space. I'd keep the kitchen on the second floor, but remove the kitchen entry wall and one of the bedroom entry walls to create a large, open plan living, dining, kitchen space with a 1/2 bath and make a master bedroom with ensuite bath on that floor. Because who wants to lug groceries up 3 flights?!! Place two guestrooms and a bath on the top floor for use when family or friends stay with you.:)

    This is a very interesting property. Fabulous historic building. The doors and entrance are beautiful. I love the entry vaulted ceiling and how it bounces the light down the corridor so it feels bright. And then the apartment is a surprise as it’s a modern remodel. I think it is best to move the washer down stairs where the hook ups are. It takes up too much room where it is and makes the space awkward. Very nice.
    I was thinking you could possibly turn the upper floor int a comfortable self contained studio living space. Small bathroom and the open floor plan kitchenette lunge and sleeping area. It’s a blank canvas for sure. Lots of possibilities.

    I would move the kitchen to the back bedroom, and make that kitchen and dining, and make the kitchen and hallway area into the lounge/ Livingroom ( using the fire place as it was intended) and make an archway as you come up the stairs leading u into the new living area. Where the door is now leading you into the bedroom I would make that an open archway going into the kitchen/dining. And finally two beds & bath on the 2nd floor reusing the 2 doors from down stairs.

    Don't get to cocky now, but I tend to agree with you. Put the kitchen into that large nook by the window and add an island. Then, the rest of the space would make an excellent living/dining space. It's the perfect size. Needs a couple more skylights added.
    You'd need a small bath/powder room in one corner up there.
    That 1st floor kitchen would make an excellent bedroom. To bad the fireplace is not in the larger bedroom.
    That's a really small shower for such a large bathroom.😢 maybe a large soaking tub right in the middle.
    Are you sure of that price? 🤔
    I found it on the map between Rome and Napoli but inland.

    I liked your idea of the Kitchen / Dining / Lounge upstairs; but did nbot see any water hook up for a kitchen . That said it woulkdbe interesting to know the approximate / etstimated cost of the remoldeling you propose - take out kitchen on firsgt floor; plus roof insulation and kitchen build on the 2nd floor. For $65.8K USD that would be a beautiful home. I also liked the idea of the laudry on the ground level;. 👍👍👍👍👍👍💵  💵  💵  💵  💵

    I would not touch anything out of owners idea. If the future owners are older people, they would like kitchen and dinning area in storage rooms in the basement, but not on the second floor. Especially after shopping. Even though the second room is really huge.

    The owner version is nicer & it would cost less to implement, many times you offer ideas about plan to upgrade the ptoperty without thinking about the cost. It is helpful to do additional reseach to provide the financial involved in such endeavor.

    I like your suggestions, and hope you don't let others stop you! But, I would follow the original owners suggestions for the 2 bdrm/1 bathrm upstairs, with the downstairs lounge. I would put the washer in the storage room and use the washer space as a computer nook, for business work space.

    Bath room and a mini kitchen on top floor for a office space.
    Which it had more light. Maybe ski lights on top floor. Too many floors to move kitchen to top floor like you would do. Love the 2 storage units. One for pantry the other for a half bath and storage for your shooter.

    Beautiful place. If it had a roof terrace it would be perfect.
    At 15:45 is the center post for the truss actually cut short and not resting on the cross beam? The center post keeps the roof from sagging and if it has been cut and is not anchored to the cross beam I would be worried about the roof's load being decreased or compromised. The whole assembly was supposed to make a truss and without the center post it is compromised unless it has been reviewed for loading and has had an engineer complete the load calculations and sign off on it.

    Take out the kitchen/bedroom doors.Turn the bedroom into a living room. Make a passthrough window to the new living room with a counter and stools in the living room as a casual eating spot. Convert the upstairs into a master bedroom with a bathroom and make the big storage room into a guest room with a bathroom.

    Its not layed out very well a lot of wasted space, kitchen and a bedroom that's it on one floor. Having it redone again to make up for the poor floor plan is very expensive and its a condo not a stand a lone building. Those stairs are terrible and look so out of place.

    I like your ideas because the purchase power I have in Italy makes changes possible that are very expensive here, and I have no experience with stone construction and the amorphous nature of so many of the townhouse type properties available. I just find it hard to believe that the Empire that brought the bathhouse to the rest of Europe became a culture of non-bath-loungers...
