    Basically my next door neighbour, we have my wife's house in the same village and i have been living there on and off for 20 years. Her sister is in it right now and we fully intend to do a full rebuild in the next couple of years.
    I love living there, most of the village is my wife's family.

    Hey, you did a fantastic job there Alan, and we love your choice of bathroom floor tiles, adds a touch of rustic charm. Just wondering, aren't you supposed to cover your blue pipes with stones/pebbles/scoria instead of net?

      Hi, never heard of putting more stones on top of 'stones', just the same. Soil can filter down through the stones blocking the whole system. The net will prevent this.

    18:27 I thought this was strange. In the states, all of the vent pipes are run through the roof. If there is more than one, they connect them together in the attic, and run only one pipe through the roof for venting.

      Hi, yes, in UK the same, one vent up through the roof. Thais a bit different. they do not understand drainage, lol. We have a crawl space under the house where the vents are. So, it does the same job. Old village houses have the septic tank next to house, with such a short run they do not even put a fall on the soil pipe. I insisted in putting the tank away from the house and had to re-lay the pipes because they do not understand one in forty fall. The Vent pipes are really a breather, because they let air in when you flush the toilet. Otherwise, it would suck the water out of the traps, creating a smell.

    Regarding running your showers into the septic tank.
    The tank you bought looks like a ZAD which is a cheaper WAVE tank that is a combined Septic and Filter Tank.
    If you really wanted to do a great job. You should have had two tanks; a septic tank and a filter tank. You should have run the toilets into the Septic Tank and then that flows into the Filter Tank. The showers and basin and kitchen sink should flow into the filter tank.
    You should run the kitchen sink into a grease tank first.

      Well as I said, circumstances. You should try building here rather than judging. The wave tank was all I could find locally. I was not going to put the showers into the tank, but as I re-laid the soil in a completely new route I did not have time to put in a new shower pipe. So it was connected to the soil under the house. I was not happy about that but it will have to do.

      @@apolloalan Putting the shower into your ZAD tank is ok because it is a combined Septic and Filter Tank and hence partitioned inside. That looks like a 1200 ltr so should be good for a family of 5 people. I actually built a 300 m2 house in Udonthani three years ago and did all the sewage myself because of the Thais not understanding it as they usually just dig a hole and put 4 concrete rings in the ground.

    My experience from looking at houses in Thailand are the main problems are:
    1) Staircases - very difficult to get the builders to make the steps all the same length and height.
    2) Sewage - the builders don't see to understand that sewage/water does not flow up hill.
    3) Roofs - too complicated with steps and overlaps that end up leaking.

      When you say 'Builders' most poor Thais and new farangs use village handyman. There are some highly professional building companies here now. Our builder buys ready made plans and everything is perfect. Except, sewage and tank is not on the plan.
      Our builder had no English and the wife believed them, not me so I could not communicate. We had two tanks, they insisted tanks had to be next to house, not a distance away. This they did. But when I put a level on soil pipe and it went slightly uphill, they finally agreed but smashed one tank digging it up. Because of delay and construction team being held up, the concrete around the house was about to be laid, I went with the best I could. I had been designing and fitting bathrooms and wet rooms for over twenty years, so I have a pretty good idea.
      They lay soil pipes flat because the old Thai way was to have the tank next to toilet and that does not matter. So now they understand 1 in 40 fall.
      The washing machine and kitchen goes strait onto the soil behind the house. I am ok with that.

    re the shower water into the septic .....actually the thinking in most places now is don't do that ! the detergents and soaps etc kill off the bacteria in the septic tank that are supposed to be breaking down all the you know what. What you should do is black water into the septic, all the grey water into a greasetrap, which can then join on to the brownwater coming out of the septic.
    But thats a very nice house you ended up with, and you are right about the tiling here...some of the electrical and plumbing work may be dubious but Thais certainly know how to lay tiles.

      Yes you're right. But I gave it some thought and searched many sites on it and most had showers going into tank. So, decided to put the shower into the tank, but kitchen and washing machine do not, they have the strongest detergents. Antibacterial hand wash in the kitchen only. So I think I might get away with it.

    My wife wants a Thai style house while i prefer a western style. I agreed to compromise by having a two story house with two bedrooms and a full bath upstairs and the master bedroom on the ground floor with another bedroom for the help with two full baths on ground floor. I told the wife as she gets older she will appreciate having the master bedroom on the ground floor as she will appreciate not having to climb steps.I also prefer to have conduit for electrical in all the walls so if an electric line has a problem can easily remove and replace. I also prefer to have outlets up even with the lite switches so easier to plug in and also keep above water level if there happens to be flooding. I also want to have all water lines on outside of house except at entry points so if a water line breaks it will reduce any flooding in house and have easy access for repairs. Because of the heat i also want the water lines put in concrete on outside of house to keep the water cooler. Then if need repairs can chip out the concrete, and repair or replace water lines, then reseal in concrete. Of course for water pressure i am sure will need an electric motor to make sure water can reach all accesses to house. I also want a western style hot water heater so can have hot water in all baths and kitchen.

    That's some rough looking concrete! Why is the steel rebar exposed on top of the concrete beams?

      The only places the bar is exposed is where the bathrooms are. The floor is slightly lower than the rest and is poured afterwards, bonding to the bars. It was explained.

    Very nice and well constructed, however one thing i always want in a home is to have at least a walk in closet in master bedroom and closets built into the walls on the other bedrooms.

    Great job and great informative video thanks Alan. I must say they seem to go to a lot of trouble with the footings and concrete on top of concrete on top of concrete. Lucky concrete is relatively cheap there i spose. Driving around Thailand you see many two storey houses with wood top and rendered lower half, even my gf home in Surin is like this. They rarely seem to live in the upstairs, yet NO one can explain to me why this style of house is so common over there. I have thought maybe they have improved drainage so that it is now ok to live around ground level during wet seasons or something to that effect. If anyone knows why, i would love to know. Yes i know i could ask the misses, but we all know how that goes 555

      Yes, concrete cheap so why not use it. But I must say that I was surprised. It certainly makes for a robust house. Not much chance of it falling down lol. the way they build in the UK now is a joke. Thanks, Mark, for the comment.

      Hi Anthony, we had a total cost of about 2mil. Although I paid more for the expensive doors. And although we did pay in stages, I have no idea how much the shell alone cost, sorry.

      Hi, what are you missing? was it the spray system under the floor? I think that is standard no matter what. And I think there are other infestations. But no, termites will not be a problem. The only wood in the house is the doors. Even the internal door frames are concrete lol. The roof is all steel, the kitchen cabinets are plastic, counter block and tile. We are termite proof.       @@apolloalan oh I thought they were worried about termites in the flooring so they installed those spray systems. I never heard of this before but they could be useful for ants in particular which are always a problem in Thailand.

    Our downstairs drilling fell down on us in our bangkok house...due to termites....they love to eat the plaster board glue.....we had to redo all the downstairs ceiling....we later found the big 20 years termite nest under the house after 're doing the driveway and house drains....the under house hoses for termite spray had all broken in the heat over 20 years....and our rentakill never went under the house until now we have put in a gap for them to go under he house.
    Termites will destroy your house if left unattended in Thailand. Need rentakill every 3 months.

      The main cost was 2 mil baht. Although the front doors were a bit more and I cannot remember how much. All in all, very good job for very good cost. Well satisfied.

      Hi, no, the house is not insulated as we would in the UK. It would help with aircon use. Easy to build in though and we get a water heater.

    hi quick question im thinking off building a house i know we cant own the land but is there anyway we can get our name on the house deeds ? or whats my best option for protecting myslef in case things dont work out down the line????

      Hi, I assume that you have a Thai wife? She can own the land and then lease the house to you, 100 years is poss I think. Another way is to form a company, must have four Thais with non voting rights. that makes you as good as owning the house. Do me a favour, please subscribe.

      Wife can own the land. You can own the building on the land.
      House belongs to you then and land it sits on belongs to her.
      Many Thai people build on land belonging to someone else.....the land owner has 12 years to get a court case to kick them off the land from the day they built a house on their land.
      Like Alan says just do a leasehold on your house that you build for 100 years.
      Land does not cost much here anyway. The land prices are about 6000 dollars for a football field of land up country. So to lose 6000 dollars is nothing. But to lose a 100k mansion is different . Even to lose 20k is neither here nor there.
      My wife's mum just bought a load of land for 1.3, baht.....it takes an hour to walk up and down it. They found out it has 3 houses built on it. They can't kick them out unless they can prove they were built within the last 12 years. So my mum wife now owns the land but other people own the buildings string on the land.
      The land is not important in Thailand the house is important.

      Hi, it depends where you want to live. Be tight in the tourist spots. But if you are going to build in a village, yes easy. $1700 is a fair bit more than my UK pensions.     Lovely house. How well is it insulated and how about a/c electric cost /month? Just a/c in bedrooms?
    Anything you'd do different?

      Hi Roy, it's not too bad. money was an issue as I still have some tied up because of Covid. The walls are thermal blocks, air in main room and bedrooms, the last bill was just over 1000 b. although not the hottest season. I would have had smaller windows but the wife wanted beautiful lol. I am very happy with the build if anything, I would insulate the walls with polystyrene foam and plasterboard over. That would be a cheap get out although I hate plasterboard. I love the heat though. hated English winters. I shall fit some canopy shades over the windows later. that will help a lot. So, overall I am very happy with it.

      @@apolloalan Thx. 1000thb ain't bad at all. I paid 1700 last month in our north facing condo, and we only use a/c while sleeping. I suspect your new a/c units are quite efficient compared to old ones.

    What I have seen of Thai builders is they build houses that look good but the quality of materials and workmanship is severely lacking.

      You are correct sir, generally. Village handyman build. But there are a lot of good building companies now. I used to design and fit wet rooms in UK. I closely inspected the build from the start The workmanship was first class. The tiling is better than we have ever done. Great guys.

      As in all countries, there are good and bad. The Thais generally do not understand that drainage has to have a fall. Mainly because traditionally, they put septic tank next to house. What I love about Thailand is that they are a bit in the past. They tend to resist new ideas. But the west has taken a wrong turn. The west could learn a lot from Buddha, like arrogance. Anyway, I only speak the truth. Unlike Thais who lie easily to save face. Even though Buddha said, 'only three things may not be long hidden, the Sun the Moon and the Truth'. Thais are wonderful people until they lose control and murder each other. They don't have the stiff upper lip like the English, lol. I take it you have seen the news; man shoots twenty-seven babies?
