Building a House in Thailand (guest house construction from start to finish)

  • Just a video where you can following our guest house construction in Phuket.
    The house is own design and its build on a slop to make use of the part of the land that would be of least use. Therefor its 4 floor high in the back while 2 floors in the front.
    This house can be used as a single unit with 2 bedrooms and 2 WC and has double kitchens where the top floor have smaller kitchen.
    The house can also be used as 2 complete separate units.

    Interesting to see how they cast the floors. We have a massive house built but I wasn’t there for the floors being done. In UK.

      The tree didn’t die, and we actually cut it down yesterday. Just left a bit as a round little natural table and cut some pieces for simple chairs.

      Absolutely, but it comes down to your personality, ability to plan and select an ok building team. To ha die and do all material purchase it does take some time but can be well worth it both in saving and the joy, and probably need the ability to let some frustration at times slip by 😃

      A bit over a million baht. Buying all material myself and having labor paid by side. Now I know many builders who would charge a lot more so this came down to arranging all material and having a good team.

      I think I answered people here many times already 😄 Construction cost was a bit over a million. Prices can vary a lot depend on company. I buy all materials myself and pay labor. Other quotes I got for this house (the construction is 4 floors because it’s built in a slope) has been over 2 million.

      These walls are standard and are obviously stronger than you can look. It’s regular 7cm blocks combined with a concrete rebar “slab” put on every meter. Regularly used in houses, resorts, condos and so on.

    Hi.
    Could you give a price breakdown for the cost of labour only?
    I am planning to built a 130 sqm single story house and the builder quotet me 360k TBH only for work.
    He wants to be paid I 4 stages whereas I prefer to pay weekly for work.
    Building time would he 3,5 months and 8 people working on site.
    Do I get overcharged faring price?

      I really wouldn’t say it’s overpriced and if they seem good paying a tiny bit extra is well worth it. In this case it’s about 2200 baht per m2 and for 8 pax working 3 months it’s 15k per month.
      Now it would take a bit longer and the owners cut isn’t calculated. According to me this seem totally ok.
      About payment, paying 4 times is also normal.
      Make a good contract stating what’s included and all. Usually electric work is not included and sometimes installation of doors and windows isn’t too, depending on the type used.

      As thailandresor says, it's a fair price. I recently built a 155 sqm meter house. The labor cost was 380 KTHB, 4 payments, electricity and windows separate. You may have to calculate for a concrete wall and/or fence and gateways too, this is not cheap. You may also want a separate carport and storage space.

      You mean on the parking area? For that we use a regular small “street ready” iron mesh, don’t remember the dimensions. With 15cm concrete it holds for concrete trucks driving with no problem. But that area is just small parking so that’s well above whats needed.

      This was a bit over a million. However have in mind we handled all purchases ourself and had great deal with workers. I had been offered the double.

      @@garageartguy all dirt work, it’s just 1200 baht per hour and had about 2 days because we dug out quite a bit so used macro as well as JCB. The concrete parking and walkway about 25k or so. 1 cubic concrete works for about 8 square meter and is about 2200 baht. Steel underneath and work is not much.

      I don’t know what that means, but according to google it seem to be a process when you water it frequently?
      If so, no that I have never seen here.

      @@ThailandResororg-li4uw In that case you probably want to treat this as an uncured concrete house and just do a post-maintenance. I know the weather in Thailand and the thing about concrete is they all crack but with good know-how from the Architect, they crack less, and little gaps mostly unnoticeable when you're not looking.

      @@s1981Seiuli_Luafalealo_Kalolo. this is a team of builders I found after a lot of searching. It’s not a company, it’s rather a great Burmese guy with his workers. I dont think they can travel outside Phuket for work, but I’m not sure.

      Yes they do have pumps for taller constructions but here they just did it by hand in a blink.

    How many square feet is this house?

      It should be equal to 540 sq feet for each of the 2 floors done in the video. Then the floor below that’s not done in the video is about 430 sq feet but will have an extra part build out so in the end all 3 floors will be about 540 sq feet.

    I don’t like Phuket, you see so many tourists from europ and China, I like chambury, it is little tourist from China , just Thai poepel, Thay are very lovely and calm

      It’s a build from start to finish and any normal construction now days starts with trucks coming. Kids these days have no patience I see.
      You can skip first 3,5 minutes if you don’t like the preparation work. But that’s still part of a house construction process.

    Can you build on a slope? I think that it’s illegal to own o buy land in “hills”, in Thailand. Hill are land sloping more than 35% gradient.

      It’s much less than 35 degree. Except a small part where it’s flattened out in front and cut out in back.
