We just had a home built. Don’t pay attention to the model. You’ll save tons of money by only upgrading things you cannot do later such as an elevation you like or full basement. Also pay attention to where you’ll want extra lighting rough ins. Don’t buy additional light fixtures. Get your own. It’s much cheaper to hire someone later and you’ll get better quality. The less you pay for your house the less your taxes will be.
People need to think also the older you get things change so plan ahead all these huge yards take up large amounts of time and or money the older you get the more difficult to becomes. I want a three car garage with a very tiny front yard, and my backyard big enough for a greenhouse and a Koi pond. And that’s it. I don’t wanna own a lawnmower.
You are so right as I relate to thinking about things that I might be interested in as upgrades. You are very sensible in your thoughts and reasoning. Really excellent advice and well described in my opinion. Excellent idea in finding ways to gain new clients and showcasing what you can offer as a buyers agent.
Thank you so much. That is a great compliment. This has been a great way to find new Buyer clients. The best thing is that the people who call me are so incredible to work with. I love it. 🥰
Do not pay a builder to upgrade countertops and sinks! MUCH cheaper to redo it after close! My builder charged $3000 for a sink from Home Depot that cost $499!
Thank you so much .. .. for this important information.. I might be contacting you to get your advice regarding the cabinets to the ceiling ..if it’s worth it .. and maybe light fixtures
Thank you for watching! Personally, I’d love to take my cabinets to the ceiling. Mainly for aesthetics. It gives it a built-in look that I like. However, I do admit that it’s not easily accessible so I usually just put my entertaining pieces that I don’t need often up there.
@@atlantarealestatechannel 😂 Sorry! My comment was for another channel. However, I had watched your video also. Love it! I just went through a bad experience at a design center and ended up backing out of building a house. I will take your suggestions to heart next time. There will be a next time, hopefully soon. Unfortunately, not looking in Atlanta. But if I was looking in Atlanta I would be looking you up!
I agree, I called several custom builder recently and I got anywhere from $300-$400 per square ft. AND I was told “that doesn’t include fancy windows either” 😭 Crazy!
Excellent, thank you . I’m in this process right now and I feel so overwhelmed as I need to choose my upgrade within my budget . I want to use a hardwood floor in my home . The builder offer hardwood only on the main floor and the kitchen, and the carpet elsewhere including the basement . Do you think it’s a good investment? Or just I pass
Thank you for watching! Personally I think it’s 100% necessary on the main floor, the staircase and the hallways. I would do LVP after the closing in the basement.
Really? Oh no. I’m sorry. There are a lot of decisions to make but I promise in the end it’s all worth it. If it’s not your thing, just hire someone you help you. Like me :)
Question : If I want a home like this built in my state for this same price on or about, what would you suggest? th-cam.com/video/HKS0BjJMKlY/w-d-xo.htmlfeature=shared I have acre Lot I'm buying here in the very near future. or should I put it on paper first to see what if would cost ? if so where do I find someone to design ?
I’m going to be honest. I know at least in Georgia you could never build that custom house for that price. It would be impossible. I would suggest contact the customer homebuilder giving them your plans and getting some pricing just so you know what the going rates are in your state.
The nore you can get done up front...the better. The more you change your mind, the more you will pay not just worh aggravation but also the vendors will gouge you. I get that we all gotta kinda see it, but....failure to plan on customer behalf is not the fault of the builders. Budget out twice the cost for modifications to the printed and quoted events.
I know what you mean but They have what the people want .. beautiful new homes. Not everyone has the bandwidth to undergo a full renovation so they just opt for new construction to get the look they want.
Hi! That all depends on the builder / subdivision. It’s different for everyone and they change all the time. Sorry there is no real answer. I’ve seen up 45k and I have also seen 0.

I’ve been quoted 280 a square foot for a custom home not including land…it’s getting crazy out there.

You do not have to remove a door to swap the hinges! Take one hinge off at a time!
Still too much of a hassle unless the builder is crazy over charging on the handles.
How much does a gutter installed cost? The home is 1509 sq with 2 car garage. The builder is quoting 1600$
Sorry. I have no idea. I think you should call a gutter company to get an estimate.
Great video! Thank you

lol. I know what you mean. Regardless., it still seems like everyone still wants new construction. 😅

True., change orders are extremely expensive. Builders up charge because it costs them time and money.
Stop giving so much control to someone else!!! Of course, that's modern Americans, no ability to think for themselves.

@@atlantarealestatechannel HA! 'bandwidth', interesting way to put it.
What’s reasonable to negotiate as far as closing costs and free upgrades?
