We are loving watching your videos you are an amazing carpenter and my hubby and I feel like you could be a really great friend, we started watching you when you started AL and Gina's tiny house, keep up the great videos we look forward to them !
I have watched several of your videos now, and enjoy them very much. I haven't been able to tell where you build. I hate it when people in the comments criticise the work, but in Washington state where I live, code requirements are different.
To me these are greatest Tiny houses. You have a place to park your car and you have a place to live. Plus they only take a small foot print. You can build me one anytime Ken!
It’s also nice so you can put a workbench and tools anywhere in the garage without worrying to “block” the window. I opted for no windows in my workshop for that reason.
I read your response to my comment and I like to use 2-1/2 inch ring shank coil nails for the wall sheathing and 3 inch ring shank nails for the stud framing. I think that ring shank nails hold better than smooth shank nails. I also think people should use ring shank nails for the roof sheathing too.
MDO VIDEO I agree. I like the 3” for framing instead of the 3 1/4” because it doesn’t come through the other side of a doubled 2 by. Thanks for the comment
good stuff ken...going to start building my own 2 car garage from scratch next month...45 years old & sort of retired...great place to hide in too from my wife & daughter...(joke) :)...mitchell - sunshine coast queensland australia
Pro tip when you're using a hammer drill to set anchors put your anchor up against the hammer drill bit and put a piece of tape so you know how deep to go so you're not going to shallow because you'll never get the anchor out or Too Deep drilling through your concrete.
Very good, I think it's amazing how Americans build their houses, you use a lot of wood, here in Brazil we build a lot with masonry. guys I have a channel on TH-cam I would like you to visit and give your opinion, stay with God. AMX-TEC DIY
I notice the you use 2" X 6" for the monolithic slab so each slab is 5 1/2" thick. I use to use 2 X 6 for framing walls but that was for insulation purposes only. Jim
mike johnson the largest we’ve done is 30x50 gambrel. We poured a thickened perimeter of 1’ deep and 2’ wide with 2 extra rows of rebar. That was 10 years ago and it still looks great.
Hi. I'm from Newfoundland. Your accent sounds familiar? Where are you located? Area code 802. Vermont. And you didn't need a 4 foot foundation? Nor rebar? Not afraid of heaving?
a couple of things, I like the idea of drilling the bolts into the concrete after its settled this way you cant go wrong with lining them up, I know you put gaskets on the bottom plates why not use pressure treated lumber, just curious, and carpentry is spelled wrong on your trailer, lol just messing with ya, great job
What the name of foam board you put on a foundation all the way around the you used like a stucco sorta stuff on it all the way around I searched you vids I seen so many I can't find it you used adhesive to stick to foundation first than you used stuff to paint it was really nice
Hey I just found the channel. Nice video I think I'll learn a lot following you. I just subbed, I hope to get your support in return since we're both Vermont based channels
Jeff Brown you know people in Canada have had garages for over a 100 years and they don’t seem to fall down from the snow brought in on the cars. Canada has been known to get a wee bit of snow also. 🤣
I notice that you do not install the anchor bolts in the concrete when it is poured. You drill holes and install them after the wall sections are in place
everything is fine, but I did not notice the insulation between the wood and the concrete. Is it for quick decay or is the board soaked with a special solution?
witt gal thanks for asking. The bottom plate is pressure treated and the material between the plate and concrete is a plastic foam product to stop transfer of moisture from the concrete to the wood.
Richard McKrell we’ve built some with one or two rows of blocks but I’ve built over 400 garages over the past 30 plus years just on a slab with great results. Thanks for the comment
Richard McKrell I hear you. Around here often an $8,000 bill for sitework and frostwalls makes it impossible for people to have a garage to get their vehicles out of the harsh winters

Great job ken...I like how u spent time answering peoples queries..good man..hope the weather is improving for u? x
We are actually done building garages until spring. I have enough footage to do about 6 more videos. All I need is time. :)

Love these types of videos. I live in Vegas and not all the time you get to see it built from the ground up.
I like the idea of high windows for security. Thank you for the video. Take care.
It’s also nice so you can put a workbench and tools anywhere in the garage without worrying to “block” the window. I opted for no windows in my workshop for that reason.

Good Job

That's a great build, that's about the size of a garage I have.
Thanks
Good job Ken's Kapentry uses good gramer.
Thanks
That Chad, he’s a great young man, and I hope he takes over some day…
Thanks
Thanks for the video series. Question - why not drop in the anchor bolts when you poured the slab? Just always curious on others thoughts
For us it’s easier after the fact so we don’t put it under a stud or have to measure a bunch of times
Beau travail 👍
Thanks
Looks sharp Ken!!!
Parker Wilson Equis Financial Hey Parker how could I have missed your comment! So sorry!

Hi Ken
Do you install any Holdwns or anchor bolts on those garages that you build ❓❓👊

Alaskan floating slab . This is first time hearing about this technique. Is it a solid very stable technique. Are those 2x6 or 2x8 s ? Excellent video

Interesting. I thought they showed up if you typed in my channel name
Hi Ken, I enjoy your work. About to build my own 16x24, what nails for the wall sheathing? And why sideways for the 4x8 sheets on this one? Thanks.
We use 2” ring shank galvanized sheathing nails. I like to lay them down so we can pull studs to 16” o.c. If they’re bowed.
Kens Karpentry thanks!
nice job
Thanks

عمل جيد ❤️👍🏻

Love the work but no foam gasket between wood & concrete?...
Thanks for watching. A few minutes into the video you can see we stapled sill seal to the bottom of the wall panels before we tip them up.
Good Work

If you go bigger than 24 x 24. Do you have make a footer?

Nice work! Do you sell the plans for this building? I'm thinking about something like this in Illinois.
We don't really use architectural drawings. Basically someone tells me where they want a window or door.
I have to learn how to build this house, very interesting.
Very nice. Have fun
Such a beautiful and safe way to build I want to speak you but how
Hi, Excelent video!! What is the with of the lumber of the wall?
Thanks for watching. 6”

I love that thank you
Thanks for watching
Thanks, how distance you keep between each anchors?
About 6’
What psi concrete specs should one use for this when calling it in to concrete company?
Typically it's 3,000 psi. The cat's I believe are spacer blocks in between each stud at the 4' height.
Who was the supplier and how much did it cost? Was the installation free or was another expense? Thank you.
We build the walls in our shop and then bring them to the jobsite and put them up ourselves.
Hi. I'm from Newfoundland. Your accent sounds familiar? Where are you located? Area code 802. Vermont.
And you didn't need a 4 foot foundation? Nor rebar? Not afraid of heaving?
Trucker Daddy - AKA John in Québec thanks for the comment. Ayuh Vermont. 34 seconds into the video you can see the rebar
👍

Mi speling iz atroshus. :) It's hard to see but the bottom plates are pressure treated. Thanks for watching.
How far down do you dig the perimeter trench?
quanto tempo levou p concluso d garagen??
about 3 weeks
you didn't show us how to do the roof?
Thanks for the comment. If you watch the stage 2 video it shows the roof work.
No dpc between concrete and sole plate of timber frame ? this could cause serious problems later.
John McCrank thanks for the comment. About four and a half minutes in you can see sill seal stapled to the bottom of the pressure treated

Where is this being built? (area). What does it cost today to build this type of building?
Northeastern Vermont. Around $50k today
Did you make the trusses that are between the first and second floor, or did you order them? What are they called?
Those are store bought. These particular I joists are Nordic NI-80 14"
Ok thanks..
That’s actually the first time I have seen someone use those.. I live in the South though, so maybe they arent used as commonly down here..
They work well to get clear span without posts. I think they are less money than scissor trusses.
Is the bottom plate of the premade framed walls treated wood? ( the part that contacts the cement). TIA
Yes definitely pressure treated and we staple the sill seal to the bottom of the plate before we set the wall.
Kens Karpentry good man
🇨🇦
How much does something like this cost ?
This project including concrete and the exterior finished was around $34,000
Please talk about the costs in these type of vids way more helpful
Do you have trouble with the OSB sheeting rotting out at the bottom from ground moisture and snow pack?
E Zizelman we make sure the ground slopes away from the slab on all four sides so that no water runs towards the slab. Thanks for asking
what size are those tgi that you can span 24' ?? 16" o.c.?
They are NI-80 14”. 16”o.c.

Thank You
I noticed that you use coil nailers.
MDO VIDEO I like coil nailers because they hold more nails than a stick gun.
If you came home with snow on your car, it seems like the melting snow would damage the wood and sheeting.
Jeff Brown thanks for the comment. We sloped the floor to the drain so that there wouldn’t be a water issue.
Jeff Brown you know people in Canada have had garages for over a 100 years and they don’t seem to fall down from the snow brought in on the cars. Canada has been known to get a wee bit of snow also. 🤣

I'm interested in buying one of these? Where are ya'll located
We're located in the Northeast corner of Vermont
@@kenskarpentry oh ok. I love in Mississippi so itd be too far off the drive. Thank you
would tap cons work to anchor down to the concrete?
I’m not sure I’ve never used them
important is to wear construction shoes
Good reminder. Thanks

Kens Karpentry understood, very reasonable! 👍
6.13 let the machine do the work insteed of putting pressure on it ;)
True
You build on a slab without any foundation walls above the slab?
Richard McKrell we’ve built some with one or two rows of blocks but I’ve built over 400 garages over the past 30 plus years just on a slab with great results. Thanks for the comment
I'd never do it myself, but if you can get a customer to accept a slab.

Thanks for watching. This was around $35,000 for the concrete up with the exterior finished.
How much was it to built all together
Just the shell including concrete was around $34,000.
what are the dimensions for the rebar and why the trench .??
1/2” rebar.
Is this a 24x24 or 28x28?I thought in the later videos the title said 28x28..
Phil Ward this one is 24’x24’. I’m not sure which other video. We have done other sizes.
@@kenskarpentry Maybe it was a different one, looked exactly the same and I thought the video was numbered in series.
