- As my Hungarian Parents are planning their retirement in the Philippines they sent us on a mission: scouting an area and checking lands in the province of Quezon! This was an exciting first step finding the potential future home for our family in the Philippines. We didn't just see some beautiful lands but got to stay at beautiful places and met the Friendliest Locals as well.

As I see, you guys are looking to buy a lot...just do your due diligence on knowing whether the lot has 1. Title 2. Property tax is up to date, 3. No liens on the lot and most specially that there us no restrictions to sell the lot (land).

Pwede bumili ng lupa ang foreigner pero hindi nakapangalan sa kanila. May son in law na pinoy sa kanya nakapangalan provided may kasunduan sila sa attorney.
Just be careful on buying land and see to it that it's legally cleared, you can go to the Municipal Hall and ask if the owner pays tax yearly...Good luck! and God bless!

Yes, and: Hire your own lawyer. This is the way.
Under our Constitution, foreigners are not allowed to own lands. Likewise, lands in the province are mostly untitled you have to go a long and tedious process of registering them and having them titled. So make sure to consult a lawyer before purchasing any land/s for your parents.

Most of the lands in the Philippines are not yet occupied. I hope one day I could also acquire one since the value of it increases it's a good investment nowadays. I remember when I was in college our professor taught us to invest in Gold and Land.

Just a reminder... make sure hindi binabaha nang madalas and make sre there's no problem with the land. Baka lang may ibang claimant.... sumangguni sa mga experto at sumangguni din sa DPWH kasi dadaanan pala ng bypass road.

You should be the scouting hospitals in the area you want to buy land in. Health and safety first.
Maragondon Cavite is nice, same with alfonso cavite, batulao, nasugbu batangas also good they have farm lots and residential lots as well. weather is good as well.

17:39 FUN FACTS: Yang may itim na balat ng pilinut can be boiled in a hot water hanggang sa lumambot, it can be eaten as well match with sugar or bagoong. Don't eat the dark skin.

Nice video guys, I love it. Makes me nostalgic every time I see places in the province like the ones you visited. I think the land parcels are cheap, better make a good choice. You are both nature lovers and am sure your parents from Hungary will love to stay there for a good retirement. Speaking of nuts, I didn't know pili trees grow there; my parents in law from Sorsogon introduced us on the sweet-sour taste of the pili pulp when it is slightly boiled to soften the pulp and eat it when soaked in bagoong. We are addicted now to that taste. More videos like this please.

Hi Susie and Jonathan and just my opinion of buying land that avoid buying land close to river stream for the soil erosion will surely be a problem in the long run aside from flooding. Also keep houses away from coconut trees for nuts falling down during typoons and Quezon is a route for several storms in the country. Ask authorities for insurgency in the area like NPA's. Good luck in searching for a land.
Yes, thank you for the tips! The land with the river was beautiful but the flood is concerning. That's what my dad wanted us to check there, if the land is high enough compared to the river.

That's a good place to buy a land. And good because it;s away from city pollution. Your dog Pixel fits so cute as your mascot. Very adventurous too.Susie is speaking good Tagalog. Jonathan should follow your eating habit which is healthy. When I was in the Philippines, I went to Sariyaya, Quezon. Likewise beautiful.

Lucban is where I'm from except for the rain. It vibrant being a university town. It has almost all the amenities for a good retirement town.
Lucban is such a beautiful place. This time we just stayed in the outskirt but later on vlog is coming on the town itself!!

We bought an agricultural land more than 10 yrs ago somewhere in Laguna. For the longest time, all we had was the Deed of Sale. It was only the last 5 years that we started fixing the title so it can be transferred to us. I will not mention the branch of the govt anymore, but they will bleed you dry. They will make sure to let you feel that it's impossible to get it transferred to your name. People from the inside asked a 6 digit amount just to get it fixed from the inside. We tried to fix it on our own but everytime we go back, they ask for another document. It was never ending and so we eventually succumb to getting it fixed. It was my senior parents who took care of the transfer and went back to the govt agencies approximately 40 times. They just got tired and so just paid to get it fixed. Just want to caution you that real evil and corrupt people in the govt really exist and they're not even discreet about it. The offer is gonna come from them.
Buying agricultural land is a tedious process..don't buy as much as possible a multi ownership...and should not be more than 5 ha..and must have a road leading to your purchase lot. To avoid buying a right of way...another added expenses.
It's true, we have the same experience...Mine is only a Lot, but we encountered many problems for the processing of the documents.
its very easy to fix it it the legal and proper way. just go to bir, pay the tax due and penalties then get clearances from assessors office then go to registry of deeds and voila you have a title. the process can easily be googled

Nice piece of land, a litle advice, before buying a land, first get a copy TCT (title) and check and verify to municipal registral for the authenticity of the land. I saw that it is near the bypass road, check it the land also a part of the of the bypass, and don not buy a land under the electric tower, because you cannot built any structure under it, it is in the law. You should deal with your legal adviser (attorney) present.
Lucban is called the Little zbaguionofvthe Philippines because the weather is cooler there

Be sure that the land you buy is titled or certificate of title specially to the owner 😊
Try to scout around Cagraray Island near sto Domingo in Albay. Or better in Gubat Sorsogon. There you can find lots of Pili Trees and Coconuts that’s why it the main product of Sorsogon as well as Rice. But remember non Filipinos can’t own a land under their name. You can name it under your husband Jonathan. Always check tax mapping you need to visit the Municipal Hall, Capitol Hall and Land registration Authority
If your parents like natures, fruit trees and vegetables - the best bet to buy a land is in Batangas and Laguna.
Somehow these places has fertile land. Everything grows here.

Be careful that you don't negotiate with just the middle man that jack up the price of the land. Go directly to the owner & make sure that the land has a title.
U can plant any fruit baering that u can plant like rambotan mangostien lanzones durian jackfruit u can observed that area what fruit are they plant the people live that area so the u can git the idea what the best fruit u can play it so u money not wisted only advice u ma'am
Mauban is a good place to buy land as it is beginning to be a tourist destination....and its accessible now as the roads have been paved...the cost of leaving there is much lower...
Be careful if the size of the road is a bypass highway, if it gets expanded, then it will take some from your property (ROW)

Make sure that the land that you will buy is the same thing in the title. You might be looking at a very beautiful land but the title that you are buying is actually a different land. Go to the Registry of Deeds and ask for the title of the land. They have the legit document for the title of the land.
If you are going to buy the land the 2 hectar land is good near the bypass road.
Always check with the Bureau of Land and local government to check that the land title is not used as collateral for bank loans and that it is a clear title.
if u buy a land with a lot of coconut tree that would be a good asset atlest ur parents can earn a little money n at the same time they plant fruits trees under the coconut shield..try n Laguna area or Rizal atlest a bit near n Manila..Quezon is a bit far to the City much better also that ur place is near the good Hospital as your parents r getting older..have fun vlogging

Before getting a land which has high transmission line, kindly check the regulations from the national power corporation (NPC), as I understand you cannot build structure around 25 meters both side from the tower. My opinion only

I heard that youre in Lucban? For normal filipinos in quezon province, we find lucban a bit cold compare to other places maybe because its up on the mountains?
