    • Revealing my Dividends...
    00:00 Real Estate Investment Trusts (REITs) are companies which manage income generating properties, like a landlord who finds tenants to rent their space for business.
    Allows you to invest like a property owner through shares, generally stable and consistent cash flow from REIT distributions
    You can own REITS by buying their individual stock tickers through your Stock Brokers, ETFs like Lion-Phillip REIT ETF (CLR) or even Robo Advisors like Syfe REIT+
    Disclaimer: I am not an investment expert so this is just my layman’s opinion to try and explain it as simple as it is without going too technical.
    Financial Independence: REIT can help you secure a consistent cashflow for your daily spending (albeit lower returns than growth stocks)
    Distribution per Unit (DPU): Increasing YoY?
    Cash Flow from Operations: Is the business making money from its core operations, stripping off accounting adjustments?

    - Singapore REITs are fairly good investment vehicles to put your money in, as long as they are run by reputable and well managed sponsors like MapleTree and Capitaland
    - Singapore REIT portfolio is rather small allocation of my entire investment portfolio as I am more concentrated on Growth Investing, specifically US companies.
    - Closer to retirement, I may switch from growth investing to dividend investing to secure more consistent cashflow and less volatility.

      Thanks for the feedback and I did consider. But my cost price is messed up as I shifted to different brokerages over the years and with multiple buy/sell transactions. So I left it out for now

    For hassle free, is it good to buy CLR which includes all the REITs in SGX?

      Yes, you could do that too! REIT ETFs are good alternatives.

    currently is reits the best in providing stable return for your money? another other forms that generate consistent yield?

      Yes, in terms of cashflow REITs are my preferred choice. You could also look at other stable dividend stocks or retail bonds.

    I have 4 reits in my portfolio:
    1. Mapletree Northasia Commercial trust for exposure to north Asia (Korea Japan Hongkong), got it last year and it doesn’t disappoint
    2. Capland China Trust, got it last year for exposure to China, and it’s a sinking ship. Fml
    3. Ascendas India, got it this year because I wanted exposure to India, can’t wait to see how it performs
    4. Ascendas reit, got it because cannot miss Ascendas at 2.9

    Just wondering, most of the REITS are in STI-ETF, hence should I just buy STI-ETF instead? STI is also about 3% div payout :)

      STI ETF also has other non-performing companies like Singtel. So if you are able to accept those sandbaggers then go for it.

      @@garypeanuts622 STI works kind of differently. But in short, the reserve companies in the list need to overtake at least the last 10 companies in market capitalization, which means you can have at least 10 sandbaggers in this ETF. Making it poor performing.
      5.2.3 A company will be inserted into the STI at the quarterly review if it rises to 20th position or above
      when the eligible securities are ranked by full market capitalisation (before the application of any
      investability weightings)

      Hi Shahrul, I use a custodian broker so the companies will pay to my brokerage account,which I could then withdraw to my bank account!

    Ascendas reit is one of the top Reit in sg, i feel all shd buy at current level which is $2.91. DPU is ard 14 ct each year.

    Hello Chris,
    I’ve been buying CLR ETF and CFA ETF.
    Two qns.
    1) should I REITS pick individual to buy also? Example A17U ,C38U etc to buy… Or just continue to buy CLA ETF
    2) for ETF like CLA or individual REITS like A17U, is it advisable to do trading (buy and sell) just to earn the slight fluctuations or it is better to buy them as an investment to grow my portfolio??

      Hi Cynthia
      1) ETF adds a layer of management fees but is suitable for beginners who want diversification if they do not have large amounts. Once you have a larger capital then you may want to buy individual REITs yourself if you understand the business better.
      2) It is almost always better to buy and hold for the long term. Buy and sell to earn small fluctuations require you to be right 3 times (buying low, selling high, buy low again)
