    Termasek losing 390mil mostly at reit, what my thoughts was reit going to down another 10% due to high rental’s & probably will recover only after another crashed

    It is good advice to assume that reits are not amongst good value investments right now. I’ll check back in 3 years time.

    how would you analyse this crash with your videos 11-12months ago on the positive correlation between high interest rates and reit returns excluding the US commercial reits?

      Good question! Here's what the research points to:
      "Although interest rates certainly affect real estate values and, therefore, the performance of REITs, rising interest rates do not necessarily lead to poor returns. Since the early 1970s, there have been six periods during which 10-Year U.S. Treasury Bond yields rose significantly. In four of those six periods, U.S. REITs earned positive total returns, and in half of those periods, U.S. REITs outperformed the S&P 500.
      "Rising interest rates present challenges for REITs. All else being equal, elevated interest rates tend to diminish property values and raise borrowing costs for REITs. Additionally, the comparatively high dividend yields offered by REITs become less appealing compared to lower-risk fixed income securities, reducing their attractiveness for income-seeking investors.
      "While a more in-depth study would be necessary to determine why REITs generally perform well in rising interest rate environments, it is evident that such rate increases are correlated with other factors that positively impact REIT fundamentals. For instance, rising interest rates often coincide with economic growth and increasing inflation, both of which are likely to benefit real estate investments. Robust economic growth typically leads to higher demand for real estate and increased occupancy rates, bolstering REIT earnings, cash flow, and dividends. During inflationary periods, real estate owners typically have the flexibility to raise rents, and historical data shows that REIT dividend growth surpasses the rate of inflation as a result."

      We simply view the current drop as an opportunity to buy high-quality REITs that are able to maintain/increase their rents during this period; CICT being one example here.

    Another great educational sharing! Looking at the headlines, not sure if u team is also listing other reits in general, especially those with great sponsors like Mapletree/frasers 🤓
    Bringing back to the previous question. What kind of %/allocation is parked at reits, given equity also looks cheap and reits generally deliver a lower return.

      Thanks Vincent! Yes, we monitor other REITs as well.
      It really all depends on your financial goals and risk profile. For us we have a larger allocation in stock, but REITs still form a tidy bit of our portfolio.

    Some guru predict Feds likely cut rate in 2nd half of 2024 ! Mpact n keppel reit at 01 yr low . Waiting for keppel reit to drop near 80 cts when bonus specie to keppel corp shareholders start to trade from 7th nov .

      WeWork contributes ~2% of gross rental income, so the impact is minimal. CICT should have no problems finding new tenants.

    spore always have lagging effect. usa economy is heading to a hard recessions. ...avoid all reits n bond or t bills. once the world recession reach spore shore...the first dominoes will fall
