Two main issues with Las Vegas has along with the advantages of LA area:
    1. Local government structure. Many more compact cities, more counties, giving better efficiency and representation
    2. More historic downtowns giving more charm, walkability and character.
Of course these problems can be remedied in Las Vegas. We have room and it’s easier to build.

Great points!! As far as Southern California goes; I think if you have a good amount of money it’s tough to beat so cal. There is definitely more charm and creativity for sure and more city centers. Las Vegas is working on that though. They are doing a lot of development. And have plans for more city center type areas. I really appreciate your insight on this. Thank you for watching!!

@@adamhockenbery8819 Right but these city center types must establish as new public municipalities as well

@@Cyrus992that is a challenge. Everything is under Las Vegas or Henderson. I definitely see your point of making a lot of these master planned communities separate cities.

@@Cyrus992totally agree. The school district has the same complaints from many fellow residents. My kids aren’t in school yet.

Grew up in the OC, and now live near Seattle. Starting to get over the winters and definitely looking to get a 'sun bird' place maybe Vegas - real issue is what to do with it that other half of the year when we arent there. But yea, Vegas seems like the better option vs Phoenix or Reno or Salt Lake, etc -

There are a lot of retirees in Las Vegas and second homes. The 300 days of sunshine and mild winters are very appealing along with the tax advantages. There are options for corporate housing or depending on where the house is I know a couple people that rent to traveling nurses. This allows them to live in the home a few months a year and then leave knowing they have covered the bills when they are not there. I would need a lot more info and detail on that to properly guide you though.
